"We hired this company to do a bathroom remodel. The contractor did not pull a permit or use a licensed plumber. The unqualified person who did the plumbing work" failed to do so properly, resulting in a major flood in our condo. Our condo sustained significant damage. Water went though the walls and flooded the condo next door, causing property damage there also. The five-year-old boy next door slipped and fell in the water, hitting his head on the tile floor. The contractor filed a claim with his liability insurance company. The claim report detailed what work was to be done. The majority of our walls were torn out about 12" up from the floor. Much of the work included in the insurance claim report was not done. Our condo sustained more damage by the contractor's employees during the flood damage repair. The contractor's insurance company accepted liability for that, too. The insurance company paid out before the job was complete, and the contractor took the insurance money but did not finish the work that he had been paid for. He also did not finish the work from our original contract. Most notable are the following: 1. The insurance company paid the contractor to repair our walls from floor to ceiling. He only repaired the 12" up from the floor and did so very poorly. 2. One of the contractor's employees broke our floor tiles in four different places in two different rooms and a hallway. The contractor refused to replace the floors or file an insurance claim for it. The insurance company has accepted liability for the floors. 3. Many of the newly installed bathroom tiles are broken, cracked, and are not flush to the wall. The grout is cracking throughout. We are currently in settlement negotiations with the insurance company. Not all of the work was done, and the work that was done is of such poor quality that the insurance company has agreed to cover the cost of tearing it all out and doing it all again. The estimate for all of the repair work, our property damage, and other expenses is roughly 8 times the amount of the original contract . Our condo will need to be emptied and our possessions stored for the 6 - 8 weeks the second round of repairs is estimated to take. I will also have to find someplace else to live during that time. Hillsborough County has cited the contractor with the following: 1. Failure to obtain the required permits (contractor appealed but citation upheld) 2. Aiding or abetting any uncertified or unregistered person (contractor appealed but citation upheld) 3. Gross negligence 4. Misconduct in the practice of contracting The county will notify the Florida Construction Industry Board of these citations. The matter is under review by the Florida Department of State, Office of General Counsel. Currently, our condo remains in a state of disrepair.

This part of Don's answer follows my thoughts exactly: 

"You want to deal with a professional person that is selling you a bath that was not working as a cashier a few months ago."

 

Do you go to the gracery store and ask for someone to cook your steak?  Of course not.  So why would you go to a building supply store and ask for someone to remodel your bathroom?  Rarely will you see a legitimate contractor take jobs from a retailer.  Why?  Because they don't pay much.  Speed is the most important thing to them, along with getting it done cheap so they can maximize profit.  About 10 years ago I worked on a few contracted structures (sheds, garages, etc.) from Home Depot.  They contracted to another company who then contracted people to build them.  At that time they paid a flat $250 for a contractor to pick up the supplies, build the structure on site, paint it, and use their own tools.  By the time the cost of a helper, fuel, tools, etc. was factored in there was nothing left for the contractor.  Anyway, the point I'm making is that the guy who will eventually show up to do the work will be so far down the line that everyone else has already taken the profits (Home Depot, ReBath, possibly someone else, and finally the guy working) that he probably isn't going to care what kind of job he does for you, quality or not.  He likely won't have much experience due to a high turnover rate and any experience he does have will probably be limited to his teachings at that job.  He probably can't answer any building code questions or identify other hazards once things are taken apart and he certainly won't do anything he doesn't have to while it is apart. 

 

Another problem I've heard of repeatedly is that if (when) there is a problem there is always someone else you need to speak to.  You might have to talk to 4 or 5 different people before you can even get to someone that can address the problem.  Now multiply that due to having (at least) two separate companies involoved.  "You need to call ReBath."  "No, you need to call Home Depot."

 

You hire a general contractor for a reason.  We learn, understand, and keep up on building codes.  We are the one point of contact for all questions and issues on a project.  There is no manager in some other store, state, etc. to call.  You contract a GC and deal directly with that GC, or a site supervisor in some cases.  There isn't a huge chain of command to get through to reach the main decision maker for the business.  In a bathroom remodel you need someone who can do the plumbing, repair and/or move any electrical, install tile/flooring, drywall and paint, trim carpentry, and someone to coordinate all of that.  Sometimes you can find a qualified contractor to do all of those things and sometimes he will sub-contract out certain components (especially due to licensing laws) but you will always have that one definitive person to go to for any questions or issues.  A salesman in a store doesn't visit your home throughout the project to check on the status.  Even if he did, he likely wouldn't now what he is looking at.  The same goes for a retail manager.

 

Hire someone who specializes in taking care of your home.  Hire based on reputation & knowledge/experience.  You are right that not every customer can be happy so an occassional bad review can be found on just about any business.  Read the reviews, not the grades (they are always biased).  Look to see if the contractor attempted to rectify the problem, not ignore it.  Lastly, unless you want cheap, sloppy work and a whole heap of other troubles, don't hire based on a low price.

You gave a good description, but without seeing some photos and maybe even the space itself it would still just be a guess.  

 

A few years ago we replaced a significant load bearing beam to raise it up a foot in the new kitchen.  It was nearly 17' long with a new LVL beam.  For us this was pretty reasonable.  The LVL was about $250.  And maybe 12-15 2x6s, to temporarily support the ceiling joists, were probably like another $75.  The labor was $800.  There was also some finish work done afterward, but that was worked into a much bigger job for the entire floor. 

 

Technically speaking, it is likely that you need to have something spec'd out by an engineer or architect, to calculate load, etc.  I don't know your area but in most places "a mere contractor, GC, or carpenter" is probably not allowed to just rip out a load-bearing wall without someone who is qualified to do the load calculations (which will be VERY conservative.  A brand new LVL will be VASTLY stronger than it really needs to be, but it won't be expensive.  The typical contractor will be like "hey we'll sister up two 2x12s", and not really know if that'll do the trick or not.  I'm not saying that all guys are like that, but ... it is what it is. 

 

What you are talking about is probably at least a bit more involved and I'd love to give a good estimate but it's hard to say without a better understanding of the space. 

 

You may be looking at $1500 - $3500?  It depends on too many specifics that we just can't know without a bunch of photos, and maybe even opening up a wall or ceiling to see exactly how temporary supports could be installed, and where the permanent beam/header could be placed and properly supported.  Your span isn't all that big so if at all possible I would do it without columns - it'll be much nicer. 

 

If I were you I would first have a quick consultation with a "professional engineer".  They are qualified to calculate load etc - and cost a lot less than a full architect.  In my experience, an engineer just wants to provide a quick, proper solution without a lot of extra BS.  My experience with architects has been less than favorable.  Too much drama and expense and he actually spec'd things wrong and my carpenter had to pick up on it.

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.

What I always ask my customers regarding this question when remodeling bathrooms is how good they will be about maintaining and cleaning the new bathroom, especially when the old bathroom is obviously neglected.  If you are one of those people who wipes the glass down after a shower and cleans your bathroom every week or two you really don't need to spend the extra money.  If you are at the other end of the spectrum and clean it when it finally bothers you enough it may not be a bad investment.  I've had customer tell me they can tell a difference compared to their old glass without it and others say it made no difference at all.

I hired them based on the suggestion of another person in my building and because they had done other remodels there. The building is old and I was looking with someone with experience in the building. Their team are very nice folks and the quality of their trade people is good, however, in comparison to others I have worked with: they do not manage their projects well, aggressively, or in a timely manner; their change orders are overpriced; they do not schedule or plan well (or they do not share the details of the plan); and they do not provide enough forewarning of when you (the customer) need to complete activities; and they are not proactive with communicating. The project began with drawings. The architect they worked with, G2 Design, provided a nice initial design based on my direction. However, as the drawings progressed they were consistent delays in turning reviews. I would provide immediate, clearly documented feedback and it would take them 2+ weeks to make changes. The B&K team would tell me “it is out of my control” when pressed. Subsequent rounds of drawings included inaccuracies or omissions including missing electrical, plumbing, etc. that neither the architect nor the B&K team caught before I did. Repeated reviews because of lack of quality increased the delays. The drawings that were submitted for permitting was initially rejected because they lacked what I felt was basic detail that should have been known by an experienced architect. In the end, the drawing process took 4 months+. While this was not directly due to B&K issues, I fault them as the general contractor for not managing the process better, providing quality oversight, and being more aggressive with their vendors. Framing proceeded in starts and stops. Over the course of the project as change orders came up, I often felt like they were overpriced, with hourly rates that I calculated based on a reasonable time to complete the job/ cost running north of $150 an hour and hirer. For example, I received a plumbing change order for $350 for what turned out to be 15 minutes of work. As we progressed, they identified the need for 200 Amp electrical service and presented a $6000 change order. There were many challenges with working with the old building’s electrical service, and while they executed the correct steps (spoke with the utility company, spoke with the manufacturer of the electrical panel), in the end the change turned out to be impossible due to permitting and equipment issues with the building’s electrical system. The details of this particular issue are complicated, and again, not all B&K’s fault, but my frustration with them

in the fact that they did not more aggressively manage the timing (the issue delayed construction for more than 3 months), they moved forward on the change without confirming it was possible (there were steps where I felt they should have known better or checked information for accuracy). In the end I had to get involved, and with 1 day of research realized that they change had been impossible all along. I would have expected to come to the same conclusion without such significant delay. Currently, things are moving forward. However, despite having asked repeatedly for 3 weeks for a schedule, they have not provided one. Indicating to me that they do not have a schedule, and they do not consider my request for one a priority. Through it all, they have been very nice and the team I work with most directly has been responsive to my calls. I have had no complaints with “customer service”. However, they are not proactive with communication. I feel like I would not get any information from them unless I call and follow up. The quality of their tradesman has been good. They do have several of their own people (project manager, site manager, electrician, plumber) although despite any assurances otherwise many of their workers are not employees and are sub-contractors. Both my project manager and the site manager have been helpful, responsive, and good to work with. All of the work has been of good quality. In summary, I would not recommend them for a job this large. I believe my remodel has highlighted some challenges they have in complex projects. In the end, the good people doing good work cannot offset the reality that the remodel with take twice as long under their management.

. At first, they sent out their designer to get an idea of what it was that we wanted. She was quite helpful and understanding of the fact that we did not have much prior experience in doing interior remodeling. We were insistant that we pick out most of the materials to be used, and this was not a problem for them. The designer had some great ideas. Once we signed off, the team got right to work. Upon tearing out the old bathroom, it was obvious the floor boards below were fairly rotten and had to be replaced for a reasonable extra charge. The bathroom was quickly gutted and work continued on the new floors, tile, doors, vanity, lighting, ventilation fan, electrical, medicine cabinet, painting, etc. There were a few slowdowns which caused the project to take longer than I suspect it usually would, but some of that was our fault, and the company worked around us to get the job done. I believe they only had to use one sub for the job, and that was for installing the shower glass / door.
Pros: Many! Friendly, easy to work with, prices were in line with other companies, excellent customer service, willing to come back without question if there was something not 100%, superb job laying tile, nice drywall and painting skills, impressive design ideas, work around our schedule.
Cons: None really
I did learn some things about working with contractors in general that apply to this job. I would recommend keeping track line by line all of the work and costs that you are going to incur. With so many people working on the job, they may not catch that something was not done or did not need to be done at all. If you want bullnose (end piece) tiles for your shower, make sure to ask that be included in an estimate so you and the contractor know how much is needed. Also, don't be afraid to call out collateral damage that may have occured at the work site. A good company like

They put in long days for about 6 weeks on our project. They managed everything in a very organized and thorough manner, and checked in with us at the beginning and end of each day to discuss what was happening and answer questions. The work area was kept very neat and the work didn't impact us being in our home. They removed old carpeting and flooring, replaced four windows, also replaced a water-damaged entire wall in our office which required a total rebuild and exterior stucco application, cut a new doorway into an existing block wall for the lanai, rebuilt a double closet and put in new sliding doors, installed new lights and fan, both inside and in the lanai, replaced, repaired and installed several doors and added new hardware throughout, moved electrical, phone and cable wiring, installed new cabinets and sink in utility room, installed vinyl tile flooring and trim, repaired ceilings, created sliding wood cabinet doors for a new storage area, built a storage closet with motion light as part of the lanai addition, installed new gutters and downspouts, trimmed and painted all areas. He cleaned and leveled the steps, painted them, built wood facings and painted them, and removed the handrails, reinstalling one but totally remaking it by cutting, drilling, stringing steel wire in the open space, painting, and building a custom wooden covering on the handrail. He made an ugly thing into a really cool, modern accent, which was above and beyond what most contractors would ever do. Everything is now fresh, clean, modern, and beautiful, and done the right way. It turned out even better than we imagined, because of the amazing level of craftsmanship. Every small detail is perfection.

of a Quartz Countertop for our kitchen. After visiting the showroom and
setting an appointment, one of their "design consultants" came out for a
measurement to provide the quote. We received a proposal a day later
for $7,100 for the installation of the countertop. I received a single
sheet of paper with just the total cost. I immediately replied and
requested a "breakdown" of costs, to which I had not heard a reply for
4-5 days asking for clarification, as the contractor was not sure what I
was requesting, as that was the cost for the services. Upon replying
looking for a breakdown of materials, square footage, etc., the
contractor completely started ignoring my emails and phone calls. I
have still not received a reply, nor explanation of costs for an
estimate that has been $2,000 more than every other one I have
received. Needless to say that I will not be using their services for
the counter top, nor the bathroom remodels we will be doing next year.
