"We arrived from out of state to the home and it was trashed. We got in late and were tired, and we had to deal with the dirt and grime through out the home. The" toilets were filthy, the kitchen counter tops were dirty, the refrigerator had moldy food in it, the oven was dirty, and this home had leaves and debris throughout on the floors. I called
Beaver that night and told him there is no we can move in until the home was cleaned. He apologized and had us hire a cleaning person. Through out the course of the year a storm came through and damaged some shingles on the roof, the 1980's era refrigerator quit working, an outlet went out, and the shower started leaking. We reported all of these items to
Beaver and they had them all fixed over the year.With the exception of the refrigerator we reported these items for their benefit not ours. Also he had the carpet cleaned within a week after we moved in because it smelled bad. There we no remotes for the garage door when we moved in so he had us go buy a pair and program them. THEY TOOK OUR SECURITY DEPOSIT AND HAVE REFUSED TO RETURN IT. Whats funny it that they are charging us for the new refrigerator, the garage door remotes and the roof repair. REALLY? THE ROOF REPAIR? That is almost comical because in the lease agreement it clearly states in fine print the
is responsible for "roof repairs". When we moved out we thoroughly cleaned the place so it was in better shape than when we moved in. We were ideal tenants that any
would be happy to have. We paid well before the due date and kept the place up. We left it in better shape than what we got it in.
Management took our $1075. We felt we had to write this review to do our part on letting others know how our experience went with them.

The current housing climate requires today's home buyers to know as much as possible about appraisers, mortgage brokers and real estate agents.

Most states require a seller or landlord to disclose a death in the home. Absent of there being an undisclosed death, the tenant doesn't have a leg to stand on. Usually, small claims court will order the tenant to forfeit the deposit and pay for any unrented time in the home. However, if the tenant can prove that there was an undisclosed death in the home prior to their renting it, you may be liable for a full refund of all rents, deposits and moving expenses.
Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Overall: I was highly disappointed with this service. I decided to lease my home after finishing my medical training in St.

. I was excited about finding a property manager (PM), as I was moving across country and I wanted to leave my tenants and my property in good hands. Unfortunately, this PM was never fully engaged (except when it was time to collect his share of the rent). I found myself having to deal with multiple issues from a distance - the exact opposite of what I was looking for. I WOULD NOT RECOMMEND this service to anyone, particularly young professionals that reside outside St.

Price: This PM charged a reasonable commission of 8% of monthly rent. Unfortunately, I felt "nickeled & dimed" for every upkeep and repair. After the first two estimates, I surmised that the PM was charging a high - markup for

handyman chores. I started finding estimates from other sources that were much more affordable.
Quality: This PM had numerous promises that he did not keep after I signed the contract. The contract required property checks every 3 months by the PM with reports to me. I only received one report in 12 months. The PM also did not maintain (or visit) the property when the property was vacant. I made an unannounced visit to my property shortly before my second tenant was scheduled to move in. I was shocked at the state of the property. The yard had not been mowed in months. The house needed cleaning. I spent a frantic 48 hours touching up paint, vacuuming and waxing floors. It was evident that the PM had no intention of preparing the property before the tenants moved in. I was particularly upset with how the PM transitioned tenants in and out of the property. After the first tenant moved out, none of the utility bills were transferred into my name although the
utilities remained on. Several months later, I was contacted that I owed a total of nearly $1000 in various utility bills (during the months the property was vacant). These were utilities that I had trusted the PM to take care of when the first tenant moved out.
Responsiveness / Punctuality: PM was generally unaware of what was going on with the property. His standard answer to most questions was "I don't know." When tenants had concerns about the property, he would generally just forward their emails / calls to me without bothering to investigate these concerns himself (much less come up with a solution).
Professionalism: Poor. The PM decided to terminate his contract and gave me his two weeks’ notice. Less than 3 hours after
sending me an email stating his pending departure, he drove over to my property and told my tenants that he would no longer be their property manager. This was before he and I reached an agreement on how to proceed. My tenants (who had just moved in 2 days before) were left thinking they were without property management coverage and contacted me frantically. This was highly unprofessional and honestly spitefully done by the PM.

A few days after New Years, I left town for work. As I was getting ready to go to the airport, I noticed my bathroom sink acting funny--hot water, but no cold water. I left for my trip, but called and asked a friend of mine to check the house. Sure enough, a pipe had frozen and burst. I called

had repaired the pipe which required them to open up walls in my downstairs coat closet, my master bedroom, and the bathroom itself. All of the patch work was fine. I give them a B instead of an A for "Quality" and "Professionalism" just because they didn't do the greatest clean up job. There was still some dust from the wall repairs they had to perform. But my pipe is good.

It was very difficult to get the PM to help obtain estimates from contractors perform needed maintenance at the site. After 2 months with them, no estimates had been obtained, even though we made it known to them that we wanted to get started making repairs as soon as possible. Responses to e-mails went unanswered for several days sometimes. Sometimes, when money was involved they were returned immediately. But most of all the person both my brother and I spoke to on the phone seemed very aloof, and at times condescending. We made the decision to end the relationship after only 2 and one-half months. And they also agreed. They didn't want the doorknob to hit us on the way out. I suppose we were too small for them to deal with? Had the account been worth $100,000/ yr we might have received better service.

They were very prompt with the call back. They camp out to view the property and showed up on time (actually a few minutes early. The agent was extremely friendly, knowledgeable and professional. She came prepared and had done her homework before she arrived. They offer some TOP notch services. I would definitely use them without hesitation. We're just not sure what we're going to do yet.

back and they lied about that if you are African American or any other race instead of white do not rent from them worst people to rent from.

They were gangbusters at time of sign up. As time progressed they slithered n deteails. They did not list property right away. Tneh got me into trouble with some of the utility agencies by not having themselves listed as property managers so some bills went unpaid until threatening letters came from the companies themselves demanding payment(s). Call backs are terrible.

Mediocre property manager. They did respond when things broke, but they did not take care of routine maintenance needs.
My biggest complaint is with regards to what happened when I moved out. I broke my lease early (after 20/24 months) and provided two months notice of moving out. There were no issues reported at the inspection of the unit - in fact, I left it better than it was when I moved in (painted bathroom and closets, replaced thermostat and multiple light fixtures, INSTALLED smoke detectors).

Second, I was told at the inspection that I would receive my security deposit back as long as new renters were found - which they were. Third, I offered to pay a penalty to break the lease, but

never confirmed the amount nor that this was the route they agreed on. Finally, they ignored my phone calls and never sent me any follow-on documentation to terminate the lease, etc. and never sent me my security deposit back.
I filed a complaint with the Better Business Bureau and

eventually responded to them saying that my security deposit was taken to pay remaining rent and penalty fees. While I think this in itself is a lousy outcome based on what I was told, I would have appreciated if they had just had the professionalism to call and tell me this to my face.
