"It was a HORROR story. You know the nightmare that people have using fraud contractors? This is one of those stories. She is a sweet-talking con artist. She" befriended me and came recommended by a friend (who later recanted her recommendation after
bilked her and her family as well). She took advantage of my trust and friendship and robbed me of about $13,000. She took about $17,000 from me and delivered ABOUT $4,000 worth of work. She started the bathroom remodel in March of 2014. Demolition was done. It took her FIVE MONTHS, between March and
to do just the demolition, all the behind-the-scenes plumbing, one wall of dry wall, and framing for two windows that were going to be added. At this point she asked for more money. Bear in mind that for this work I had already given her upwards of $17,000. I told her that I would give her no more money until she 1) gave me detailed accounts of where my $17,000 had gone and 2) deliver all the materials she supposedly had purchased for me. She told me that she had all the materials (lumber, tile, fixtures etc) all sitting "safely in my storage. I'll bring them over when we need them." And she REFUSED to give me accounts, saying that I was rude to not trust her. She said, "You pay me more or I'm taking my men off the project." And that's how we left it. I didn't pay her a cent more and she disappeared with her workmen. And seven months later my bathroom remains a shell, because I have no money to finish it. The lumber for the deck we were going to build later, that she supposedly purchased for $3300, and said is sitting in her warehouse, was also never delivered to me. I tried to track her down through American Express through whom I had paid her all these monies. At first they said that they would help me, but later turned around and said, "There is nothing we can do." She told AmEx, "Tell him to contact me and I will settle the account." She never answered my calls. The number she gave AmEx was disconnected. She submitted a receipt to AmEx saying that she had delivered the lumber. THIS WAS FORGED. I tried to tell AmEx this, but they apparently don't stand by their promise to protect their customers. My lawyer said that her "
" doesn't exist. So there is fraud there as well, because her letterhead clearly states, "

I know you said you didn't want a realtor but I do know someone who is good.  Her name is Pam Hunt and she is with William E. Wood.

 

Otherwise I would check out interior designers.  They could make suggestions and outline some finer details that could help you stage your home.

In the meantime start packing away those personal momentos and pictures.  Clear and clean the walls.  Go with a neutral paint color throughout the house.  Oyster by Behr is a classic.  Start getting rid of clutter.  If you haven't worn it in 3 years or used it in 5....pitch it.  Depending on how long you have lived in your home the accumulation of "things" could be tremendous. Donate your unwanted and unused to a thrift store.  It is tax deductible. Get appliances off the counters in the kitchen.  Buyers want to imagine "their" things sitting there.  Get rid of heavy drapes and go with  sheers consistent throughout the house.  Make rooms look larger by chucking some furniture.  Sell it or put it in storage until you have moved.  How is the floor?   Carpet removed may reveal beautiful hardwoods that are in high demand right now.  Pets?  Get someone to come give you the "sniff" test.  We grow acustomed to the smell of our house and might not recognize pet stinkies. Make everything shine by cleaning thoroughly, and let in the light.  Bright rooms are inviting.  Dark rooms are depressing. These things will give you a head start and clear your mind for some good ides.  Good luck with your interior designer.

I have lost count of how many kitchens I have remodeled and I prefer Brushed Stainless Steel sinks. Polished will show scratched more  and with the brushed finish if you wipe with the grain with a milld scrub pad and an old time product called Bar Keepers Friend the look good almost forever. If you have any concerns about scratches in the bottom you can use a grid when needed, most sink manufacturers make them for their sinks. You say you have stains in a solid surface siink and it is probably the older generation. The newer ones have a high stone content to the mix and are less prone to this but I still prefer stainless.

I have a pretty awful bathroom on the second floor that I need to do something with. When I saw this deal, it seemed like a great place to begin, and in many ways it was just that. The workman had some great ideas, like recessing some closets into a crawl space, and reframing part of a wall to accommodate a pocket door. He was clear that his company was expensive, and did not then give me a hard sales pitch. He also let me know that some ideas I had would be really expensive, like adding skylights or a light tube, and why they cost so much. The things above are great.
Where i had a problem is that the plans he gave me showed only the existing walls, and not the reconfiguring we had spoken about. This might be my own misunderstanding of what "full set of plans" means, but what he gave me will be of little or no use to me whenever I do go ahead and do the work.
I am definitely using his ideas, though.

He was going to do plans and drawings for our new storefront, and also submit them to the city in order to receive the appropriate permits. He promised to do all those things, as we had a written contract. He has since missed 4 deadlines, and over 15 days due. We paid him 1/3 of the agreed amount in check. After the initial payment, he has disappeared. Because of this, our project is stalled, and we have to hire someone else.

said he would be happy to come to our home under construction as he has work in California. He assured us his proprietary cooling system would work well and protect our extremely valuable wine collection without any concerns. The racking system was what we desired and so we engaged him to design the interior design as my wife and designer had already laid out the multiple glass walls.
At that time we told him all equipment and racks would be installed by OUR contractor and the cooling system itself would be installed by a team we had worked with before as this was our second home construction and our second wine cellar and we are part owners of a wine company. Our refrigeration contractor has done many large wineries in our area some as large as 250,000 cases per year. We wanted local and knowledgeable contractors because of the value of our wine collection and Mr.

Through out the design and design change process communications were inconsistent and often not in a timely fashion. Finally ,after one major change we placed the order and after the first of the year, because of typical construction delays, the equipment was shipped.
Immediately after receiving the equipment communication issues became a more serious problem. Installation drawings and instructions were always delayed.
The cooling system was an immediate problem as the AC installer who was placing the outdoor component and electrical and ducting realized that the two cooling components ( which were to be connected together ) had 2 different and INCOMPATIBLE refrigerant stickers and can not be combined. We called Mr.

. We did this and his answer was that he built theses systems himself and had FORGOTTEN to change the stickers and apologized. Not a good beginning in retrospect.
When installing the racks we had some questions and a need for schematics but delays occurred with return e-mails or phone calls. Many excuses later the necessary information arrived but usually with unpleasant remarks.
Within 2-3 months of turning on the cooling system the system failed for the FIRST time. Both of my installers came out and with in a short period of time they found a refrigerant leak from an INADEQUATE solder joint on a coolant line in the outdoor unit. At that time several other solder points appeared circumferentially incomplete. These were redone while the system was open. The cost for the repair was $300 and I was reimbursed. The concern for manufacturing defects in the future was high.
A few months later we started to notice a fine oil mist on some of our glasses. Over a few more months the oil mist recurred 3 times. We called our cooling team and they told me the oil is a marker for a refrigerant leak. The in room unit which was complex installation had to be opened and after removing it completely at least 2 coolant leaks were found, again because of incomplete sealing with solder. After 2 days of labor to remove, fix and reinstall the unit the cost was $1500! We immediately mailed the paid receipt to Mr.

and sent him several e-mails over a 2 week period but he both refused my phone calls ( his assistant designer always told me he was in the office ) and my e-mails some were pleasant and as time went on they were more aggressive as paying twice seems ridiculous.

states the equipment is warranted and our gross failure ( multiple manufacturing defects ) occurred in that defined period counting on the time it was delivered and the leaks happened.

in particular has real problems with communication even when things are going well and is far worse when there are negative events.
Refusing to honor product warranties, however is the real problem here and refusal to acknowledge the problem forcing us to pay nearly twice is just wrong.
He did not deserve our business and he should not deserve yours in the future.

Since then she has helped with the choice of granite, paint and this week we are selecting tile for the back splash. She has also offered suggestions for what to do with the other rooms once we are ready to tackle those.
She has met us at home and at multiple stores and has worked around our schedules wonderfully. She is very responsive to our emails even when we have lots of questions.
