" . is highly recommended. is a design/build firm, but we had most of our design work already done and they have been" able to bring the design to reality. Lakomski is the owner and he has done a wonderful job managing the project, keeping to an aggressive schedule, working within our budget, and communicating with us on almost a daily basis. The project permitting got started in early February, we moved out in March, and we are scheduled to move back in early August. The team and sub-contractors have been timely, professional, clean, and the work is impeccable. Remodeling is a daunting experience, and there are countless decisions to make and materials and labor are so expensive. But has been an incredible resource, understanding our budget and working with us to build a sleek, modern (transitional style), high quality house that we will be able to enjoy for decades to come. We would highly recommend with no reservations, and you can expect to get high quality work within your budget with clear communication and adherence to schedule. I will note that my husband and I have been extremely organized and very focused and clear about our design, scope, and budget - and this style has worked very well with . We have had only a few change orders (Cat 6 in the house instead of cat 5/canned lights in basement/nest thermometer/tile shower in guest bath instead of tub). Although our contract specifies a 12% change order fee, had told us that the fee would be waived if the changes were discussed in advance and did not impact schedule or cause major changes etc. We have found that to be the case for all of our change orders (that the fee was waived). At the beginning of the project, created a shared google calendar with us for all of the stages (permitting/demo/foundation/electrical/HVAC etc.), and has also given us written weekly progress reports and an ongoing task list. understands that we are building our dream house, and often has suggestions about not only the infrastructure, but material finishes, fixtures, and modern design ideas. For example, last week he asked us how we wanted the front of the house to look (we are doing board siding), and suggested that in the gable area people often add a contrasting shingle or shake to add interest. We ended up going with cedar shakes due to his suggestion, but truthfully we would not have even thought about it until all the board was up. Just one example out of many that we have worked through - since we have not been working with an architect, his suggestions and advice have been invaluable.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space". 

 

Here were the bids: 

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

 

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job. 

 

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

The not-so-flattering: does No Work himself. I never once met . He says one thing to the ...More project lead and another to me and one to me and another to the contractor. Quite odd and unprofessional.
The project lead is a great salesman. And every good company should have one. He talks fast and gets you to sign even faster. Our initial bid was $3500. When we asked him about items that we wanted he kept saying "Oh yeah, I'll just throw it in there. I'll just throw that in there, no problem. I want the job so you got it no problem, i'll just throw that in there." Of course we were happy to hear that and went with it. Especially, since he was already doing our pipes so everything would be open and easy to convert/remodel at that point. Before I could read the fine print, my husband had already signed and he was handing us the carbon copy. He had added an additional $2600 to the project that he kept quoting at "thirty five hundred no problem, we'll slam it in and get it done for you for thirty five hundred no problem". Ask another question? Repeat answer.
Example of over-sell: The bathtub. In conversation, he said "I'll tear it out and I can get you a new one for $135 no problem. I'll just throw it in there." On paper: $625
The window: We spoke at great length about wanting a picture window and when we came home, we ended up with a slider. He even called around for it in front of us and never did mention that the slider was what was available Because We Had Just Talked About Wanting a Picture Window. So, he knew he was working it.
Then, because he wanted to start the project right away, and we were out of town (our fault), we came home to the window already installed. And with no window, no shower, no sink and a toilet that was coming out of it's hole every day, we wanted to just get it done. So, we sucked it up. Also, he said he could get us a window for $40 bucks. On Paper: $225.
And on it goes the bamboozle goes - up to $2600 that is (do the math, it's a lot of bait and switch). The $2600 was input at the bottom of the hand-written contract like this: "Upgrades: $2600". They weren't even detailed even though I specifically (did I mention specifically?) asked for two different contracts to be written: One for the repipe, the other for the remodel. One was received.
Now, I almost gave this contractor a failing grade for one reason alone:
They must've broken something in my home because my 1 1/2 year old daughter picked something up and put it in her mouth. It was glass!!! BROKEN GLASS!!! Thankfully, it wasn't jagged or she'd have had cuts all over the inside of her mouth. Thank goodness, we watch her closely for it only took 1-2 seconds to realize she had put something in her mouth. Otherwise, a big fat 'F' and some doctor bills, to say the least.
Also, this contractor does not clean up until AFTER the job is done. Outside is understandable. However, our living room (which takes up most of our little post-war home) looked like a garage for two weeks.
Our living room was taken over with tools, our toilet, nails, drop cloths, wood, and anything and everything else that was necessary to do our remodel.
We have an unfinished basement. If it's going to sit around for more than 1 full day, put it there Please?.
Also, in the middle of the project, he calls me and asks me for a 'draw down'. I said 'What's that?" He responded by telling me that it was an advance on the remaining monies I was contracted under.
I said "Certainly not! You will get the remaining monies AFTER the job is completed". And it was so. It was 50% down. Upon signing. I'd stay that's pretty standard.
Speaking of standard. He said that tax in Seattle was 10.5%. After doing the math, (after we signed of course - ! He's a great salesman, make sure you catch your breath...) we noticed we were charged over 11% tax. Seattle tax is 9.5%.
Now, overall i do think it was fair pricing. What I don't think was fair was being mislead. This is what gets under my skin. The experience of being hoodwinked.
Just be straightforward.
Go over the numbers in the contract.
Be honest.
don't omit pertinent information.
This way, you can get repeat business.
Now, even though I'm completely happy with the end product (because the pros heavily outweigh the cons - of course, I wouldn't be saying this if my baby had cut herself/swallowed glass), I will not use this contractor again.
Sad.
don't contractors know that the best way to sell yourself is to have your customers do it for you? Hence, the vital need for a good customer experience.
All in all, the bathroom came out beautifully (which is why he gets a C-rating after all the cons and the Broken glass in my baby's mouth are subtracted - which if it would've hurt her, it've been an 'F') and pricing was standard to what we would have paid out to anyone that would have done our bathroom as we tend to shop for deals.

Kendele of was contracted for a full bathroom remodel in our house built in 1941. It is a small upstairs full bath and required teardown to studs including a low hanging ceiling over the bath/shower. He provided an estimate that included mostly labor and sheetrocking and described that he typically allows ...More the homeowner to supply fixtures, tile, etc. His bid was competitive, he was honest and easy to communicate with, and a friend had a positive experience, so we hired.
The work was started on time and completed quickly by Kendele and (we did not specify a strict timeline). Care was taken to protect the house from dust, foot traffic, etc. They were responsive to all questions and helped us decide appropriate hardware, tile, lights. I felt confident in the work that was being performed at all times and did not feel there were any safety or honor issues. Quality of work was excellent and I do not have any complaints about the work performed.
My experience with Kendele was that he gave a mostly labor only bid and allowed us to then decide on "parts" which was to my liking. It allowed us to be more involved in determining the overall cost of the project. Some people would probably not like this and just want a package contract but I can't speak to whether Kendele offers all inclusive contracts. There were no surprises or unexpected costs to the contract. Approximate cost of service as above was for the labor and total cost of the remodel was about $12k when all completed. This total cost was moderately lower than another bid and much much lower than another well known contractor.

Was very disappointed in drywall repair & not putting in sub flooring under cabinets as I instructed. They did not pick up the fireproof 3/4" drywall & R 15 insulation I purchased & had on will call @HD. I let the owner know it was on will call. Put in their own cheap 1/2" drywall & insulation and ...More shimmed out to meet upper half of 1" thick remaining drywall. Did a really bad job. Left gaps where drywall was suppose to meet. Also large gaps at end of drywall @ corner. Contractor's handyman said no need to worry as cabinets would hide gaps. I was concerned about cold air getting in. I also purchased sub floor laminate which he said I did not need as cabinets would hide the gaps in plywood flooring previous owner put in. Again, I was concerned about gaps in floor letting cold air in & nasty look. Cabinet install was slow, especially the putting on knobs & pulls which took him another full day to do. He also had a hard time with the plumbing of cabinets. He also reattached carpet the second day, which should not have taken long. I had a total of 11 base cabinets so this was not a huge install. I had all older cabinets torn out before hand & water damaged drywall removed before hand. He did get the cabinet finally plum & did a good job at re-connecting plumbing in bathroom . The knobs & pulls also look good, too. It took a total of two days for handyman to do job. I did let owner know what I needed done. He seemed to think the job could be done in a day. The owner never came out to the job site & my only contact with him has been on the phone. I thought that quite odd not to look at the job site before beginning so I could get expected time & cost down. I would say lack of communication was a big problem.

After 4 years in our 2 bed/1 bath 1926 Greenwood Craftsman, it was time for more space. We evaluated 4 different contractors, but chose Mason based on his responsiveness, price, and reviews. Mason accommodated a project where scope creeped quite a bit: the basement was completely unfinished, and we wanted to add a full bathroom, and an egress window ...More and closet to make a bedroom space. After the work began, we realized it would be great to reclaim the other space and have a living area. Mason took everything in stride and we ended up with exactly what we wanted.
Everything looks great, from tile in the bathroom, to doors, to drywall and paint. Probably my favorite thing about the whole process is how Mason helped us pick the right things. My wife and I are both pretty busy, and not particularly picky or interested in controlling the details of the project: Mason took care of picking out pretty much everything, from finishes and hardware to paint. I appreciate that he provided the full service, and also that he picked stuff that really matched our taste and the rest of the house. It made the whole process really easy.
Mason also has a really great guy - from Covington Plumbing - who does the plumbing work. He's really thorough, did a great job on the bathroom, and helped move around existing plumbing (including relocating washer/dryer across the basement). Will definitely use for any future plumbing.
We started with a 2 bed/1bath, 1000sq ft house, and Mason turned it into 3 bed/2 bath, 1500sq ft. I highly recommend and will use them for all future projects.
