He is very professional, and knowledgeable, and took more time, because he had to do manual calculations because of an equipment failure. Although it took him longer, we were not charged extra. I looked through our database to find providers to assist you, but I'm sorry to say we don't currently have options in your area.
We like to offer members at least three options for their projects, so when this happens we are happy to offer the services of our Local Research Department. They will search outside of our database to track down some options for you. Because these providers won't be rated by members, it will be difficult to determine intangibles like reliability, price, expertise and other things that can be found on member reviews. However, we want to help you find a place to start with your project. Please allow a couple of business days for them to follow up with their findings.
Since you cannot find the corner markings, maybe the $300-400 range. It may be they can find them with a metal detector - usually 1/2" steel rebar with a marker wood stake next to it, with or without an identifying cap, though the stakes tend to go away. If yours cannot be found then they can hopefully find ones at your neighbor's lots and come off there, or pick up survey points in the street.

Tidds owns this company and he is the most unprofessional professional I've ever dealt with. He will yell at you, doesn't communicate about schedule change, change his prices all of a sudden and play major games with your job.
After walking him through the scope of the survey data we needed for the City of Seattle, he gave me a price of $700-$800. I asked him was it $700 or $800? He said just make it $750 and that I could take 5% off for Angies List discount. The 2nd phone call was 90 mins on the phone; most of it was him looking up documented surveys on the county website that would save him time. The block he needed was available on the county website; he said that would save him time. I was very clear about needing an Autocad deliverable and a pdf to submit to the City and that we needed very basic data set: document the existing single-family home, boundaries and large trees. I didn't want anything more than that.
Several times he tried to upsell me saying, "well when the City says 'survey', they usually want something more...", but I told him that we were just providing what the City asked for (I even had a letter for them where they explicitly went over what they wanted which was sent to

). He also knew that time was of the essence and he let me know he could do this on Monday (2 days after we spoke).
I fedexed a check of $720 to him. Monday came and went, Tuesday came and went.

did not respond to my reach out to see if the job was completed. He finally called me on Thursday to say that "sorry, he got really busy". Then, he busted my chops about the check amount. He said "how convenient it was for me to send him only $720 and that it was supposed to be $800, less the discount".

I remind him that I need a stamped drawing and autocad dwg, and this is when he starts really going crazy. He says oh, I have changed the scope of work now and it's going to cost more. He wanted $400 more for a stamped project. He knew we were submitting this to the City and what is the point of hiring a professional land surveyor if they won't even stamp the drawing? But he wanted more $$, claiming that now I've changed the scope.
He finally gets the job done on Friday morning and calls me on the way home. At this point we're arguing about his additional charge because I cannot understand what "scope change" warranted an additional $400. He yells at me and tells me to shut up. I tell him I can't even believe his lack of professionalism and cannot speak with him further and let him know that the architectural team will coordinate him going forward.
My architect works with him over the weekend and we're waiting for the deliverable so we can submit it to the City. He sends me an email on Monday afternoon saying that he will not release the deliverable until he receives an additional check in the mail for $280. Only then will he release it. My husband calls and texts him all day to try and pay via cc or Paypal so that we can get the deliverable and get this guy out of our lives. Plus we are not putting a check in the mail and eating up another two business days waiting for him to receive it (we were under the gun for getting our permit submitted before Christmas). He does not respond. My husband calls and texts him all morning long the next day to pay. He finally responds with a text that says "I will be sending you a contract this afternoon for the remainder of this job. If you decide not to accept the terms then please send me the contact information for your attorney so I may pass it on to my attorney. Thank you.

I'm really trying to wrap my head around everything: he quotes me for a job, tells me how much to send, yells at me for the check, yells at me to shut up, doesn't communicated any schedule change, trys to charge me more because I need his surveyor's stamp, deliberately slows down the job and doesn't get back to us to pay him and then threatens us with his attorney? He is truly insane.

He was recommended by my architect. He was the third bid and lower by 1-2000$. He was quick with a proposal and delivered the completed survey about 2 weeks after sending in the retainer fee. I believe it includes everything required of a survey.

I contacted several of the surveyors listed on Angie's List for my area. All came back with bids at around $2,800 with the exception of one, who came back at $1,900. But like most of the other surveyors I contacted, he was booked out several weeks. I asked one of the surveyors if he knew of anyone else I could try who might be available sooner and he recommended

was available the next week. Her bid originally came back at around $2,800, and I asked her if she could meet the $1,900 bid and she said yes.
They were out the next week to do the work. The complexities of our yard required them to do two days of field work. I had the drawings at the end of that week. There was one small error on the drawings, which I pointed out to them (they had forgotten to indicate where a set of stairs wrapped around the house and indicated a slope there instead). They were out two days later and I had the new drawings a few days after that.
I would highly recommend them.
