Hunt signed on to complete various projects around my home but it soon became very clear to me that he would not be able to finish the work" I had signed him on for and I would have to terminate him, which I did. It started with the sealing of a foundation crack on the side of my home. It was very sloppy and there was sealant leaking all over the side of my home. I told him he needed to come out and clean it up, which he did. He then went to install 2 window well covers. After he left I went outside to look at his work and the window well covers that he purchased are not big enough and do not cover the actual window well. He also applied them incorrectly to the side of the house by laying them on top of a piece of wood stripping that he attached with nails to the side of my home. They serve no purpose. I didn't complain to him about this particular project and he then went on to install the outside hose bib. Upon doing so he came in and said, "do you want the good news or the bad news first". I would then learn that he had damaged the side of my house when installing the hose bib because he took a pry bar and peeled away a spot to install the hose instead of drilling a hole. He blamed it on my house and said it was all rotted and that's why it fell apart. I told him he needed to come back out to the home and pick up the wood pieces he had just thrown in my yard and somehow glue them back onto the hole that was on the side of my house as I didn't want water to get in and cause additional problems.
then went to work on the bathroom fan/venting that needed to be installed in my bathroom. He had an electrician come out that was hired through him. This electrician was a "no show" twice and finally on the 3rd attempt the electrician showed up while
was at my home with me. The electrician showed up intoxicated and the whole upstairs smelt for alcohol while he assessed the work needed. The electrician suggested wiring up the needed electricity right then and there but I told him no and told him he could come back to do it. After he left
laughed it off and said, we'll have to find someone else. He then went downstairs to assess the electricity himself and while down in the basement I was upstairs. He came upstairs to ask me a question and a smell of burnt wires followed him. I asked
"what's burning" and he gave me this look like he had no idea what I was talking about. I ran downstairs only to discover that the brand new hot water heater that I just had installed only 2 days prior was now burning up. The city inspector and the contractor were literally just at the home looking it over and signed off on it 15 minutes prior to it burning up.
went downstairs after they left and was looking at the electrical panel to figure out the needed breaker since his electrician was intoxicated and could not do the work and was tinkering around with the panel. Next thing I know I smell burning wires. He said it wasn't him that caused the hot water heater electrical to burn. I had to call the contractor who just left my home and have him come back. He asked me what
had been doing downstairs and because I wasn't down there watching him work, I had no idea but I did hear him working on the electrical panel. I brushed it off and believed
when he said, he "didn't touch the electrical" though I have others that say he had to of to have the electric burn the way it did.
then came the next day to finish working on the bathroom fan. He hired a different electrician. They went upstairs to install it and then shortly after very loud noise and what sounded like the ceiling caving in
came downstairs to find me and asked "do you want the good news or the bad news first"? I went upstairs to discover a giant hole in my ceiling next to the bathroom fan that was now installed. He had ruined the plaster and now there is a hole in my ceiling and its cracking badly. I had to finally terminate
and not let him continue the other work of gutters/door/transom window and landscaping on my home as he was causing damage to my home with every project he did. He required me to still pay him for all the work he had done up to that point including the bathroom fan. I had to have another contractor come out and finish venting the fan as I could not trust
to be in my home as the damage I was incurring was to much.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space". 

 

Here were the bids: 

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

 

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job. 

 

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

We live in an arts-and-crafts type house, built in 1909, in

We hired an architect who worked us through a number of different plans. We decided on one, and began to interview contractors, whom we had contacted at the annual remodeler’s convention. They tore up our bathroom and half the floor of the spare bedroom. I said that I had agreed to their services because of their claimed expertise and their estimate. I had reason to doubt the first, and the second was false. After two days they offered to

Before giving our remodel narrative, it?s worth mentioning that we were fortunate to not have to live through the vast majority of the project as we were living in California for a temporary work assignment. However, this distance also made the project uniquely challenging for everyone involved. AB and FD absolutely

Ok, now the narrative. By late 2013, we knew we were going to move back to our St.

We had been considering doing a big remodel project before we moved back home, but were anxious about finding a strong partner that we could trust to not only do the project well, but could also meet the constraints of our schedule and budget. We knew generally what we wanted to accomplish (new kitchen, master suite, new kids? bathroom, fix/replace damaged sun porch roof & walls, finish mudroom, etc.), but we didn?t have a good feel for how much of our ?dream? we could realistically accomplish.

With the help of Angie?s List, we found 4 remodeling companies to bid our potential project, all with ?A? grades, but with a large range in the count of reviews. AB brought FD to our first meeting and introduced them to us as a potential partner for the project. AB and FD have collaborated successfully on numerous remodel projects. Initially we were hesitant to pay ?extra? for design support, but we quickly realized just how valuable their service would be. AB did not have the lowest bid nor the highest, but their bid was the best assembled (one of us is an engineer and like lots of details) and they communicated far better than anyone else did. We decided to take the next step with both AB and FD and start in on our project right away.

From December 2013 through February 2014, we worked primarily with FD to generate numerous iterations of design plans, each of which resulted in a revision to the project budget and schedule from AB. Throughout this process, FD was incredibly attentive to our tastes and desires, they dramatically simplified the process of making a thousand choices, and they gracefully helped us make compromises to stay within our budget & schedule constraints, while never sacrificing design intent or top priorities. They also were transparent with their design fees, which were done in 3 phases. These probably aren?t the correct phase names, but essentially they were initial design (concept sketches and style alignment), detailed design (approved CAD drawings and plans), and design implementation (close engagement in the build process to ensure the design is properly realized). FD truly served as our surrogates throughout!

By late February, we aligned on a detailed design plan, for which AB finalized the bid enabling us to get our necessary financing, sign the contract, make the first of 5 payments, and move forward with the project. Apparently, for the size of our project, going from initial concept bid to final design and signed contract in less than 3 months is rather fast. However, by that point, our move back timing was being solidified, and it was imperative for the project to commence in March if it was to have a

During the project, we made a few trips back to St.

to make key decisions and check on progress, which was thrilling yet stressful given all the moving pieces. Then, literally one day before we were scheduled to move in, our home became move-in ready... one week before the original plan date! We know from our neighbors that AB worked long hours and pulled every string they could to make this happen. As another aside, the neighbors said AB and their various crews were very respectful throughout the process and they had no complaints. Some ?punch list? items still had to be closed out after move-in, which we expected, and we just recently finished the last of those items. Note these punch list items could have been closed out months earlier had our schedule permitted; a hallway wood floor had to be refinished a couple times requiring us to be out of the home for a few days at a time.

Overall, the project went about as smoothly as we could hope. A few issues... (1) there were some minor design/build hiccups along the way that required plan tweaks, (2) we would have enjoyed more frequent progress photos (given we were 2000+ miles away, we had an insatiable appetite to see the progress), and (3) there were a few budget surprises due to miscommunication and subcontractor underestimates (we covered some, AB covered a lot). None of these hiccups/surprises lessened our view of AB or FD. In fact, the professional and courteous manner in which they handled each of these situations only bolstered our trust in them.

The final result exceeds our expectations. The kitchen is breathtaking with stunning dark stained cabinets and honed granite counters, the den is charming with a fireplace mantle that looks original to the home, the kids? bathroom is classically elegant, and the master suite feels warm and right-sized. Guests have praised the quality of the craftsmanship and how well the new fits in with the old. What a compliment and we couldn?t agree more!
