Dry rot is a phenomenon that can impact all varieties of wood. One highly rated provider answers questions about how to identify and eradicate dry rot.

You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

YES , You should have an A.C. sleeve surrounding the through the wall unit . These sleeves will usually accompany NEW products , either as a package or an add on equipment purchase.

     It depends on what type of ramp you need. If it is built out of wood you could look for a carpenter or a deck company. If you are looking for a concrete ramp a mason would be what you are looking for. There are also metal ramps and I believe some medical supply companies may carry them or be able to steer you in the right direction. As for insurance coverage I am not sure. You may have coverage and would be best talking to your agent. Depending on why you need this ramp there may even be programs through your local government or even some of the local charities might help. It might be a project a local Scout Troop might help out on.

The salesman came out a couple of evenings to accomodate my work schedule. We asked for and checked out the references. The work started within a couple of days of signing of the contract. They powerwashed the deck for 3 hours on the first day. Couple of days later they came back to replace the cracked boards. It was followed up with sanding and painting (multiple coats) of the deck surface, the steps and railings. They did a bit more than what was stated in the contract without changing the price. The paint dried fairly fast. They came back the following day for a final inspection and collecting the final payment. The whole job was done in a week. They taped the side of the house during the work and left everything clean. Our ten year old deck looks like new.
This is a higher end professional unit. One of the few companies where phones are answered by a live person. Appointments are confirmed by e-mails and texts. Every contract is assigned a coordinator who calls and follows up. They offered a 10 year warranty for re-surfacing. But they are not cheap.

First and foremost,

does excellent work. He is very detail oriented and meticulous and he is a true carpenter doing quality work. He was a one-man-show on my job, which I think may have been a downfall.
My overall rating of a B comes from the months of correspondence and work that took place on my house (January 2015-May 2015). We started with a $6,000 budget and a $1,000 contingency. After all was said and done, I paid out a total of $8,800. Of that original bid, only $1,200 was allotted for materials (which I didn't ask for the breakout until the job was almost done - make sure you ask for that up front, he charges $45-50+/hour and at one time said carpenters like to make $500-$1000 A DAY).

Hill, all wood siding and much of it was in terrible shape. I've not tackled a project of this size before but this is my third home so it's not new to me. I assumed that of the $6,000-$7,000 budget, at least 30-50% of that was going towards material as that seems to be the norm. After asking

what the breakdown was, there was quite a bit of back and forth via email and some heated words that I felt were unnecessary from him (which is why I am giving a B in professionalism and responsiveness).
Each day he was there - which was over a 5 month period of time as the weather and other work (both on his part and mine) did not allow him to be in and out as he had thought - he would tell me that he's spent more money on materials than he planned and I always felt like he was trying to get me to pay him more money. It was a lot of repair that I couldn't see (inside the soffit so I had no way of knowing what had been done). Towards the end of the job, it was clear that he was not making money and therefore, the quality and amount of work suffered. The south side of my house, which needed the most repair, got the least and my painters have had to replace sills and trim work that my budget (and original scope) should have covered with

I contemplated using him to build the porch railing, but after the $1,000 quote (which he said, was a very reduced price because it's a 3 day job), I built it myself in one weekend for $350 in materials.
At the end of the job, we agreed to disagree. This was a large project and being a one-man-show, it did not go as we both had planned and expected. If you can afford his rates, he does do good work. I would not use him again for the size of job he did at my house though.

is an A+ carpenter who goes the extra mile with fine detail and craftsmanship. Add-ons and changes to the plan are not a problem, he is very accommodating. Where I asked him to frame out one closet and reuse and existing door, I changed my mind and wanted a second closet added after he started. He said no problem and jumped right to work. His estimates are right on the money and always shows up when he says. You'll be very pleased with his work.
