We originally asked
to replace a few steps on an outdoor staircase. He was quick to show us that the staircase had actually become dangerously unstable and needed to be replaced entirely - it was almost all rotted and someone would have taken a scary fall if he hadn't called our attention to the scary underside of the structure. He did this by calling us immediately and sending photos. I really appreciated how he quickly laid out options and worked with us flexibly on how we wanted to proceed. He is very careful to approve every estimate before beginning work. He took the rotted staircase down quickly and built a new one in its place. Even the temporary staircase was much better than the old staircase. I highly recommend
and his company.

Two gentlemen arrived as scheduled and promptly began the work. They were professional, and their work of thorough and completed after about 3.5 hours. Nothing was damaged, and all debris was cleared. I would definitely use their service again, particularly at that price.

First: the lead on the job,
Seattle Porch Cleaning Contractors Provider Name Locked
, was always very polite, patient, and helpful. He and his workers did an excellent job at each stage of the process. The power washing was thorough; the stain is nice and even; no stain got onto the white walls of our roof deck. If you asked me to evaluate
Seattle Porch Cleaning Contractors Provider Name Locked
on the quality of their output alone, I wouldn't hesitate.
But their communication is awful.
There were so many screw-ups in communication that I can't even remember all of them anymore. The big problem was that they would make changes or decisions without contacting us. Every time, we would have to call them to find out what was going on, usually because they missed their own deadlines.
Some examples:
1) Our initial contact was great until we asked for a timeline, and then they stopped responding. I understand that contractors have flexible schedules by necessity (esp. due to weather), but they simply stopped communicating with us about it. We weren't able to get a response nailing down dates & times until the week prior.
2) Before they came to do the power washing,
Seattle Porch Cleaning Contractors Provider Name Locked
told my wife that they would stop by "sometime over the weekend" to do color matching on the stain and collect a deposit. They did not specify when, so we were home all weekend waiting. They never showed up, never called, didn't answer their phones when we called.
3) We scheduled them to do a power washing on Monday 9/23, do a first stain on 9/24, and a second on 9/25. I took time off from work to be home for this. Halfway through the day on Monday, nobody had shown up, so I called them. Their office told me that they weren't actually planning to come out that day; they were going to do the power washing on 9/24 and the earliest they would be able to stain was 9/26. Had I not called, we never would have known. Wasted several vacation days.
4) After the first surprise, I repeatedly asked our contact in their main office to send me confirmations in writing via email. Every time, she promised to do this, but only actually did so 1 time out of 3-4 asks. This suggests to me that this communication weakness is a problem they know about and are not planning to fix.
5) They ended up not doing the second stain on 9/25 due to weather. It was pouring for several days, so that made perfect sense to us, but we asked them to let us known when they would be back. They agreed--and then never told us. I had no idea they'd been back at all until a couple days ago, I decided to check the deck, and the second coat was on it.

If you are only looking for a quality product and do not need or care about the details,
Seattle Porch Cleaning Contractors Provider Name Locked
might work for you. But if you're like me and expect a modicum of professionalism from the people you pay, it's hard to recommend them. Despite the quality work they did for us, I doubt we'll contact them next time.

provided a quote that was consistent with other quotes we received and was very responsive throughout the process. He showed up when he said he would, arrived on time every day and cleaned up after each work day. The work took about 7 days to complete. We were happy with the quality and would use

This is the third time we have called
Seattle Porch Cleaning Contractors Provider Name Locked
, the owner of JConstuction, to help us out on a project. He always responds to calls and e-mails quickly. When he makes an appointment he shows up on time, is very friendly and professional. He discusses the project in depth, provides a lot of good ideas and insights, and does not try to talk you into going beyond the original scope of the project. Once he determines the specifics and budget for the project he has gotten back to us within a day or two with a very complete proposal. He has always completed the project on time and within budget. We have been extremely satisfied with
Seattle Porch Cleaning Contractors Provider Name Locked
's finished product. In this case, the deck, we were especially pleased.
Seattle Porch Cleaning Contractors Provider Name Locked
went beyond expectations when he constructed a custom removeable gate that provided additional safety for our grandchildren. When I discovered some
Seattle Porch Cleaning Contractors Provider Name Locked
damage we had not identified prior to the initiation of the project,
Seattle Porch Cleaning Contractors Provider Name Locked
came back and repaired this additional damage at no additional charge. I have recommended JConstruction to others and will call him again for future projects.

Called for an estimate and within 2 hours someone was there to look at the project. We discussed the option of time and material and decided that would be the best way to go. This is a small contractor without pretentious trappings. He started within a few days and I expanded the project and we decided to bring on his assistant , to speed up the work schedule and save some money. Mr.
Seattle Porch Cleaning Contractors Provider Name Locked
always informed me or discussed any option that came up either in material or methods. Both workers we're professional and skilled and creative in there work. We were very pleased with the end product and expect to have them back to do other work.

Seattle Porch Cleaning Contractors Provider Name Locked
is a true professional. He works very carefully and pay attention to every detail. Not only did he find the cause of the water damage (bad design when it was built) but also
Seattle Porch Cleaning Contractors Provider Name Locked
a structural problem of the deck ( main horizontal supporting beam resting on our 2 brick columns but not being supported by them). It was a complicated job and the damage was more extensive than I had expected (including taking out 2 brick columns and rebuilding the support for the deck) and ended up taking longer time. Yes, he gets paid by the hour but the final bill was very competitive compared to other contractors. I really appreciate his work ethic and his professionalism and certainly would hire him again.

I thought the initial visit at the first of June with
Seattle Porch Cleaning Contractors Provider Name Locked
went really well. He was on time and listened to all the work that I wanted done (specifically about getting rid of the lattice and replacing it pickets up to code), although he did not take any notes. It took over 2 weeks to receive the estimate from him and I had to follow-up on some detail not included in the estimate. I asked
Seattle Porch Cleaning Contractors Provider Name Locked
to revise the estimate which changed the amount (note: the estimate included the labor only, not materials). I also asked
Seattle Porch Cleaning Contractors Provider Name Locked
about the 10% labor discount for Angie's list members and he said that it would be deducted during billing.

The work was originally scheduled for
Seattle Porch Cleaning Contractors Provider Name Locked
25th, but after the revision, didn't occur until mid-august. I talked with the contractor after the first day and he seemed unclear about the work to be done and did not have a copy of the work order. I left him a copy of the estimate from
Seattle Porch Cleaning Contractors Provider Name Locked
so he would know the scope of the project. The deck and stairs were demolished and left for a week with no communication of when the contractor would return. When I returned from work one evening I saw that lattice had been bought, instead of pickets. I called
Seattle Porch Cleaning Contractors Provider Name Locked
and left a message and the contractor called back and said that he would return the lattice and buy the correct materials the next time he came on Wednesday (2 days later) - he said
Seattle Porch Cleaning Contractors Provider Name Locked
told him to replace everthing like the original deck.
Seattle Porch Cleaning Contractors Provider Name Locked
finally called on Wednesday and said that he had told the contractor before and didn't know how the mix-up occurred.

The contractor worked on Wednesday and Thursday and did not return until I called
Seattle Porch Cleaning Contractors Provider Name Locked
the next Tuesday.
Seattle Porch Cleaning Contractors Provider Name Locked
did not return my called but the contractor did and said he could be out on Thursday to finish up. When I got home from on Thursday I found substandard work (including steps sitting directly on the ground with no concrete pad and slopping painting with a roller) and called
Seattle Porch Cleaning Contractors Provider Name Locked
. He did not return my call and sent me an invoice for the work on Sunday. I sent him an email detail the following:

I am attaching examples of the painting and concrete pad issues (some of the pictures show the stairs before pads installed). At this time, I am asking that:
· The concrete pad be placed under the entire left footing the lower stair at no extra charge since this should have occurred during the initial work. If you can’t accommodate, then I will accept a reduction in my invoice as I will have to complete the work (which I would prefer given the work done at this point).
· Painting be completed in areas missed or uneven. Again, I will accept a reduction to my invoice if I need to complete the work myself.
· Subtract time for power washing the concrete (non-approved work)
· Subtract extra time to buy cedar posts because wrong materials were purchased initially (not caused by any change in work order). · Angie’s List member discount of 10% for labor.

The work of 36 hours took about a month to finish and I had to followup with
Seattle Porch Cleaning Contractors Provider Name Locked
and the contractor throughout the process. The work was finally completed to my satisfaction although the invoice was never adjusted for the 10% Angie's list discount - I took that off myself when I paid. To my knowledge
Seattle Porch Cleaning Contractors Provider Name Locked
never came out to review the project or even called me after the final work to find out if I was satisfied.

I am attaching pictures of the project throughout the process.
