"Placed phone call/order with Mrs. O'
the week prior to service date. Gave her my two requests: (1) phone call prior to arrival and (2)" that something should be placed down on hardwood floor to protect from damage. The upright piano was over 60 years old and weighed approximately 1,000 lbs. Mrs. O'
responded that she would put my requests on the paperwork and scheduled an appointment between 9:00AM and 11:00AM for Monday,
. 19, 2015. Monday morning, Mr. Skip O'
and his two young men arrived. Mr. O'
carried, what appeared to be, an invoice and one of the young men carried a four wheel wooden dolly. At the door, he introduced himself and began telling me he had a bad morning so far. He grumbled something about one of his trucks not starting. I asked if I should sign the invoice first but he said, "No" and I showed him the piano just off the entryway approximately 6 feet from the front door. He asked for some trash liners to cover their feet so as to not dirty up my floors. My wife responded with Walmart brand plastic bags. They placed the bags over their boots. As one of the young men held their four wheel wooden dolly, I was surprised at its appearance and was questioning myself about its quality and integrity. I have seen professional four wheel dollies and that looked "homemade" to which I asked, "Is that a homemade dolly?". "Yeah", replied Mr. O'
. I was thinking we would have a discussion as to the plan of action but, that, to my demise, was not the case. Mr. O'
asked me to step aside as they raised one side of the piano just enough to slip the four wheel dolly under the center of the piano. My first worry was that one of the young men might fall backwards into my glass China Cabinet a few inches away. I then watched every action as I feared they would damage my walls. They moved the piano from the carpeted room just onto the wooden floor. Mr. O'
did ask one of the young men to see if was cutting into the wooden floor. The young man replied, "no". They wrestled the piano another foot or two and stopped. I recall that Mr. O'
, about this time, lowered himself to adjust or "free up" one of the dolly wheels and commented it was "frozen." He stood upright, and continued barking out orders to the young men as they struggled against the weight of the piano around the corner to allow the front door to be opened. With the front door opened, Mr. O'
commenced to pushing and holding the piano on the four wheel dolly keeping it as straight as possible while the two young men were struggling with the front end. When they came to the raised threshold, it was obvious that the dolly wasn't going to roll up and over so between the three of them, they settled on letting the piano abruptly slide and fall forward on its end onto my porch a fall of about 8". I asked if I should move my car, to which one of the young men said it would be best. I grabbed my keys and went outside to move my car. I carefully watched them lift one end of the piano onto two prongs protruding from the back of the truck. All my attention was given to one of the young men standing precariously in front of a strap they were tightening with a metal hook on the end. I asked him what would happen should that strap break or if the metal hook would come disengaged? He replied that it would fly over his head with all the force placed on that strap. I shook my head in disbelief as I witnessed there was no concern for the young man's safety. I solicited Mr. O'

job at my parent's recently sold home. He gave me an estimate, said to schedule an appointment with his office, and he went back into the house to receive my wife's check. He then came rushing out of the house and like a proverbial flash he was gone. I watched them as they drove out of sight wondering if that one strap would hold that piano on the highway all the way to the dump. My wife and I were so relieved to have that piano gone. We were also relieved to have the haulers gone. I was tired from standing from all the excitement, that I joined my wife in the den not paying any attention to the floor. I noticed our entry way rug was shoved to the side and I figured they had to move it out of the way of the dolly wheels. While sitting in the comfort of our den, I asked my wife what she made the check out for. I asked if she got a receipt and she replied, "No". I thought that was strange but decided that I would contact them later asking for a receipt. It was about an hour later that I got up enough energy to address the entryway rug when I noticed the wheel tracks engraved into my wood floor. Needless to say I was upset and my wife said to wait until she could mop it and see if it was only surface damage. I knew better but let her have her way. That afternoon I scheduled another appointment for
to come to my parent's house for a general
of junk from their basement. I spoke with Mrs. O'
but purposely did not
my grievance against her family business. I was in need of their services once more at another job site, my parent's recently sold house. The prospective buyers of this house already had their "walk thru" and demanded that the junk in the basement be removed by 48 hours, their closing date. In other words, I didn't want the buyers to find any fault with our agreement that would jeopardize the sale of my parents house. I had little time to shop for another junk hauler. My wife and I also reasoned that we would see Skip O'
on site at my parent's house and we could discuss the damaged floor at that time. We also knew that
was reputable, according to Angie's list. At my parent's house, two days later,
arrived but Mr. O'
was not there. One of the young men and a young woman were there to remove and haul the stuff. Towards the end of the job, the young man said he had to call Skip and raise the cost of the job. I replied that was not what we agreed to but realized I had no choice as they already had their truck loaded. I told the young man I needed to speak with Skip on his cell phone. The young man obliged and I told Skip O'
that he had damaged my floor. His
turned ugly and with anger he asked my why I didn't inform him immediately? I took offense at his accusatory
but I calmly replied that my wife and I expected to see him face to face that day and had planned discuss it with him. At this time, the young man, needed my approval of his work and asked me to escort him to the basement. I handed the phone to my wife. When I came back up from the basement and went to the car where my wife was sitting, she handed me the phone. She was almost in tears as she cried out that Mr. O'
said he did not believe us and accused us of wanting a brand new floor at his expense. I invited Mr. O'
to come by that very evening and see for himself the damage he caused. He insisted that he had one of his workers
on the floor to make sure the wheels were not damaging the floor. I realized then that I was dealing with a "hot head". I discussed with Skip that perhaps only some of the wood slats would need to be replaced and he replied that he wasn't sure how to fix the problem. I said I would call him after I get some professional advice and bids for the cost of the wood. I handed the phone back to the young man named,
. My wife showed pictures of the damaged floor she had taken with her smartphone to
, the young employee and
, the young female employee. They informed Skip we had photos on our iphone and ended their conversation. I asked them why didn't Skip take precautions and place some type of protection on the floor. They replied, "that's the way Skip is". They both agreed that Skip would make it right. After our conversation with Skip, my wife and I are in shock that we, the customers, who did nothing wrong, were left with a damaged floor and were some type of scam artists. At the time of this letter/email, I am awaiting on professional floor people and their suggestions as well as their bids. Thank you for allowing me to share my grievance against

"I am on a limited budget, so I decided to get a few estimates and choose the lowest one. I saw an offer on Angie's List from All Haul for 10% off the job," I decided to contact them for an estimate.
e-mailed me and asked me to call him, so I did. He gave me an estimate over the phone based on what I told him about the shed. He said he was leaving a job that was about 45 minutes from my house, and that he could come right over to do the job. I explained I had an appointment with someone else in about 2 hours, but he could come by before that and view the shed and give me a more accurate estimate. He said OK, and he was on his way over. While waiting for
to arrive, I decided that his estimate was fair and I would probably hire him to remove the shed, so I called the other firm and cancelled the appointment I had with them. After waiting two hours and
hadn't arrived yet, I called him. He said he wasn't coming because I had the appointment with the other firm. I explained that I cancelled the other appointment, because I was expecting him to show up.
said he was sorry and that there must have been a misunderstanding. There was no misunderstanding, he just decided he didn't want to compete with another firm and blew me off! In my opinion, it is very on professional and bad business practice to blow off a potential client. He should have called me and told me he decided not to come. If he had, I wouldn't be writing this. Furthermore, he never tried to rectify the situation by offering to come by another time. I guess my job wasn't big enough for him to bother with.

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.





That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

One of the two guys that showed up tracked mud on an oriental rug, stairs and loft carpet. When the owner/manager showed up he said he would take care of it and had the take off their shoes.(not a great decision from a personal safety point of view). They spend over 30 minutes of the two hours I contracted for trying to get a medium sized refrigerator downstairs. They did not come equipped with the proper tools to remove the refrigerator door. The language used by the owner/manager during this part of the move was not appropriate at all. They left a pad behind so I called them to let them know they could pick it up. The manager said he would be out the next week to pick up the pad and to pick up the oriental rug and get it cleaned. He never showed up.
