"I interacted with

pretty much on a daily basis for the 9 months they worked on our project. They picked up where another contractor" left off, fixed the problems the other contractor created, and made sure the project got back on track.

built a beautiful addition, transformed the basement, worked seamlessly with the architect, engineers, and subcontractors. They installed a new roof, replaced all the windows (there were a lot), replaced siding, leveled concrete floor, installed new bathroom slab, subcontracted installation of new wood floors, built a gorgeous stairway, subcontracted drywall for the whole house, insulated the walls, coordinated with the HVAC sub, installed all the tile in the house, sourced and installed all the millwork, and did a huge number of other things to complete a large project. And aside from being excellent carpenters, they are two just all around GREAT guys. I hope to work with both of them again soon.

"Totally wasted my time. Insisted he was focused on quality, but refused to stick to his written proposal even before the job started. Took two months to show up to start the job after" his first visit, and since the job was to replace 3 exterior doors, we lost the
to do it during good weather. In the end, he failed to deliver because he had only one "door guy" and that guy didn't want the job, so I was left hanging in the wind. Totally unprofessional on multiple levels, and when I told him so, he wouldn't even apologize! Just kept saying "I did nothing wrong." This guy cannot be recommended. He's all about blowing smoke. He took a month to send a written proposal after scoping out the job, then another month to show up with his "expert" to start the work. But he had not told the "expert" about the job, and spent that whole visit trying to talk me intp new work that was not part of his written bid. He ultimately couldn't do the work because he had only one guy who can do doors!

"My husband and I hired
's Construction at a big premium ( 21% overhead in addition to 10% state taxes on all time, materials, subcontractors and sales taxes," as well as $85/hour for the supervisor who poorly orchestrated the job) for efficient, quality work that was promised and subsequently not delivered.
's Construction not only failed to provide the commitment to quality service, but they demonstrated substandard and negligent work as follows: 1 Disregard for our time and money/Incompetency:
's unleashed a brand new employee who had previously been a painter to install a heavy double-wide barn door between the foyer and the office in a high quality home. This job was at minimum an experienced two-person job. The carpenter admitted to me that he had never installed such a barn door. He took twice as much time to complete the work, wasted time while on the job, standing there thinking what he would do next, running back and forth to the hardware store to get screws, paint, and other odds and ends, as well as taking long lunch hours, while arriving late and leaving early. He was abandoned by his company, without apparent supervision. 2 Poor planning: The doorway was to be prepared during a 2 week period and the "the door was to be completely ready to hang when it arrived a week or two later." Two unfinished doors arrived, and while I was at work, the carpenter, proceded unbeknownst to me, to sand and drill the doors in our garage, leaving fine dust and shavings all over the garage still filled with personal items/photos/clothes/electric piano etc. The doors were attached, then hung on site, and days later the painter arrived to paint the doors. The painter refuted painting on site, and the doors had to be removed. In moving the door in and out, the men dinged several areas on the ceilings and entry door and jam. ~~The project was supposed to be completed by May 25th, but was not completed until June 25th.
's also installed a pre-hung hollow-core door, then needed to take it out and order a new solid core door as was originally specified, and they charged us for the time to correct this mistake, amongst several other mistakes. ~~
cut corners for repairs of a beautiful ceiling in the office, tried to paint it themselves with the incorrect paint, leaving larges scabs on the ceiling and around door jams. I demanded that painters come repair the poor workmanship, and they said that they would have to repaint the entire ceiling. The door also had defects, and the painters said that this repair could only be achieved by repainting the entire door, once again at a time delay and further removal of the door. The painters professionally acknowledged the botched paint repair by
's. 3 Employees and the supervisor routinely scrambled and reacted to problems. 4 We were billed for work caused by egregious mistakes. 5 Obfuscated and evasive invoices, such that even the supervisor couldn't explain them. 6 When asked for accountability and transparency on invoices, the accountant only sent a re-worked statement that was even more confusing. She aggressively asked if I was accusing them of cheating, when I only wanted to understand how they arrived at their numbers. 7
's initially charged me for materials (as well as overhead and taxes upon taxes) not delivered nor paid for by them----eg. door hardware, a Honey Bucket 8 Door still has obvious paint defects and does not function/glide without clicks and catches. The handles were hung with a 4 inch discrepancy, not to specification. 9
's failed to recognize as well as to inform us of the possible need for a permit --- Per Seattle Department of Planning and Development---- "It sounds as if a permit would be required for this project and I would suggest reading our Tip 316 for a possible Subject to Field Inspection (STFI) permit. Wiring would require a separate electrical permit. Either the contractor or the property owner may request a permit. Usually this is decided between the two parties." 10

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

This was a redo of confused work on a replacement window install started by previous person. First, the scheduler was informative and accommodating and got me on their busy schedule in time for painters. Next, the owner came out, measured, discussed, and gave me a shopping list which I asked for. He also told me how he'd approach my next project (jacking an uneven deck to match adjacent one so both can be waterproofed).

I jumped into this deck job with only two bids. I was impressed with all the great reviews and felt good about pulling the trigger. The deck was to require permits which the company was able to coordinate without me doing anything. Once the work began I was immediately impressed with the attention to detail. When I was working on projects at my Seattle rental house, this company was doing extensive foundation work on the house next door. I asked them to look at my house's foundation (both houses are on a steep slope). Luckily the foundation was fine but the lower deck and its stairway supports had shifted significantly downhill.

He stuck by his original estimate, which he didn't have to do, and I'm very impressed with his concern for doing the job right.
(Please note, I live in Portland and the house is in Seattle: At the time of this review, I hadn't yet been up there to see the repairs firsthand. But a neighbor sent pictures and it appears the area was left in good shape.)

(CCH) performed a remodel of our kitchen and surrounding spaces. The house is a two-story contemporary style from the 1950’s with a large fireplace separating the kitchen, dining and living rooms on the upper floor. The large fireplace continued to the downstairs. The remodel design provided for the fireplace to be removed to create a “great room” of kitchen/dining/living room spaces. The kitchen was completely reconfigured. The removal of the fireplace affected the surrounding areas of the house on both floors that were improved during the project. The major items of work included:

Our main suggestion for improvement is for CCH to be able to provide budget status worksheets in a timelier manner during construction.

Since the completion of construction, several small items that have surfaced related to the work have been addressed by CCH with no avoidance or complaint.

We had a very complicated remodel due to time frame, we were living and working in the home at the time of the remodel, almost every room in the house needed something done and we had already installed new carpet and painted the walls.

. He came right away to go over the what needed to be done, was going on vacation in a few days, but got the bid to us before he left. When he returned they started and finished pretty much on time.
The remodel consisted of wiring, plumbing, gutting the master bath, remodeling the kitchen but working around the cabinets that we wanted to keep, tile work in bathrooms, quartz counters and backsplash in kitchen, demolition and refacing of fireplace, replumbing gas lines, installing wiring for computers and TV's. We have 3 1/2 baths and every one of them needed sinks, toilets and new lighting.
The entire project was to take about 6 weeks and it ended up about 8.
We were extremely happy with everything and especially the quality of the work and the crew

The handyman was very helpful and helped us figure out a plan for our fireplace, where the grout around the insert was flaking away. He thought of using black silicone caulk when we couldn't find matching grout anywhere in the city. I wish we had thought of this years ago - it looked great! The hardwood floor contractors were very efficient - in and out in an hour over two days (had to seal the new wood - had to sit overnight). You couldn't tell the patch was even there after they were done.
Pricing was in line with other handymen services we scouted out. We will definitely be going with
