"Having has made renting out my house very easy. I have complete faith in and his company. They are very professional" and keep track of everything. Most states require a seller or landlord to disclose a death in the home. Absent of there being an undisclosed death, the tenant doesn't have a leg to stand on. Usually, small claims court will order the tenant to forfeit the deposit and pay for any unrented time in the home. However, if the tenant can prove that there was an undisclosed death in the home prior to their renting it, you may be liable for a full refund of all rents, deposits and moving expenses.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

found me very good tenants who were well-liked by the other tenants in the building, took care of the property and paid the rent punctually. He carried out 6 month inspections during the time the unit was rented and reported the results each time. There was a slight glitch when I was told to pay the moving-in fee, which I ...More later learned was actually the tenants' responsibility. Other than that, management was reliable and trustworthy.
A few months ago I asked to sell the unit rather than to wait until next year as he advised me to do, so he put it on the at the price I named and we had 4 acceptable offers the day it was shown. All were above the asking price. We just recently closed, 6 days ahead of time. I would attribute this to a number of factors, one of which has to be 's professional handling. I appreciate the fact that he kept in touch and was always available when I had questions and/or needed clarification of items or issues. The process went so smoothly and efficiently in such a short time that I still find it hard to believe that business has been completed. Talk about stresslessness!!

has been our property management company for over 10 years. A couple of years ago they were bought out by Associa (a national company) and everything went downhill from then on. The biggest problems we had were with the accounting department. The entire accounting system changed and is now done in Dallas, Texas!
The ...More mistakes were outrageous and almost impossible to fix. As an example, last year we had an assessment and I (and several other homeowners) paid the full amount up front, however they charged me monthly, taken from my checking account without authorization for months. They eventually had to reimburse me almost $800! I was not the only homeowner in this situation. When I did get the check it arrived without any explanation or apology...nothing, just a check.
We had a continual problem with checks that would disappear (we have a common area unit that we rent to homeowners), they were never cashed and could not account for their whereabouts. We ended up having to let the homeowners deduct the cost of stopping payment from the rental fee, which in the end meant we lost around $500 in rental income. There were plenty of other problems, and finally in October the board voted to end our contract with and look for another property management company.
When we notified them we found out that we had what is called in the industry a "evergreen" contract that had been signed at least 10 years ago by board members who do not even live here anymore and it meant that we can only terminate the contract in the same month it was signed (May, I believe) but they are not required and do not let you know when the contract is up, it simply automatically becomes the next year's contract. If we terminated the contract before May we were required to pay half the cost of their service until May - even though they would not be our property management company. We opted to hang on until . 1st - but we are stuck paying the 50% until May. If you decide to have manage your property make sure you do not have the same contract.....I am actually shocked that it is even legal.
To top it off, when I sent them the termination notice I did not get any phone call or contact from anyone at . What I did get was a letter from their attorney explaining how we would have to continue to pay them until May.
Finally, I would not recommend to any condominiums looking for a property manager. We were with them for so long because before they were bought out by Associa they were a decent local company and we liked our particular property manager, who they promptly fired when they took over.
There are plenty of local property managers out there, this is not one I would ever recommend. I would definitely recommend that you carefully check the references of any property management company you are considering.

First I consulted Angie's List for a reputable and highly rated agency. The agent was prompt in getting back to me always, she was very thorough in her evaluation of the rental and of my particular requests (as this is a duplex and I as owner occupy the other unit). The screening, the contract with , the lease that we agreed ...More on for a tenant, the expectations of credit, criminal, landlord and other checking was first rate. They have a number of different modes of advertising and interviewed prospective tenants for appropriateness before showing the rental. I always was notified a day in advance of showing. After two to three weeks we had what I hope to be the best tenant for me. She will move in just next week so from listing to move in was under two months. I have chosen to continue with for property management service for the term of the lease though I may discontinue it at any time.

I wanted to prepare a home for rental. I first met with them to discuss what changes and upgrades needed to be done to the home to be able to get the most for my rental income. They made appropriate recommendations within the budget that I established.
They then worked with me to on the renter profiles (kids, pets, smoker, etc.)
Once on ...More the they quickly showed the property and had it rented in the first month.
They continue to provide excellent service, monitoring the interior and exterior condition of the home to ensure it proper maintenance and upkeep.
If something should occur, they promptly inform me and either use their service contacts to resolve the issue or leave it up to me.
They provided management services for over two years for me are always friendly, courteous and professional and I would highly recommend them.

It was a financial decision and a family decision to not use a property manager at all. I felt terrible about the compressed time-frame but was classy and helpful throughout. You get the sense that he valued his relations with people and didn't just see dollar signs. A stand up guy and as he is one of the R's in ...More it is safe to say a stand up business! If we ever do need a property manager in West Seattle, will get our business.
