"I called a few weeks ahead of time to schedule an appointment. They called 20 minutes ahead to let me know they were on their way. Showed up, no intro, no handshake," no fluff. All business, not salesy.

and he came back out to answer questions and look at the possibility of more work.

He suggested I didn't need the additional work that was suggested by the other two companies and said we should take a wait-and-see-approach after the 15 recommended piers were installed. His contract was straight forward and I signed that day. Within a week the work was being performed. Four guys and a foreman began hand digging the piering holes in 18 degree weather. They were diligent and it was obvious they knew what they were doing. The only day the did not come, at my recommendation, was the day temperatures were below zero and warnings were issued. We lost less landscaping than originally predicted. The workmen worked hard and expeditiously. They completed the work in 4 days, including 2 piers from the inside of my house. This work could have been a nightmare but, honestly, I have experienced more stress with having a bathroom painted than I did with having my house piered. The condition they left things in was almost as good as it was before the work was done. I would HIGHLY recommend

"I contacted

came out 2 days later and measured my house, using the engineer's drawing that I provided him with. He told me I needed to pier my whole house, including inside walls, and may need some mud jacking. I asked him why. He said my footings were bad. I asked him what that meant and, after I pushed him for an answer, finally said they were cracked. There is no way for him to know this and I doubt it is true. Two other bids and two engineer reports don't support this and they don't support piering my whole house. He never followed up with me. I didn't care for his demeanor, did not feel he was being honest with me, and I expect a lot more from someone who wants me to spend $39,500.00 with them.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

     There are two types of cracks in foudation walls, horizonal and vertical. The vertical is from settling and usually is not that bad a repair onec the settling stops or the cause is fixed. A horizontal crack in my opinion worse unless it happened right as the house was built and it was backfilled incorrectly. That should have been fixed at that time though. Horizontal cracks are a sign of lateral pressure due to either a water problem, improper wall sizing or a combination of these. In these conditions I have always felt complete excavation outside the wall and reconstruction is your best approach with the proper sized block or concrete wall with buttresses as needed.

     You mention the future sale of the home and I would think the total replacement would be the best way as it will not leave any red flags. The steel plating would point to the problem and I can just think of all that would go through a buyers mind. Little things like how long will it be before the plate rusts out and needs to be replaced, even though it would probable last a long time.

     I would think you should spend the money on a consult with a structural engineer and get a written report on the problem and his recommendations as to the best repair. It will help with any future sale of the home. Without drawings the consult should be less than $500. I would bet he would recommend total replacement.

The job was done and like any company only time will tell how it was done however the issue is that they are very hard to get a hold of and more so the follow up after the job. I have been trying to get replacement soil delivered for weeks and can't even get a reply. Now I have holes around the piers that are exposed and replacement soil is supposed to be part of the service. I'm scared to see how hard it would be to get in touch with them if something went wrong and needed to try and use the warranty. Not a fan of the customer service and follow through.

was just outstanding. He showed up on-time (even a bit early I believe). He was extremely friendly and professional. Even though we were just using a relatively inexpensive Angie's List coupon, he did a thorough inspection of our foundation, walking all around the outside of the house (in quite inclement weather I would add) and also throughout the interior of the house as well to identify any potential problem areas. He fully explained where there were or were not issues, and also gave an explanation for his diagnoses. He gave sound recommendations for things we could do to fix things, and did not try to sell us anything we didn't need.

along with four other foundation companies all of whom provide steel piers for foundation work that I knew I needed. Rusty Woods came out and looked over the situation and worked me up a proposal to do the work. I spoke with Rusty several times by phone in the next couple weeks to address variations in the work to be done. It was very nice working with Rusty. To Rusty's credit he picked up on several things that needed to be done that the civil engineer who provided me an engineering report had not recommended. But to me they seemed logical to be included so I revised the scope of work to reflect several of his suggestions. A neighbor was also researching foundation work so we started comparing notes. We even requested bids from the same companies and decided to visit a job site of each of the bidders to see exactly how the work was performed. After visiting an Accurate site, we came away very impressed with the work being done although we had concern about the angle support

they used and it was Rusty's opinion that it provided enough support. Accurate's bid was the third lowest and my neighbor actually chose Accurate to do his work and he was very satisfied. I chose another bidder because of its warranty, approached used to support the house and cost. Regarding the warranty Accurate offers, it appears to be a lifetime warranty but in actuality, it is lifetime on the steel piers only. Other restrictions apply. Of the five companies I considered, only two companies provided what I consider a true lifetime warranty. All the others had warranties that appeared to be lifetime but the lifetime was on the steel piers. I chose one of those that provided the lifetime warranty and the other company was the most expensive of all those I considered.
