"Was very disappointed in drywall repair & not putting in sub flooring under cabinets as I instructed. They did not pick up the fireproof 3/4" drywall & R 15
" insulation I purchased & had on will call @HD. I let the owner know it was on will call. Put in their own cheap 1/2" drywall & insulation and shimmed out to meet upper half of 1" thick remaining drywall. Did a really bad job. Left gaps where drywall was suppose to meet. Also large gaps at end of drywall @ corner. Contractor's handyman said no need to worry as cabinets would hide gaps. I was concerned about cold air getting in. I also purchased sub floor laminate which he said I did not need as cabinets would hide the gaps in plywood flooring previous owner put in. Again, I was concerned about gaps in floor letting cold air in & nasty look. Cabinet install was slow, especially the putting on knobs & pulls which took him another full day to do. He also had a hard time with the plumbing of cabinets. He also reattached carpet the second day, which should not have taken long. I had a total of 11 base cabinets so this was not a huge install. I had all older cabinets torn out before hand & water damaged drywall removed before hand. He did get the cabinet finally plum & did a good job at re-connecting plumbing in bathroom . The knobs & pulls also look good, too. It took a total of two days for handyman to do job. I did let owner know what I needed done. He seemed to think the job could be done in a day. The owner never came out to the job site & my only contact with him has been on the phone. I thought that quite odd not to look at the job site before beginning so I could get expected time & cost down. I would say lack of communication was a big problem.

"After 4 years in our 2 bed/1 bath 1926 Greenwood Craftsman, it was time for more space. We evaluated 4 different contractors, but chose Mason based on his responsiveness, price, and" reviews. Mason accommodated a project where scope creeped quite a bit: the basement was completely unfinished, and we wanted to add a full bathroom, and an egress window and closet to make a bedroom space. After the work began, we realized it would be great to reclaim the other space and have a living area. Mason took everything in stride and we ended up with exactly what we wanted. Everything looks great, from tile in the bathroom, to doors, to drywall and paint. Probably my favorite thing about the whole process is how Mason helped us pick the right things. My wife and I are both pretty busy, and not particularly picky or interested in controlling the details of the project: Mason took care of picking out pretty much everything, from finishes and hardware to paint. I appreciate that he provided the full service, and also that he picked stuff that really matched our taste and the rest of the house. It made the whole process really easy. Mason also has a really great guy -
from Covington Plumbing - who does the plumbing work. He's really thorough, did a great job on the bathroom, and helped move around existing plumbing (including relocating washer/dryer across the basement). Will definitely use
for any future plumbing. We started with a 2 bed/1bath, 1000sq ft house, and Mason turned it into 3 bed/2 bath, 1500sq ft. I highly recommend
and will use them for all future projects.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?
There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

We live in a 1926 house and hired
Seattle Basement Remodeling Companies Provider Name Locked
to remodel our basement. We wanted to work with someone who had experience working with older homes because to be honest, nothing is level or plumb in a 87 year old home. These issues require accommodation and some very creative thinking, to make the finished product look right.
Seattle Basement Remodeling Companies Provider Name Locked
and his team nailed it and resolved all of my "pre-existing" issues with our house, quickly, and cost effectively.
We created: 2 bedrooms, 1.5 bath, Laundry, Media Room and storage.
Structurally we did an Earthquake Retro-fit, removed an old chimney, leveled sloped floors to the best of our ability. Moved 2 pony walls which had popped off the sill plates and re-attached one floor joist which had been moved for a heater vent, many
Seattle Basement Remodeling Companies Provider Name Locked
ago.
We are nearly complete on this project and
Seattle Basement Remodeling Companies Provider Name Locked
has done a very good job keeping on budget and making things happen as quickly as he can.
Old homes tend to have a few surprises once you open the walls and
Seattle Basement Remodeling Companies Provider Name Locked
was very good about giving us 2 or 3 options to consider each time we ran into an issue which needed addressing. Outside of that, he did exactly what he was suppossed to do and managed the project and sub-contractors, executing our plans and wishes at every stage of this project. He has a neat group of subcontractors he works with and all of them were hard working, and highly professional.
We have had a lot of fun working with
Seattle Basement Remodeling Companies Provider Name Locked
and we are excited to sit down with him again in a year or two to begin work on our bathroom and kitchen.

This project is currently in-process. My house is on a very tight urban lot, yet Excavators NW was able to efficiently move in multiple machines and get the house in the air right away. The excavation process removed a huge quantity of soil and basically consumed my lot wall to wall between the dig and the required 1:1 sloping. The city of Seattle and my Geotech are being extremely strict with me, so the guys on site required a bit of coaching from me to get the cut to comply with the city's needs. In the end, we got the dig looking great and are now moving into forming the foundation. Save for a few days of delay due in part to excavation being more extensive than anticipated, a structure change on my end, and some staffing reorganization on their part, I would say the guys have made a good effort to keep things on schedule. Major earthwork on a tight, sloping lot is never likely to be pro-forma.

On the whole, Exc. NW has been very responsive to me as an owner/builder. . The Site Leads,
Seattle Basement Remodeling Companies Provider Name Locked
, and the owner,
Seattle Basement Remodeling Companies Provider Name Locked
very are experienced and thoughtful about their approach. One of the main reasons I hired them after our initial on-site interview was that I knew they would listen and work well with me to fulfill my project the way I envisioned it. So far that communication and trust has held up.

Their pricing reflects their level of service. One of my main concerns going into an excavation process was a ballooning budget due to the unforeseen problems that come up once you see what's really under your feet. Exc. NW has been reasonable and fair with any changes that have arisen. Where others use changes as a
Seattle Basement Remodeling Companies Provider Name Locked
to gouge you, I feel these guys have played fair and simply haven't sweated the small stuff.

I'll update my review when the project is complete. Very happy overall so far.

Seattle Basement Remodeling Companies Provider Name Locked
worked closely with me to do initial take-off of my design sketch. He gave me a very prompt estimate in spite of a long lead time on their work. I had a small job, but he fit it in with his larger jobs schedule. This kept me on schedule. The fabrication and powder coat along with an immaculate install created a piece of jewelry for my new garage. These guys are stars!

The work went perfectly. They laid out the tasks and prices. We met every couple weeks. Mostly they pointed out things they were working on. They asked us to make some decisions and would always give advice when asked. And they got it all done on the time schedule with all details covered. We did not see them go back and correct anything. It just seemed to get done perfectly on time the first time. This is what friends had advised us to expect and
Seattle Basement Remodeling Companies Provider Name Locked
lived up to those exceedingly high expectations.
Seattle Basement Remodeling Companies Provider Name Locked
exhibited the highest professionalism and knowledge of their craft. At the same time they were very nice and personable. They clearly liked each other and their work. They enjoyed doing a good job. One member took us up on our offer to have him bring his wife by to see what he had built. They would spend as much time meeting with us as we wanted, meeting early or late, and not have to rush off but instead listen to all of our comments.

This is the second house that we've had
Seattle Basement Remodeling Companies Provider Name Locked
do in 20 years: big work/kitchens on, and have nothing but good to say about
Seattle Basement Remodeling Companies Provider Name Locked
. Most recently, we had them do a total kitchen, bath, dining, gut and remodel. They were on time to the exact day. There was never a day they weren't here working. The subs are awesome too. Our most recent lead carpernter,
Seattle Basement Remodeling Companies Provider Name Locked
, is truly a master, with 30 years of top-quality remodeling under his belt. Every decision was thoughtful, careful and considered. When he started,
Seattle Basement Remodeling Companies Provider Name Locked
laid our a day-by-day schedule and it was perfect over 2-3 months.
Seattle Basement Remodeling Companies Provider Name Locked
husband notes that after the job was finished, and there were inevitable re-dos or things that needed fixing, they were always there immediately and fixed it 100%. In one case, there was a brand new door that failed, and they were right out twice to fix it. Plumbers and electricians ALL follow up because they want JB to be happy. Truly, while they are not the cheapest, we continue to use them for projects again and again because we know it will be right. After the kitchen we had them come back a few months later to do more windows and a bathroom. The window involve cutting walls and making the windows bigger and again, there are NO PROBLEMS. We have had other lead carpenters over the years and dealt with JB owners/managers and always been happy.

Hired to do the work,
Seattle Basement Remodeling Companies Provider Name Locked
arrived to prepare an estimate. Selected because he is part of a
Seattle Basement Remodeling Companies Provider Name Locked
/trade organization that we belong to (BizX), we were negotiating part of this as a
Seattle Basement Remodeling Companies Provider Name Locked
process to save money. As part of the process, we were going to hire a separate flooring company and do our own painting.
First of all,
Seattle Basement Remodeling Companies Provider Name Locked
took virtually no notes during our initial meeting., which I thought was troubling He prepared a single estimate and only quoted additional items verbally, never furnishing any written documents after that time. While he seems capable (and, as general contractors ourselves, we understand that sometimes work schedules may be delayed),
Seattle Basement Remodeling Companies Provider Name Locked
is just not a good communicator. He did not return email inquiries and frequently did not arrive at the pre-scheduled time to do the work. The work schedule was haphazard and unpredictable. To be fair, there aws a mid-project delay as a floor was installed by others. This could have altered his anticipated schedule, but we were aware of that and in no hurry to finish, only wishing for a predictable schedule. At our most recent communication, we asked that he return to do the final work, building a
Seattle Basement Remodeling Companies Provider Name Locked
TV cabinet. He noted that he would start it last Monday. late last week he texted that it would instead be "Tuesday or Wednesday". He was a no show. I called him Tuesday, I called him Wednesday...and I called him Friday requesting that he call me by the end of the day. No call. I know that he is working on another project, so again I do understand that the stated schedule may have needed to be delayed, but frankly we are all busy - and have a cell phone an email. There is simply no excuse for not communicating with your client, so reluctantly - he will not be referred by us.
