San Jose Exterior Painters Provider Name Locked
painted our whole house, a detached garage, a shed, our

fences and two small decks.
San Jose Exterior Painters Provider Name Locked
is the person we dealt with, presumably the owner/operator. The garage and the shed are very close to the fences on the
San Jose Exterior Painters Provider Name Locked
of the property line, so that was a challenge. Before this we had never worked with house painters before, so it was a learning experience for us. The main reason we had the house painted was because we had a lot of patches where the paint was bubbling and peeling (we had moved in to the house a few years ago and though the house had been painted just before we moved in, the paint was already in poor shape). After the first day of sanding, we realized the issue of lead paint hadn't been discussed. We used a home kit to verify that the bottom
San Jose Exterior Painters Provider Name Locked
of paint was lead paint, and were worried because we didn't know if we should be worried (if you know what we mean).  After speaking to
San Jose Exterior Painters Provider Name Locked
, we decided that there wasn't anything we could do to improve the situation.  The vast majority of the dust was from the outer layers of vinyl paint. The parts of the house that were bubbling and peeling were sanded down to the wood, then primed and painted. After the painting was mostly finished, some of the freshly painted areas which were previously fine started bubbling and peeling.  This meant significant additional work to sand these areas down to the wood and repaint them.  The extra work was not covered by the original estimate, and we paid an additional charge for the rework. The good: The work was completed within a reasonable time.  The result looks very nice.  The clean up was very thorough.
San Jose Exterior Painters Provider Name Locked
kept me informed at each step about what was happening.  The price was very reasonable. (I got another estimate to compare against) The bad: It would have been nice if
San Jose Exterior Painters Provider Name Locked
had brought up the subject of lead paint, so that we would know what to expect.  The house is clearly old enough to have been originally built when lead paint was still widely used. It would have been nice if
San Jose Exterior Painters Provider Name Locked
had identified the root cause of the peeling paint that he was repairing.  He might have given us a better estimate if he predicted additional bubbling.  Or he might have recommended more wide-spread paint removal in the initial phase. Now both of the bad items are things that we will chalk up mostly to inexperience on our part.   We really believe the homeowner is responsible for learning the basics of caring for their own home. So we would still give a high overall rating for

How to get your HOA to approve your house painting project

Before making changes to your home's exterior, contact your HOA to see if your plans fall within allowable guidelines. (Photo courtesy of Angie's List member Robert O.)

If you live in a community with a homeowners association (HOA), gaining the board's approval before you paint your home's exterior is an essential requirement.

Finding a contractor for lead paint removal

Angie’s List member Steve T. of San Diego hired highly rated Paintgreen to remove lead paint from his garage. He says company owner, John Ray, “was patient and went over and beyond to make sure all work was done to the letter of the law.” (Photo courtesy of Steve T.)

Millions of homes built before 1978 still contain lead paint. EPA guidelines now mandate safe cleaning practices for lead paint removal, but not all contractors follow the rules.

and his crew are punctual and considerate. We saw them working on the neighbors house and what impressed me the most was the amount of time that they spent on prepping the house for painting. Our neighbor had used them for both interior and exterior paint work and she could not say enough positive things about their work. The four other previous clients that we called were also very pleased (they all had 2 story homes.) Two of them are repeat customers of

. The crew is not a pick up crew. They have been working with
San Jose Exterior Painters Provider Name Locked
for 12 years. I did not have any concerns about them being at the house even when we were not here. They take a great deal of time prepping the house - which is really the most important part of doing a paint job well. We had multiple issues with wood rot and other carpentry issues.
San Jose Exterior Painters Provider Name Locked
recommended and with our approval, brought in a carpenter that did all of the repair work (for a separate but reasonable price.)
San Jose Exterior Painters Provider Name Locked
checked in with us several times during the process to ensure that we were pleased with the work being done and to let us know what the next steps would be. The crew was careful about overspray on the ground and other surfaces.
San Jose Exterior Painters Provider Name Locked
included something that would have never occurred to me; paint the foundation all the way to the ground. The crew peeled back gravel, ground cover & weed block to paint. They always communicated with us or our closest neighbor when working on the side of the house nearest them. Overall, it was a positive plus experience.

"He was wonderful and he only did it because he's my family friend. I've been really satisfied. It was a gut kitchen and he replaced walls, light switches, plumbing, cabinets and doors. He also did interior painting. He was helpful to me in making selections and choices. He was organized and kept the area clean, accommodated me with temporary help as far as getting an outlet for my things that doesn't fit in the dining room and that kind of stuff. The quality is very good. He's my family friend and put aside the bid and he did it for about $10000. "

has done work for us several times and we were very happy with him. I am not sure if he is doing a lot anymore. He is great. They do a lot of work. They are extremely honest and very reliable. We felt totally comfortable from the first day itself.
San Jose Exterior Painters Provider Name Locked
has people that he knows working for him and has good subcontractors. His brother works with him and he does some of the work himself when he has time. He got involved with other things and wasn?t quite involved with the construction business when he did the last job for us. His prices are good. The quality of his work is very good. I would use his services in the future too if he is still doing the work. "

"They were all very professional and took the time to answer all of my questions. Workers were respectful of myself and my home and the job they performed was superb. I plan on having them back to do more work in the near future."

"They were on time and did what they said they would. They did what I asked them to do. They are readily available here in the area. They send me coupons every once in a while. They brought out a representative first, measured the house, and gave me an approximate quote. I told them that I wanted two coats of painting."
A
"I actually called him again to have him come back out, but he was overbooked. He did a great job. I would recommend him. He has the best price, uses good paint product, and finishes work quickly and with cleanliness."
