Architect first - for around $1000 typically you will get site consultation, a few sketches showing what you said you wanted, and a preliminary (by the book) cost estimate - that you can use to figure if your budget or scope of work needs major adjustment. Then, if you go ahead, typically about 10-20% of total project cost for complete plans and specs (including above cost), depending on complexity and level of interior design detail, and if construction inspection services are included.

 


 
 
Generally, nothing is free with an architect - unlike a contractor where a bit of consultation and a rough estimate is a lead-in to the actual work he hopes to get (the construction/repair) and part of his bidding cost, an architect (and engineer) makes his living giving advice and consultation and developing designs and cost estimates - so giving it away for free is sort of like a dentist doing sample fillings for free. Some will come to your house to discuss your concepts for 15-20 minutes for free, basically to see if they want to take you on as a client or feel your job is the type or size they want, but you should expect little or nothing in the way of a design or cost estimate for free - the most you might get would be an opinion on whether it sounds, off the cuff, like your budget is roughly in line with your desired scope of the project.
 
 
On more complex or up-scale remodels, it is not unusual to contact several architecture firms and request proposals - where they basically come see the site, then give you a sketch or few or more common today, computer-generated altered photos of your place, showing conceptually what they can do for you, then you choose the one you like the most and go with that one for final design. Typically $500-1000 range fee (each) to get that done for small jobs, larger jobs will typically be no charge but that assumes probably $25-50,000 plus anticipated fees if they get the job.
 
 
Bear in mind in the latter scenario you cannot pick and choose betweenthe best parts of each proposal - the architect owns the design and it is copyrighted, so while you can choose bui9lding elements (dormers, bay windows, etc) from any of the proposals, specific design or color combinations are copyrighted by the proposer.

We needed a new backsplash in the kitchen for a fairly large area. We needed it done quickly for a birthday party. Ed came by and helped us decide what tile would look best and gave us a great price for the amount of work. The guys came in, tore out the old tile and removed all the debris. They patched the drywall, cut tile to fit around several outlets and corners. Then the guys did a beautiful job installing the tile. They cleaned up and wiped down the counters. Very professional and everything went very smoothly.

G ARC did an excellent job with the design. They are very experienced as well as creative. They listened carefully to our requirements and feedbacks, identified the core design issues and needs, and prioritized our goals. We have a limited budget. Their design achieve our both functional and aesthetic goals in a cost-effective way, which I really appreciate.
They are professional too. They arranged regular meetings to allow us to review the design progresses and made sure everyone is on the same page. They explained the design in a way that laymen could understand. One thing I have to mention is that, they use photo realistic renderings and animations to visualize the final looking of the restaurant, which is SO easy for us to understand (I am not very good at reading plans and elevations). In addition, they brought us to showrooms to see the real products or ordered material samples that could be used in the project, which helped us to make decisions with confidence. On top of this, they care about every detail to make sure they work.

I purchased a coupon off of Angie's list for a backsplash for $499. After picking out tile from Home Depot and scheduling the appointment a man from

came to install. He tried to begin but his saw was not working to cut the tile he hung around for two hours waiting to get direction from the office as what to do. They ended up rescheduling someone else to come out. A few days later two different men came and looked at what needed to be done, only to tell me they didn't have the correct tools. They left, having to reschedule a third time. The next week two new men came again without the correct tools. They felt bad and left to get what they needed to begin the job. It took them a day to complete, but it finally was begun. The next day as I am getting ready for work I get a phone call that the contractors are at my house to grout the tile. Never receiving notice a phone call or email from the office I had to call out of work sick to meet them so they could complete the job. When all was said and done upon looking at the competed backsplash I discovered a cracked tile by the sink outlet. It has been such a headache dealing with this company I chose just to leave it, I couldn't afford to take a fourth day off of work to accommodate them. I would not use

again. The communication is terrible within the company and with its customers. The workers are all extremely nice and polite, it's a shame they have to deal with such unorganized management. I guess you get what you pay for, needless to say I won't be purchasing anymore Angie's list coupons.

out for the bathroom design for my review. We talked and met several times to discuss various options. I worked with Tristen to select tile, paint, and plumbing fixtures. She was very attentive to my questions and concerns and listened to my thoughts and ideas. She was great at putting together different tile for the shower that would still coordinate with the existing floor tile and reassured me when I had concerns. She was available throughout the remodel when questions came up, including clarifying the tile layout. She was very responsive to my phone calls and emails. In short, she was a delight to work with!

Unable to schedule initial visit due to lack of response from the "Estimator". Initially contacted on 8/11/15 at 11:12 am and followed up again on 8/13/15 at 10:34 am. Each time I was told by the front office lady that an "estimator" will contact me. Nobody contacted me as of this afternoon (8/19/15 1:02 pm). We completed a kitchen and dining room renovation with

this January (2015) on our 1940s home.



The process started with a review of the space and idea discussions back in Summer of 2013 when we first moved into the house. He was thorough in his overview of the property and we talked ideas and primary concerns. After the meeting, we decided to get designs drawn up and get on our way to making the dream a reality. Jereme presented 3 different and innovative design options that met our primary criteria, but gave us different pros/cons to consider around cost and/or design. The designs were also accompanied by an estimate with specific line items/materials incorporated (plus some options if we wanted custom molding, upgraded appliances, etc.). We noodled and saved (and also had two other kitchen designers draw up their ideas) and finally to the plunge in November to start our 10 week renovation process.



The idea of actually starting a kitchen renovation is scary, but the process actually went well. Both my husband and I remarked at how clean the crew maintained the worksite and how they paid attention to keeping the rest of our home as operational as possible. Jereme himself was super attentive and provided great communication. We handled the majority of our daily communication through email (preferred, as we both work and we could answer quickly) and he was personally on-site several days each week. Jereme gave us practical advice where necessary if it involved saving time/costs and was a sleuth at securing the best costs and presenting options for the various design decisions. That helped us focus on "high payoff" items vs getting dragged down into the minutia. We had complete trust in him.



The build itself went pretty smoothly. The skilled laborers were professional and seemed to take pride in their work. After 6 months of daily cooking and weekly entertaining, the craftsmanship looks just like Day 1. As for our day-to-day general contractor,

, he was just ok. If Jereme had not been as great at communicating and making sure the job site looked great, we might have rated the overall effort differently because of that factor.

seemed to stop by when he could and didn't seem to have the empathy/follow-through when we could see that the timing was going to run over.



At the end, the outcome is absolutely beautiful. Of course we were over a bit on budget, but within reason and it was largely our changes (went with high end appliances and required additional electrical work or decided to change from stainless to panels). What they say is true -- any single change after a design is set can have little repercussions. Make your decisions up front! We also went over our time estimate by a couple of weeks due to Thanksgiving/Christmas/New Years holidays but ultimately couldn't be happier with the results. The space is phenomenal for our family of four and expertly designed for our lifestyle and aesthetics. I think it is a kitchen that will stand the test of time.

Unfortunately, we were not able to build the deck. While

was very responsive to our requests, and requests from the city department of building, he was just not that familiar with building code when it came to roof decks. (To be fair, I don't know that the city people were terribly familiar with the code either, and they seemed to be out to get us.) It was a three month long exercise in frustration. While

was responsive and made very thorough plans, it just didn't work out. I have no doubt he would do well with a more routine home or garage project, and he is very easy to work with.
