You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

YES , You should have an A.C. sleeve surrounding the through the wall unit . These sleeves will usually accompany NEW products , either as a package or an add on equipment purchase.

     It depends on what type of ramp you need. If it is built out of wood you could look for a carpenter or a deck company. If you are looking for a concrete ramp a mason would be what you are looking for. There are also metal ramps and I believe some medical supply companies may carry them or be able to steer you in the right direction. As for insurance coverage I am not sure. You may have coverage and would be best talking to your agent. Depending on why you need this ramp there may even be programs through your local government or even some of the local charities might help. It might be a project a local Scout Troop might help out on.

and the rest of the guys were great to work with. They were on time every morning and worked hard throughout the day. Paint isn't very exciting so there isn't much to say, but they got the whole house done as expected and it looks great.

encouraged me to walk around the house at different times of the day to make sure everything was covered as different light can show spots differently. I found some areas that needed more attention and they were right on it. Same with the cracks. They did a good job with setup and cleanup also. They also noticed that a weather strip on the garage door needed to be replaced and took care of it. Other estimates I received were from $7500-12,000. Another great project by BJ!

They completely gut the bathroom to include demo of the floor, vanity, tub and shower. They also framed a door that was just an archway. There was some water damage in the previous shower and they repaired that as well. The new bathroom included a tile shower with a glass door, new windows a new vanity with granite counter and sinks, new tile floor, new

can lights and baseboard. BJ and his crew did a great job throughout the project. Prior to the demo, he took almost a full day preparing the house so that the debris would be confined to the work area. He laid down thick paper to protect our tile and hung plastic tarps in several places which kept the rest of the house mostly dust free. His crew showed up on time every day and they cleaned up at the end of each day. BJ made sure everything was how we wanted as the construction progressed. They were very flexible with changes to the plans and made honest recommendations on how we could save some money as well as what we should not skimp on. They were all very professional, skilled and took their time to do things the right way. He earned a customer for life. We are so happy with the end product and would highly recommend BJ in the future. BJ also didn't hesitate to help us out months after the construction. Our shower faucets had a drip after turning them off. He came out and inspected them and told us how we could get the manufacturer to send replacement parts that would fix the issue.

I switched contractors main stream due to pricing adjustments escalating with my original contractor. I was very comfortable with previous contractor, but was concerned the subcontractors he was using were not cost effective. My concerns turned out to be real. I reached out to BJ through Angie's List to ask for a bid so that I could compare costs. He came out and gave me my bid which turned out to be considerably lower in costs than my previous contractor bid. However, the scope of work BJ bid on was smaller than my original contractor scope. I knew I would have change orders once we got started and I was hoping those change orders did not surpass the original contractor bid I received previously. I signed the contracts and gave BJ the work. I had 60 days to complete before may renters were moving in so I was a little concerned with finishing on time. BJ was finishing off a previous job and was not able to start for two to three weeks after I signed the contract. Although I was a little nervous, BJ kept assuring me he would get it done within the time frame I needed. Once he shifted his focus to my home, the process really moved along and he was out and done before my renters moved in. BJ and his team are professional and very concerned with client expectations. The quality of the work was exceptional. My projects turned out better than we were hoping and BJ was awesome at giving my wife and I advice and direction on colors and placement of accessories. Most important, I feel he did not nickel and dime me on change orders and additional work beyond the original scope. His overall costs came in lower than my original bid and the scope turned out to be larger than the original bid from my first contractor. I feel many contractors take advantage of the homeowners when change orders are required because we do not have options at that point. BJ did not take advantage. I feel I got a better quality job, more completed, a better buying experience, all at a lower cost. BJ made me look smart! With all of the various projects BJ was coordinating on my house, we had only one miscommunication during the whole process. I expected all of the exterior trim paint to be completed in the scope of work, but BJ only scoped out the main house and excluded the guest cottage. Although our expectations were not the same, BJ took it upon himself to cover the additional painting expense required to meet my expectations. I was very pleased he placed the client first. Again, many contractors I have dealt with have had a hard time absorbing costs or responsibility and want to deflect it back to the customer. Not BJ! I have other properties I plan on doing major renovations to and I hope I have the opportunity to work with BJ and the whole

(BJ) was one of the few persons on Angies list able or willing to respond to my request for estimates. He came and took a look at my Kitchen and we discussed the scope of the project and my budget. He was very pleasant to talk with, had lot of good ideas and a lot of good reviews on Angies list. About a week later he emailed his proposal which was very detailed, but it was way too high for my budget, so we re-discussed ways to trim the cost. He came back with a few more proposals, but in the end his costs and the kitchen cabinet selection/cost were still too pricey for me. I ultimately found another provider that could give me a more affordable proposal. I felt confident that BJ would of done a great job and was sorry we couldn't move forward.

We have used BJ twice now. I emailed him and 2 others on a Saturday morning in May, 2014 for a kitchen remodel. BJ called me that morning and came out that afternoon. By Sunday, he emailed us a bid that was very reasonable for all we needed. Another contractor emailed me he would call Mon. but nothing. BJ and his crew arrived in mid June when we were scheduled and quickly completed the remodel as he had quoted. We had purchased the cabinets and granite ourselves, but they were around to do their part whenever we needed them. He and his guys were easy to work with and finished in a reasonable amount of time.
We were impressed so we had him back to add a ceiling fan, a soffit and some cans. I would use him again anytime.

We are extremely happy with the work BJ and his crew did on our home. We first hired him to do several repairs on the exterior of our home including window replacements, repairs/replacements of damanged wood, exterior painting, and installation of rain gutters. He is a general contractor so he did subcontract the painting and the rain gutters, but always took full responsiblity for everyone's work and made sure it was done to my satisfaction.
We were happy enough that I jokingly said he should do our kitchen next. He offered to work up a detailed plan and estimate for the proposed kitchen and we hired him again. The kitchen turned out beautifully and he and his crew always had good ideas, were polite, left the work area clean at the end of each day, and always showed up when promised. I will definitely hire this group again for any future projects we might have. They were great to work with.

We have now worked with BJ and his crew on two projects. The ratings above apply to both projects but the pricing only reflects the most recent service provided. After receiving an estimate and setting a project date with BJ, we purchased our doors at Home Depot. BJ picked the doors up for us and brought them by the house on the day of the project for no extra charge. Although I was not home during the installation, it seemed to take approximately a day plus a few hours. A few weeks after the doors were installed, my wife and I locked ourselves out of the house and I had to cut through one of the security doors. After purchasing a new door, BJ installed that door for us, again for no additional charge. We definitely plan to work with BJ again in the future.
