Property Managing reviews in Seattle

First I consulted Angie's List for a reputable and highly rated agency. The agent was prompt in getting back to me always, she was very thorough in her evaluation of the rental and of my particular requests (as this is a duplex and I as owner occupy the other unit). The screening, the contract with
Seattle Property Managers Provider Name Locked
, the lease that we agreed on for a tenant, the expectations of credit, criminal, landlord and other checking was first rate. They have a number of different modes of advertising and interviewed prospective tenants for appropriateness before showing the rental. I always was notified a day in advance of showing. After two to three weeks we had what I hope to be the best tenant for me. She will move in just next week so from listing to move in was under two months. I have chosen to continue with
Seattle Property Managers Provider Name Locked
for property management service for the term of the lease though I may discontinue it at any time.

I wanted to prepare a home for rental. I first met with them to discuss what changes and upgrades needed to be done to the home to be able to get the most for my rental income. They made appropriate recommendations within the budget that I established.
They then worked with me to on the renter profiles (kids, pets, smoker, etc.)
Once on the
Seattle Property Managers Provider Name Locked
they quickly showed the property and had it rented in the first month.
They continue to provide excellent service, monitoring the interior and exterior condition of the home to ensure it proper maintenance and upkeep.
If something should occur, they promptly inform me and either use their service contacts to resolve the issue or leave it up to me.
They provided management services for over two years for me are always friendly, courteous and professional and I would highly recommend them.

Seattle Property Managers Provider Name Locked
(the owner) got our condo rented within a week. And when the renters left abruptly due to personal issues,
Seattle Property Managers Provider Name Locked
rented the unit out within a week again, even with an increase of rent requested by me. Amazing.

It was a financial decision and a family decision to not use a property manager at all. I felt terrible about the compressed time-frame but
Seattle Property Managers Provider Name Locked
was classy and helpful throughout. You get the sense that he valued his relations with people and didn't just see dollar signs. A stand up guy and as he is one of the R's in
Seattle Property Managers Provider Name Locked
it is safe to say a stand up business! If we ever do need a property manager in West Seattle,
Seattle Property Managers Provider Name Locked
will get our business.

We needed to move out of state on short notice and had very little time to deal with our house. We contacted
Seattle Property Managers Provider Name Locked
, told them our situation, and
Seattle Property Managers Provider Name Locked
responded quickly and efficiently. There were a few minor repairs that as homeowners we were living with but wouldn't want our tenants to live with. We were worried.
Seattle Property Managers Provider Name Locked
said, don't worry about it and had a handyman come in the day we left to fix the issues. Then our house rented immediately for a price that mostly covers our mortgage.
So far we've been very happy with
Seattle Property Managers Provider Name Locked
. My wife and I know very little about being landlords and really don't want to think about the process.
Seattle Property Managers Provider Name Locked
and his team have made it very easy for us to move states and keep our home so that we can eventually return.

I received an email from 3Keys notifying me of a major plumbing leak at my rental property, requesting permission to fix (as it was over the $200 or so I indicated to take care of w/o my prior approval). I did not catch
Seattle Property Managers Provider Name Locked
's email and he followed up via phone to make sure I was aware of the issue and get my OK to fix. I am extremely satisfied with the service provided by 3Keys for my rental property for the last year in a half. They are very professional, punctual and responsive to my requests and my tenants' needs. My monthly statements I receive via email and direct deposits are all in order and on time. They also do quarterly reviews -- dropping by at the tenant to make sure there are no major issues & that the place is being properly taken care of. These guys are stellar. I can't recommend them enough!

At every stage of the process I've been delighted with
Seattle Property Managers Provider Name Locked
's services. I've already recommended him to others in my family. Now I'm publicly recommending him here on Angie's List.

We asked
Seattle Property Managers Provider Name Locked
to help us out when negotiations with another property management agency fell through. When we contacted him, we had very little time to spare. He picked up our property on very short notice, attended to details we were not able to address, got it rented, and arranged for us to be reimbursed for the cost of returning it to saleable condition, after the tenant left.
In general,
Seattle Property Managers Provider Name Locked
was an ideal property manager. In our year with him, we almost never had to deal with the rental. We started receiving rent very quickly and never had any problems with the income stream. From our point of view, the property simply took care of itself.
As is bound to happen there were a couple of small emergencies: the alarm system and refrigerator both failed. In our only possible negative comment about
Seattle Property Managers Provider Name Locked
management, during these emergencies
Seattle Property Managers Provider Name Locked
seemed a bit distracted. While -- and I stress this -- both situations were settled quite to our satisfaction, I had, for instance, to make a quick phone call to prevent the installation of a refrigerator that was well over the price limit I'd set.
Seattle Property Managers Provider Name Locked
did very well by us. If our house had not sold when we put it on the
Seattle Property Managers Provider Name Locked
in Sept, we'd, instantly, have placed it with
Seattle Property Managers Provider Name Locked
, again, for management. While we may not always, in the moment, have felt warm and fuzzy, the end result was about as good as it could possibly have been.

Stay away from Elita Real Estate/
Seattle Property Managers Provider Name Locked
! Poor communication, inaction, threatening tactics at renewal time. During our renewal process in 2010, they raised our rent $550!! 25% in one year!! I asked to discuss their reasoning or negotiate. Whereupon they immediately put up a for rent sign and told us we had 5 days to sign a new lease at the price they asked or be out by the end of our lease. Two weeks! Having no choice in the matter and not prepared to move, we bit the bullet and renewed.

We chose not to renew in 2011 after our experience with the previous end of lease renewal process. We gave plenty of notice, had the property professionally cleaned, including windows and carpets. Returning the property to Elita Real Estate/
Seattle Property Managers Provider Name Locked
in better condition than we received it. Forced a walk through, assured we would get our full deposit back. When the check came in the mail, $175.20 was deducted from our deposit for cleaning/bug bomb that was completely unnecessary and doubtful it was performed.

Elita Real Estate/
Seattle Property Managers Provider Name Locked
are a REAL SCAM with zero customer service and will take you for everything they can!!

I would not recommend them to anyone. I took them to small claims court and won. They were charging me 7%. They did not do their job. When I was diagnosed with cancer, I turned the rental property over to them to manage. The tenants had given notice 4 days before I had surgery and I knew I was not able to fix the house. So I spent $2500 to put the house back in order with them. They took the house up and rented it. They managed it for 14 months and when the tenants left, it was more than $6500 for the house to be fixed. It was the most miserable experience of my life working with them.
