I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.


You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

These guys were fantastic. We had been scouting them on the web and called them for same day service when we decided to replace our couch. They came exactly when they said they would and the visit proceeded exactly as the website said. The clean up after themselves and gave a price after a survey of the size of our pile. Using the estimates on the ...More website we had a pretty good idea as to what the cost would be (goes by volume). But it was nice to know a more exact figure before proceeding.
Perhaps the only thing to consider is that this service is not really meant to pick up "a few items." In our case it was a bunch of stuff left over from a move that we could not donate. It would have been a chore to move it ourselves (especially the couch) and it was taking up a large portion of a backyard porch so the service was perfect for our situation. We had old electronics, broken chairs, light bulbs and lots of glassware so it was very convenient to drop odd with them.
The service was definitely worth it and we will use again when our next round of filtering is done.

The job went great. called on the morning that he was available and he arrived at my house within half an hour. He'd given me a price range over the phone and when he actually saw the cabinets he said it would be $200, which was very reasonable. From the first phone call, the initial inspection and quote, to day of, and clean up, I felt very comfortable with the whole process. The morning of removal came and due to the carpet padding and excess dust (it is a construction site) the job could not be completed and we needed to reschedule. Despite this "bump in the road", I was made a priority and we rescheduled promptly for two days later. I fully understood the need to rescheudle and had zero issue with it. The crew showed up two days later and quickly got to work. One gentleman showed me how areas will be sealed off and where the fan would be. I was able to have the air tested (another company) the following day. I informed and she sent the crew out to clean up and remove their items. The crew was prompt, and quick.
I am having them return on 5/21/15 to remove the asbestos filled tape and insulation around my ducts in the garage. This will be a one day job and will not require any testing. Just removal and disposal.

Everything started out well initially. I spoke to the owner, , who was very professional and willing to work with my schedule. We scheduled an appointment for February 1 for him to haul away furniture from my apartment with a 3 hour window. On February 1, I received a call from one of the employees at who agreed to meet me ...More at my apartment to haul the furniture in 30 minutes. My husband and I arrived 5 minutes early and waited for 30 minutes and no one showed up. I called the employee again and he said he thought I would be there at the time I called and I told him we agreed at another time. He then said he would be there in 5 minutes. My husband and I waited 15 minutes and still no one was there. We decided to leave and cancel the service.
It's a shame some of the employees are unprofessional. I hope the owner truly examines his employees since they reflect the company and are the ones who keep the business going.

reviewed our property and the work that needed to be done. In 2 days he contacted us with his estimate. We felt his price was very fair and hired him for the job. He was able to get to us quickly since we were worried about the spindly tree or the neighbors overhanging tree falling on our house during the upcoming winter storms. ...More His crew moved any yard decorations, solar lights, planters, or anything else that might get broken. We have artificial turf under the tall tree and were afraid it would be damaged. 's crew was able to cut the large limbs and ease them to the ground without harming the turf. 's crew took it out for us at no extra charge even though it wasn't in the original estimate. With all the work that needed to be done and the clean up his crew was able to do everything in one day. They worked quickly and efficiently. They were thorough in cleaning up all the debris and even took out old leaves that had fallen under the hedges. They swept up any leaves or debris that were left on the yard, concrete, and driveway. They were also very careful around our pool area. These guys worked very much as a team in accomplishing the task while keeping safety in mind.
