Ballpark number - $30-50/SF for normal garage - in your area, considering need for perimeter foundation to get below frost depth, probably about $40/SF unfinished, $50 finished.

In your area, if you can afford it, I would talk to a Realtor friend (or the one who sold you the house) about how much value a garage would add, and the difference between one and two car - very few houses are built with one cars these days except on narrow city lots, so it might pay (if your budget can handle it) to make it a two-car while you are at it.

Also, a standard 1 car is about 12 x 20 feet - if you make it large enough for a full size pickup or SUV then about 12 x 24 or 12 x 26', which could improve resale value. The current trend is toward 8 to 8-1/2' ceilings and 7-1/2 to 8 foot high entry clearances also, rather than 7 to 7-1/2' ceiling and 6-1/2 foot beam clearance, to handle larger pickups and SUV's with racks.

Definitely - if you are interested, there are good videos on how it works on This Old House and Hometime websites, and probably on Youtube too, or google  -  "epoxy floor covering"

It takes A LOT of careful prep and you have limited working time to handle it (it is a 2-component product like epoxy glues and fibreglass resin, so has vdery limited working time after you mix the two components), so unless you are quite experienced with fast-setting finishes I would NOT recommend you do it yourself - get it wrong and it is MUCH harder to remove than to put on. Also, it is important to sprinkle the non-slip material over it at the right time without stepping in it or getting any on flooring that is not yet covered with the epoxy.

Find a specialty contractor for garage floor sealing - normal painters and contractors may or may not know how to do it. Rough cost estimate, WITHOUT moving a lot of stuff in and out of the garage, $1.25-3.00/SF depending on how expensive a finish you get. Keep in mind you will have to move everything out of the garage for a few days to a week, or pay them to come twice (which I have seen done) - to do it by halves about a week apart, with you moving workbenches, tool chests, etc from one end of the garage to the other before they come back.

There are a lot of off-brand products out there - a lot of them are garbage, and some claiming to be epoxy are not even 2-component, so not true epoxy. I would stay with national industrial brand names like PPG, Rustoleum, Armorchip, AkzoNobel, Dulux, ISF - the ones made by consumer paint companies like Behr, Sherwin Williams, etc seem to have a lot of bad press about them.

One thing to consider, is if your slab was coated with a water repellent or sealer, that will probably have to be sandblasted or ground off before an epoxy can adhere properly - for about $0.50-1.00/SF more.

If you are not up to spending $1000 or so on protecting a floor you drive on, you can get Rustoleum Epoxy Shield Concrete Floor Paint for about $40/gallon that, as long as you degrease and scrub the floor well before hand, sticks quite well including over a normal concrete sealer. While the rustoleum stuff is actually an acrylic, not a true epoxy, it does good for the $. The competing latex concrete paints peel and lift off in no time - they are fine for coating a basement floor to reduce moisture passage before putting down flooring, but do not hold up to garage traffic.

I redo the central driven-on half of mine for about $45 in degreaser and paint about every 10 years and while it does not look like a showroom floor after the first few weeks, it does the job of being easy to clean and repels most vehicle stains (except gasoline, paint solvents like laquer thinner or acetone, or automotive spray solvents like brake or carb cleaner, which will all soften and bubble it). It also is not anywhere as slippery as an epoxy finish. You do have to let it dry a full week to avoid peeling from tires sitting on it.

As a condo owner I presume you have checked with the condo manager - most condos have rules about types of finishes that can be used, and in some cases even colors.

That is a pretty old and small house to be putting much money into.

My recommendation would be to do no more than box in the carport as a garage, if you have use for that.

Adding a bathroom and laundry room to a garage generally means a new foundation for them, so significant cost for the small added space you are getting. Generally, one would recommend an addition rather than putting those in a garage. However, for this old a house an addition could be equal to the value of the house.

My recommendation - talk to the Realtor you bought it from, or a Realtor friend, about what certain improvements could do to the value of the house. I fear you will find that anything other than a teardown might not add to value at all, because any significant addition to that old a house, and that size if typical of the neighborhood, would make it an oddball house for the area and reduce rather than enchance saleability.

We went to on 11/26/2014 to see about purchasing a shed. The design, options and placement were all selected for a specific reason. I wanted the width to be the 16 foot side with the depth the 10 foot. I wanted one window on the front right side and the front of the shed facing east. Because there was a special, we got one ...More more window for free, so I decided to have that installed on the south facing wall. I also wanted a skylight mounted on the backside portion of the roof. The plans reflected all of my decisions including placement of the shed on my property.
I specifically mentioned this configuration because it would allow for maximum light in the shed while the sun was on its way down. The actual purchase went okay. It was the installation that was absolutely horrible. To start off, the first installation date was rained out, so it was scheduled for one week later. It turns out that contracts with BSH Builders for the install portion.
After BSH Builders got to the house, for some reason they asked my wife where she wants the door, because they were never trained to read plans. She knew that we discussed having the door on the left side, so she told them left side. She had no idea that it was already built. The installers, for some unknown reason took that to mean that we wanted the door facing south even though the plans were very clear and specified that the door was to face east.
wWen I found out about the placement, I contacted . At first, they tried to blame it on my wife, but I shut them down and told them that the plans were quite clear in how the shed was to be placed. they got a bunch of people to move the shed into the correct place. However, more problems arose.
After they placed the shed incorrectly, they installed a 2x2 window on one of the sides. Well, after they corrected the placement of the shed, it made the extra window on the north wall instead of the south wall. To top it off, they installed the skylight on the front side of the roof, instead of the back side.
I sent an email to letting them know that this absolutely needed to be fixed immediately. When the President of BSH Builders came at the end of the day to get me to sign off on the shed, I told him that I would not do that and pointed out the problems. He too tried to blame my wife, until I shut him down and pointed to the plans and the fact that they were quite clear.
BSH Builders apparently never taught their installers how to read plans. There was absolutely no reason for them to ask any questions about placement except to ask if we wanted it centered on the back of the concrete pad, or aligned left or right. UNDER NO CIRCUMSTANCES should changes be made to agreed upon plans unless the customer and business signs off on the change(s).
Asking about what side we want the door on is a very different question than how we want the shed placed. Regardless, they had NO BUSINESS asking that question as the plans are quite clear.
Aside from the absolutely abysmal communication, it was extremely unprofessional of and the President of BSH Builders to try and blame their mistakes on my wife.
There are still build issues with the shed. Since the pad is not level, they set it on bricks with wedges to level it out. The wedges are sticking out and I have to cut them flush so that they are not a trip hazard. I would call , but I don't want them on my property again. They are very unprofessional.
The best advice I can give is that I absolutely WOULD NOT use again. Additionally, I cannot in good conscience recommend them to anyone.

After the shed was built I did a walkthrough with the general manger and give him a list of minor things to do, he agreed to refund $475.00 because of the wrong door placement, get the holds in stalled, fix the floors because they flex badly and call in the city inspection. After two weeks went by, I ...More called the general manger and asked if he was going to get the work done. He said, " sorry about that, the repair person is coming out this week". Later that week, I came home and the hold were installed. However, nothing else that we agreed to was done and the hold looked awful. Then I waited a month and still the other repairs were not done and I had not been refunded my $475.00. I looked over the plans for the shed and saw that the permit was in my name and not the contractors ( is the contractor). Then I decided to call in the inspection, because the shed was finished and I was getting tired of nothing getting done. When the inspector came out to inspect the shed I asked him a few question about the shed like why the floors flex so much? The inspector told me that shed was permitted basically as a light storage shed and to be used for that purpose only. The shed was built to a lighter standard and It could never use it as a living space. Then I asked the inspector, "how come the floors have so much flex in them?" The inspector said, " the foundation is just a platform setting on bricks with no footings or bracing in the middle of the floor with a large floor joist span of 24 inch's on centered and that is why it flexes." Then he went on to say that it would have been better if the platform was built on a footer system with a center support and 16 inch's on center on the floor joist, he also said, " because the walls and ceiling are made from 2x4's and not 2x6's, that the shed wouldn't take much of a load." He recommended not to build a loft or overload the shed. The inspector did not pass the building because of the missing braces in the rafters and for not knowing how deep the shed hold were put in the ground. After all the problems, we asked for our money back because my wife and I were lead to believe the shed was to be built to a high standard and it was not. I did ask Home Depot and for our money back, but they refused. After going over the shed plans I think it's fair to say that, "that the shed is poorly design and is cheaply built".

Our overall experience was extremely poor. We had repeated difficulties in communication on explicit details regarding what was to be done. Much of the work had to be constantly redone because he would not follow our detailed instructions. At one point I found him with a print out from the internet on how to wire a three way light switch which he ...More botched and had to be redone by myself. In the end we had to bring in another contractor to complete the work. The majority of Mr. 's work did not pass inspection and had to be redone. For example he placed electrical junction boxes in the walls which is not code and they had to be reworked. He damaged numerous existing floor tiles in the house and we had to have those replaced. The final straw was when he could not build a built in bench correctly leaving a gap between the cushions, exposed plywood edges, and a back that kept falling off.
