"I called Irish to setup an appointment for a quote based on reviews from Angie's list. Irish was one of (3) bids I got for the work. When I called an actual" person answered the phone. It wasn't someone cell phone or an answering service. She took my information and then promptly set up a time for , the owner, to come out and look at my projects. A day or so later I got a call back to say could meet me earlier than the original appoint if I was available. We rescheduled and showed up on time. We walked through the two jobs and he gave me verbal quotes on the spot. Access to the back of the garage is limited due to fence lines, etc...so he gave me a range on that portion of the work. After getting bids from the other companies 's price was in line and I called to setup a time to do the work. Again they were prompt in setting a time to start, with minimal lead time. There was some confusion between and the office on the final quote value, but we worked that out without issue. A few days before the scheduled start date I got a call back to say their previous job had been completed early and if I want to they could move up the start date. We agreed and and his crew showed up promptly at 8am to start the work. They knocked out the chimney work in one day and then got started on the garage. Upon closer inspection the garage was much worse than anticipated. Alot of stucco. walked me through the additional work and we agreed on a change order to complete. The garage work was difficult in that the fence lines meant his men needed to go up and over the flat roof garage to do the work. In addition he had a 'challenging' neighbor to deal with as well since part of the work requried him to stradle the properly line. In the end he finished the next day and did a good job of cleaning up. pointed out a couple of other items on the Stucco and on the brick patio that he could fix as well. Considering this job went over budget due to the worse than anticipated garage, we'll probably hold off on the other work for now, but I'll definitely call back when we get ready to do the work.

My sister-in-law uses brite white toothpaste and rubs it into those small holes. No prep, no sanding.

I've used wall liner (it applies like wallpaper only thicker) to cover a multitude of "wall sins" over the years. In my opinion it's the greatest thing since sliced bread. It doesn't look cheap or tacky, it's inexpensive, non-labor intensive and not messy to install.

I used it for the first time about 15 years ago to cover a faux brick tile on my lower kitchen walls that couldn't be removed. It was either tear the wall down or take a chance on $40 worth of wall liner. It did the job beautifully and lasted. Since then I've used it to cover paneling, a badly gouged wall after a kitchen remodel and a wall that looked like a pegboard after floor to ceiling shelving was removed.

Friends and family (and realtors!) have been amazed by the transformation after applying this simple inexpensive product. 


Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off. 

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

We originally brought them out to repair stucco that the roofer thought was responsible for a water leak. When they went up on the lift to do the work they discovered that the chimney had substantial interior damage to the point that it was collapsing and blocking the flu for the boiler. took me up on the lift to see the ...More damage for myself and provided a couple suggestions for masons to tear down and rebuild the top twelve feet. He was very accomodating of the scheduling problems this created. In the end, the work was done so that you can hardly tell the new work from the original 90 year old texture. While their price was not the lowest bid by a fair amount, the final quality of the work was excellent and I don't regret spending the extra money.

I contacted at the number listed. He was able to come over to give an estimate the next day (a Saturday no less!). While waiting on other contractors to come over and provide estimates, he followed up to let me know he was still interested in doing the work and an opening had come up in his schedule to get us in sooner than ...More later. I declined as I wanted to finish gathering the other bids, but thought this was a good sign. 's bid ended up being slightly lower than the other estimates I had received. More importantly, he seemed the best prepared to do the work as we had desired.
We scheduled the work, but were contacted to let us know they would need to push us back a day as another job had unexpectedly taken longer than planned. This was no problem as I understand that this can happen sometimes. and his team arrived promptly on the newly scheduled date (a little early actually - unusual in our experiences with other contractors). They worked efficiently and the steps looked great. I was so happy with the work, that as they were wrapping up that day I asked about some other smaller items I had been considering (bricking and stuccoing old boarded over basement windows). He was able to quote me a price, which I believed to be quite fair, and he offered that they could come back the next day to tackle those items.
The next day and his team arrived promptly again and took care of these other items. I was very happy with how things went. The stucco work was blended so well that if you didn't know where they had done the work, you wouldn't be able to tell. In addition they repaired some cracks in my patio as well.
Overall, my experience was very positive and I would be more than happy to refer to family and friends. Working with them has restored my faith that there are very good contractors out there that are professional and take great pride in their work.

We came to know of them from our neighbor. He had do his house. It was pretty extensive work. They are very professional. They gave a detailed estimate on how much it would cost. The estimate of $19,000 was for the entire job. We only wanted some necessary work done. Overall, and in detail, I don't know how the job could have gone any smoother or the final result, any better. and two assistants did an excellent job, efficiently, professionally and with great care and expertise. All at a very reasonable cost.
A corner of my home had settled a bit due to recent drought. Slight, ...More existing cracks became significantly worse. The problem was confined to the front wall finished in stucco. I discovered on Angie's List, called and asked for a visit and estimate. They have numerous very positive reviews. I was told when would be out, and he arrived promptly just a couple days later. He looked things over and described what was needed and how he would do it. He gave me a bid then and there. His price was very fair as I'd had a couple other quotes before his. A couple of days later, I called his office and accepted the proposal. He came out with 2 assistants on the following Monday. They patched all the cracks in the front exterior wall as planned. About 30 linear feet. There were other obvious flaws/minor damage in the brick steps and a sidewalk slab at the entrance to the house. We did not discuss this area at the time of his initial visit. He offered to do that also while they were there. Again, at a very fair cost. They tuckpointed the brick steps, leveled a large sidewalk slab and filled the gap between the stairs and walkway. was there throughout the entire job. (very rare in my experience) Doing much of the work himself and directing his skilled helpers for a smooth, efficient job. It went faster than I expected and the results exceeded my expectations. They were careful working around the landscaping and did a good job with clean-up.
I will definitely use them again and recommend them highly.

Irish was the only company out of five that provided me a bid on the spot. Further, the bid ended up being around the same price as most others, but with more work included, ...More so I went with Irish. They performed the work only a few days later, and finished a large project (removing facia around house, breaking up old concrete, re-pouring new concrete pad, refinishing steps and porch, and stucco around porch and house) within one day. The work looks so great, I decided to get a little more stucco work done around my retaining wall. I am very glad I went with and would recommend him without hesitation.
