The trifecta of a prototypical "bad contractor". Poor quality of work, massive cost overruns and untrustworthy. The worst quality of work I've seen for a $440,000 major remodel. Literally not one of the major projects was done to satisfaction. For example, the gate sometimes does not open. The mailbox embedded into the wall was incorrectly sized and they filled it in with some white caulk type substance to hide the large gap. They painted damaged wood doors without first making the repairs and then painting it. Who paints first and then say they will fix it and re-paint it over it later? Heck, even when they did my roof, they improperly covered the work during the multi-day process which resulted in it actually raining in my house from a storm overnight. Obviously, there was a massive pattern of not caring about the quality of their work. Lastly, they kept on reassuring me that they were going to fix things to my satisfaction and did not. Constant

I realize the job was done years ago but it has taken me until now to get the problems straightened out.
I needed my roof re-done because it was old - not because it was leaking. I was having solarvoltaic panels installed on the roof (to provide solar electricity) when the solar company suggested I re-roof before placing all those panels. I needed the roof job done quickly so the scheduled installation of the panels could be completed. The roofing company priced it below other bids I got and got the job done quickly. I was pleased with the job and the courtesy of the crew.
I even recommended them to my neighbor who also used them. Then came the problem. Seems the company failed to pull a permit for the job. I found out when my neighbor said the county was going to fine him and asked if they pulled a permit on my job. I said they did since they sent a

to my house to get papers signed so she could go directly to the county building for a permit. But I looked on line and found there was no permit recorded.
It has taken me until this year to get it straightened out. I had to hire a structural engineer to come inspect the roof and send the information to the county, then I had to file for a permit and pay (with penalty) to have the permit closed.
Many efforts were made by me, my neighbor, and the county and even the engineer to get the roofer to remedy the problem but he said he didn't do the job, but another person who was operating under his contractor license. The company still has the same phone number as the one on the card I got from the representative.
The job was well done. I don't know why they would want to take such a shortcut with the permit. I would not use them again!

There was multiple plumbing leaks. A contractor left an open supply line to a Laundry room sink that ran for an entire weekend. Resulting in ceiling damage in our kitchen.
We where billed for the for repairs to the kitchen ceiling.

We have now are dealing with a Mold issue in the ceiling between the floors of the office. Still no resolution as of 2/2/14.

Several of the tasks were done incorrectly such as windows were put in backwards, pool timer was installed too close to junction box so it could not close and multiple electrical problems.

, the owner, did not respond to over a dozen calls to correct an electrical problem, nor did he respond to emails. There would have been even more issues had I not been someone who worked from home. I caught errors before they were completed at least 3 times.

remained a very nice guy, but our primary issues with him were that he used unsupervised, unskilled labor,did not take good care of the materials or worksite, was slow in finishing the house, did not adhere to very basic GBC principles, and tried to cut corners which resulted in wasted materials and time when corrections were required. It was fortunate that we lived across the street from the site so that we could insist on many corrections of basic mistakes, and were not inconvenienced by the protracted 15 month experience. Some of the piers that were the foundation of the house were not correctly oriented to support the house--it took many weeks, emails with pictures of the piers v the plans etc to get them fixed and in at least one case he just sheared off the misplaced rebar instead of rebuilding the pier. The house was built with a Structurally Insulated Panel System from Team SIPS USA, an excellent company which supplies a foreman for 3 days to supervise their assembly. They arrive as stacks of numbered panels, and are quite durable once assembled but come with explicit instructions to be kept dry. They were left out in the rain --we had to cover them ourselves with tarps on several occasions. When the house was finally ready to be assembled the vendor's foreman was inexplicably told that he wasn't needed after less than one day. The unskilled, unsupervised crew then assembled the house with panels in the wrong places or incorrectly oriented. Just as he had done with the piers, my husband pointed out the discrepancy from the plans, then had to convince Mr.

to correct the mistakes. When the SIPS for the roof was attached with hundreds of special long fasteners to the walls, my husband climbed up to look under the

with a flashlight to check the attachment, and found the majority of the large screws were not even touching the walls, or were barely inserted for a few millimeters, around the entire perimeter of the house. More emails and pictures to the builder, who felt there was no problem. We called the architect and our designer, who inspected the roof and walls, and instructed the builder to remove virtually all of the fasteners and redo them correctly. Meanwhile our neighbors complained repeatedly that there was styrofoam (from the cut SIPS) blowing up and down the street, that they were having repeated flat tires from nails in the street. Workers were leaving trash all over the yard, remnants of their lunches as well as their clothes and gear around the house, and ignoring the fence placed around a grand oak tree to protect its roots from heavy equipment, which we had to keep replacing as they drove over it.A roof deck was built flat despite code requirements to slope for drainage, and my husband again had to demonstrate to the builder that a tennis ball would not roll (therefore water would pool)-this went on for weeks with repeated demonstrations of the 'tennis ball test' until it was corrected. The inner walls in the house were not straight or flat, causing warping of the woodwork later, skylights were not squared and had to be redone, Solar tubes which had to run through the SIPS forming the roof were placed off center and had to be redone, causing yet more damage to the roof SIPS. A hanging light fixture in a kitchen alcove was off center requiring the ceiling paneling to be ripped out and replaced when it was rehung.

Our contractor was not very good at coordinating or supervising the subcontractors:Some of the flooring was put in over our objections on uncleaned subflooring by unskilled workers, before the house was air conditioned or finished, then sand and filth were ground in under the paper placed over the flooring,since the workmen came and went without wiping their feet at the door, much less wearing the shoe covers we ultimately insisted be supplied. We bought mats for the front and back doors for wiping feet even before the floor went down, which were ignored. We had to insist that the filth be cleaned by our contractor on many occasions. Glue was left all over the floor surface which was ultimately never removed. We had to fire the people doing the floors and get the interior finish carpenter (whom we hired, along with new tilers) to finish them.
The painter was awesome, and of course had to keep redoing his work when it was ruined by his colleagues.The plumbers made a number of mistakes regarding installation of a walk-in tub (which is still marred from the filth allowed to accumulate in it for months). They stacked and installed the washer and drier without reading instructions, marring the surfaces and rendering the appliances inoperable --leaving us a box of essential pieces and connections they deemed 'extra'. Many other mistakes were averted by the vigilance of others than our contractor.
One of the basic principles of energy conservation is complete insulation, and this requires meticulous sealing of every hole and conduit in the floors, roof and walls, around windows, door, nails, wires, pipes, etc. Using SIPS actually simplifies the job alot since they have preformed conduits, and they formed all sides including floors of our house. You recall the damage to the Roof SIPS with hundreds of extra nail holes. When it came time to check the insulation of the house for

certification it was apparent that there were very large gaps throughout, and we failed the test, despite our rather large investment in excellent materials and meticulous design. The defects had to be tracked down, with partial dismantling and replacement of the roof required. Mr.

Not only was the job carried out in the time lines given prior to starting, but even in the bidding process I was given the options of subcontractors ranging in price, and what Guy felt the quality of work would be for those subcontractors in the different price ranges. They were also very accommodating in carrying out my mothers wish of no workers smoking on her property which I was concerned would be an issue in the beginning, however Guy assured me that it would not be. Overall I was so impressed with the quality of work, that I ended up having them do an interior paint job on my south tampa apartment.
