After walking him through the scope of the survey data we needed for the City of Seattle, he gave me a price of $700-$800. I asked him was it $700 or $800? He said just make it $750 and that I could take 5% off for Angies List discount. The 2nd phone call was 90 mins on the phone; most of it was him looking up documented surveys on the county website that would save him time. The block he needed was available on the county website; he said that would save him time. I was very clear about needing an Autocad deliverable and a pdf to submit to the City and that we needed very basic data set: document the existing single-family home, boundaries and large trees. I didn't want anything more than that.
Several times he tried to upsell me saying, "well when the City says 'survey', they usually want something more...", but I told him that we were just providing what the City asked for (I even had a letter for them where they explicitly went over what they wanted which was sent to
I fedexed a check of $720 to him. Monday came and went, Tuesday came and went.
I remind him that I need a stamped drawing and autocad dwg, and this is when he starts really going crazy. He says oh, I have changed the scope of work now and it's going to cost more. He wanted $400 more for a stamped project. He knew we were submitting this to the City and what is the point of hiring a professional land surveyor if they won't even stamp the drawing? But he wanted more $$, claiming that now I've changed the scope.
He finally gets the job done on Friday morning and calls me on the way home. At this point we're arguing about his additional charge because I cannot understand what "scope change" warranted an additional $400. He yells at me and tells me to shut up. I tell him I can't even believe his lack of professionalism and cannot speak with him further and let him know that the architectural team will coordinate him going forward.
My architect works with him over the weekend and we're waiting for the deliverable so we can submit it to the City. He sends me an email on Monday afternoon saying that he will not release the deliverable until he receives an additional check in the mail for $280. Only then will he release it. My husband calls and texts him all day to try and pay via cc or Paypal so that we can get the deliverable and get this guy out of our lives. Plus we are not putting a check in the mail and eating up another two business days waiting for him to receive it (we were under the gun for getting our permit submitted before Christmas). He does not respond. My husband calls and texts him all morning long the next day to pay. He finally responds with a text that says "I will be sending you a contract this afternoon for the remainder of this job. If you decide not to accept the terms then please send me the contact information for your attorney so I may pass it on to my attorney. Thank you.

He was very prompt on communication, timeliness, and his work. Everything was done when he stated it would be done and we are very relieved to now have detailed property boundaries.
I was in a bit of a hurry so his service was very helpful for the project. Most importantly, the price was about half quoted by bigger survey companies with good ratings on angies list.

They were out the next week to do the work. The complexities of our yard required them to do two days of field work. I had the drawings at the end of that week. There was one small error on the drawings, which I pointed out to them (they had forgotten to indicate where a set of stairs wrapped around the house and indicated a slope there instead). They were out two days later and I had the new drawings a few days after that.
I would highly recommend them.
