The items are crazy, and a bit funny. He seems to be confused between current code and code requirements at the time of construction. For a home built in 1991, he states no Arc Fault Breakers. I can't find any reference to these before 2002. He states GFCI outlets needed for every 2 feet of counter space sprinklers required in the garage, and more severe code-year mismatches.
He states that the windows for the 5 upstairs bedrooms are too small to permit proper egress and that therefore the rooms do no qualify as bedrooms! (That one is a classic, will have to remember it for fun later.)
Another good one. Shrub roots can damage a home's foundation. Contact a licensed contractor to assess and remove the shrubs. Same for the trees.
He gives requirement for smoke detectors as if it were a new home. In 1991, just a few were used throughout the home. It is a nice upgrade to add more smoke detectors, but this is not the same as a defect.
I think it would be hard for a home buyer to buy any home after receiving such an inspection from this home inspector.
It seems to me that it would be more constructive to evaluate the home in light of the code requirements that relate to the year the home was built.
I would not recommend this home inspector to a buyer in the future.
, I thought this was very unusual as the roof is an important part of any house, and all previous homes I bought the Home Inspector always went on roof to inspect roof.
Roof pitch was not steep at all, so this was not a reason.

A 10 ft section of fascia was 1x4 when it was supposed to be 1x6 and the 2 inch difference was left open so any small animal could enter attic area. This was completely missed in Inspection report , because Inspector never went on roof , and did not see with his binoculars.

I installed new 1x6 fascia board to keep squirrels out and paid Roofer $700 to fix and replace area where hole was leaking into kitchen. Also had to repair/paint drywall in kitchen where leak was .Also when I was on roof I discovered lots of rotted and carpenter bee infested cedar in chimney area, and roof area. This has cost another $550 to repair/replace. This all would have been noticed with a roof inspection ON THE ROOF, NOT FROM THE GROUND

In addition there was a bulge on one of the rooms. He tested with a probe that could not go behind the paint and said it was ok. Finally he did not notice that the railing on the deck was not properly installed with the wood post going into the wall without proper sealing.
Although at the time we were happy and liked him I must say the the cost that we must face know make a very expensive mistake selecting him. (Due to time I am not 100% sure about the cost of inspection and exact date but should be pretty accurate).
Suggestion: And electronic web based calendar. Keep it updated.
The inspector came out and did a good job. Find a number of things we never would have discovered on our own.
After wards, there was some confusion regarding the timing of processing the check i gave them and the release of the report. That to was resolved quickly.
Suggestion: Process the payment BEFORE you send out an email saying your report is ready and you are asking for payment.
General suggestion: Moving is an extremely stressful time for your customers. Remember that. Time is at a premium. Schedule confusion, while slight, can be just one more thing that can make a customer snap. Follow it up with e-mails that imply you have not paid, and the frustration skyrockets. Unfortunately, you are dealing with people that are nearly at their wits end, coping with a bunch of other companies that really do not care one
