"We hired after a "no show" from a competing company (who did offer a reschedule, but we eventually declined). We explained our" situation and "time crunch." Luckily they were able to work with us and gave us a *specific* time that they'd arrive. To our delight they were right on time! The service was quick, professional, and friendly and $50 cheaper than the quote we received from their competitor. Would definitely recommend and use again.

"First it did not come when it was scheduled. I re-scheduled and it didn't come - again. I called to complain -- the phones were set to roll over to a employees" cell phone -- so I guess I got a hold of him when he was getting up. I started to tell him what was wrong, and he argued and hung up on me. I called back again, and again, and again --finally he had his 3 year old answer. Once I was talking to the employee again -- I let him know I was upset -- told him I just wanted my money back, he swore at me and threatened. It escalated. It was horrible! (This is the short edited version) I got a call later from the guy in charge -- that conversation started good, He told me he'd give me a larger dumpster to make me happy. I said great. When the dumpster came it was not the size he said it was and he uncharged me. When I called him on it he said it was the right size, but I had actually measured the dumpster and it was not. The term" dumpster" I use loosely. It was a construction trailer made with expanded metal with holes all over for things to fall through. I told him to just pick it up and give me my money back -- then I'd be out of his hair. He finally did. Oh, and the 5 yard dumpster, which is what we originally ordered was weird too. It was on a trailer and it didn't open, so you had to throw everything over the top. It was a horrible experience! I called another dumpster place, which was a bit more money, but I got what I ordered, when I ordered it and they were really nice.

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.


You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

arrived early to see what specifically needed to be done. The freezer what placed in the basement 40 years ago and went through the doorways fine. But and his two workers struggled with trying to get it out in one piece. But that didn't work. then sawed the freezer in half. ...More While he was doing this the two other workers carried the sacks of blow-in insulation out to the truck. After the freezer was split into two parts, and the guys carried it out. They also cleaned up the areas. They worked very hard in the 80 plus temperature. They all were very pleasant and ready to work. I had purchased a $99 deal through Angie's list, but due to the extra work that had to be done I paid extra. This included recycling cost for the freezer. I was so pleased with the service and will definitely recommend them to others.

showed up late for the appointed time because they went to the wrong address. The address they were to go to is different than my address. The address of service and contact name and phone number were noted on the purchase request (done via a Angies List special) with the contact phone number. I know they had the correct address ...More because they called the contact to find out why there wasn't an answer at the door. After getting to the correct address, the team proceeded to load up. when directed to the basement for the rest of the material to be disposed of, they could not take it because we reached the four cubic yards that we paid for. I do not believe the was reached ( I looked and measured before purchasing the Angies List Offer). The attitudes of the folks as explained to me by my Step-daughter was, they did not want to do the work required and that they offered that they will take the stuff if she paid an additional $200. The Problem: did not live up the offer proposed and they were not very professional in the interaction with the customer.
