In Tampa, texture coat rarely a lifetime exterior option

"My 2,200-square-foot house has a horrible texture coat all over it. I'm thinking about having the texture coat removed, and then painting the house. But I can't find anyone to remove the texture coat. One contractor said it couldn't be sandblasted because that would damage the underlying wood. Help!" — Angie's List member Susan Riess

This is a common problem throughout the Tampa Bay area, says Rich Weinberg, owner of highly rated CCI Painting Services, which services Pinellas County from its Safety Harbor location.

"My heart goes out to her, because this is a semi-impossible situation," Weinberg says. "It's expensive no matter what. The best thing that can be done is to get as much of the texture coat as possible off with pressure cleaning. Then let it completely dry, because the water gets under the remaining coat and pops some of it off. Then you get as much of that off as you can with sanding, grinding or scraping."

If she wants a different texture coat, Weinberg recommends high-grade texture, with a rougher coat so it covers the other one up. If the coat isn't peeling too badly, it's also possible to repaint over it, preferably with flat paint. "When you have something visually not right with a house, flat paint knocks down reflections and hides imperfections," Weinberg says.

He says he's frequently asked to remove faded, flaking or peeling texture coat. "I've seen advertisements in the paper where texture coating was promoted as a lifetime exterior coating," Weinberg says. "I've rarely, if ever, seen it last for life."
