Angie's Answers

Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues.

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

Basement Waterproofing reviews in Fairfield

What an exceptionally good experience it was to deal with this company ! For a of couple days my primary sump was not kicking on as it normally should, and fortunately I noticed it. With a terrible storm in the forecast I had little time to get it resolved. I placed a service call to
Fairfield Waterproofing Contractors Provider Name Locked
and was given an appointment for the next day. However I did stress the urgency of my situation, and asked if somebody was available to please stop by and assess it that afternoon. Within the hour I received a call from
Fairfield Waterproofing Contractors Provider Name Locked
(the owner) who wanted to check out my sump pump asap. He was at my house in 15 minutes :-) And this was all before he was to go on vacation the following morning, that's how conscientious he was ! In one hour's time he deinstalled my old sump pump and installed the new one, properly this time, Evidently my old pump was installed way too low within sump hole and was operating too often and wasting electricity in the process.
In summary, DO NOT HESITATE for a minute to call

if you've got a water problem in your basement. They not only take pride in their work, but are extremely responsive to your problem and will give you a top-notch service experience !!

They did an excellent job. Everyone on site was friendly, professional and highly skilled and the office staff was always friendly and helpful. I wouldn't hesitate to recommend them.

Since the work is all outdoors it was dependent on the weather and the prior jobs, so patience is needed. The people were very nice. Once our deposit had been cashed we went over a month without any contact from them at all, which made us a bit uneasy at first. Once we initiated contact to get some kind of idea when we might have the work done, they got back to us fairly quickly and were always very pleasant.
I spoke with Bill the Friday before he began the job and he was very knowledgeable and nice. He listened to my concerns and answered all my questions in a friendly and professional manner.
The work was done beautifully, quickly, and very professionally. They took care of everything we asked and beyond. We were very happy with their work.

Crew was responsive and cooperative
Problems/Challenges were overcome to my satisfaction
My concerns were welcomed and satisfied
I am a micromanager and as much as I could I watched and commented on everything they did. My comments and concerns were welcomed and addressed at every turn. I appreciated this more than they could know.
I had numerous companies that claim to be foundation repair experts look at my basement wall problem over the years (the old poured cement wall was crumbling away), at least 5 different companies in the Indianapolis area, and ARW was the only company that came in and said, "Yes that wall needs to be replaced (none of the others were willing to take it out and replace it).
Unlike the others the said "We can do it"
In addition they said "We can solve all your other problems including coming up with a comprehensive plan to solve your properties drainage problems.
In my mind "Outstanding"
Now that the project is done...
This company is the gold standard in foundation repair, crawlspace encapsulation and property water drainage management,
It may not the cheapest, but you get what you pay for.
The owner of the company took my calls/concerns anytime I called him which was almost nightly
The foreman took my calls anytime I called him
The quality level of my overall solution exceeded my expectations

I was pleased with the work and as it was completed days before the recent nor'easter, especially pleased. I would certainly have gotten water in the basement if the work had not been done. The basement remained dry and there was no damp smell.
Fairfield Waterproofing Contractors Provider Name Locked
provided the estimate. He came to my house w/in the appointed time and spent the time needed to discuss options and what would be the best way to handle the job. He was patient and polite and knowledgeable. He answered my questions then and subsequently. The estimate was detailed and complete with a detailed description of the work and specs for the products used. None of the other companies from which I received estimates came close to the detail. Only one would do an exterior system and their quote was a few thousand dollars higher.
Since this kind of work is affected by the weather, I only had a rough estimate of when it would begin. Fortunately, the weather held and the workman were able to come over a week earlier than first estimated. The work was completed in three one-half days. The crew,

satisfactorily answered any questions I had while the work was in progress. Mr.

arrived the day before completion to check on the work.

tested the sump pumps and walked me through the work upon completion to make sure I was satisfied.
The crew trenched by hand and finished most of that the first day. This involved digging down to the footers at least eight foot. The excavated soil was placed on a tarp and the shrubbery that was in the way of the excavation was removed with the root ball still intact and re-planted after the job was complete. As I mentioned above, layers of sealant were applied to the exterior cinder block walls, followed by waterproofing membrane and drain board and installation of an exterior sump pump. The perforated pipe was laid and as well as blue stone to create a drain field. The soil was replaced and tamped down. The shrubbery was re-planted and mulch spread around the shrubbery. All debris was removed. As part of the job I had an old window bricked and two old pipe holes that went through the cinder block filled. I had the interior sump pump replaced since it was in poor condition and covered with sediment. I had to call an electrician at additional cost to me to install an exterior outlet for the pump. I was pleased with the work. I hope never to again to purchase a home with basement water issues but if I was mad enough to do that, I would not hesitate to hire this company again.

The process was very easy from beginning to end.
1. An estimator came out and consulted with us on what would be the best solution.
2. He provided a too do list of things we needed to complete to prepare for the installation.
3. He scheduled the installation for us.
4. The crew arrived exactly when they said they would,

was easy to work with and said he would take care of me. They hung poly all over to contain the dust and went to work. It took about 2.5 hours from the the time demo was started to install the system.

walked me through the work they completed that afternoon and what the cement crew would be completing in ght morning. He also said the city inspector would be out in the morning at 9:00 am and he was.
6. The cement crew called in the morning and said they would be out at 9:00 to finish up. They completed their work, cleaned up and were gone within 1.5 hours.
7. My wife has mentioned a few times how surprised she was at the lack of mess.
We are very satisfied with the process and would use them again.

I had several contractors come look at our basement leak and

's recommendations were similar to some of the other contractors', but he inspired a little more confidence. He was also responsive when I called back with questions. He and his workers were in and out in about 6 hours, and cleaned up pretty well afterward. The job was fairly

-- excavate along the back of the basement floor; put in plastic sheeting, stone and a perforated pipe, as well as a sump pump; cement it up; connect the pump to the sewer line (which is allowed here); patch the mortared stone wall a little; wipe down some mold on the wood beams. So far they system's working well. We hear it pump occasionally and the basement is dry.

The work was scheduled and completed quickly, the crew was great, and they did an incredible clean up job after each visit.
