"I can't say enough good things about and his work. This was a large project in San , that took about eight" weeks due to the fact that it was a permitted project. Every step of the way, kept me informed, and was always there to answer my many phone calls. He is extremely knowledgeable when it comes to construction codes and will take the time to explain why things need to be done a certain way.

"This was the best encounter we have ever had with a contractor. BY FAR. If he said he would be there by 8 am, his crew would be there at 7:55. Punctuality is very" important to 's company. Our 'downhill' foundation was slipping due to age, not catastrophe. In the course of unearthing it, found a large crack! Strengthened and repaired it perfectly. The work was superbly done. To code with inspections. Our garage room is splendidly done. Cleanly. The crew tidied up every day. On the last day, I found hosing down the outside of the garage door, which had a little drywall/mud dust on it! Responsively: if we had questions, and his co-worker were always available for consultation. We feel we worked together with and . There was friendly and respectful give and take. and I are deeply impressed. is definitely on our go-to list for the future.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space".

Here were the bids:

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job.

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

?
For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.
?

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

We had a variety of work required in order to convert our 1908 duplex from a tenancy-in-common into a condo. took the , helped us problem solve, and planned a timely, efficient, and affordable plan to do the work. His crew was generous, prompt, friendly, and worked constantly. There was no wasted time, ...More and no extraneous work. Old homes often problems when walls are opened or wires are replaced. was undaunted, took the time to explain any issues that came up, and gave us good advice which helped us make informed decisions. He took care of the permits and worked well the inspectors. The inspections were painless, and I attribute this both to the quality of the workmanship, and to 's deep knowledge of the permit process.
Promptness and trust are extremely important to us. stuck to schedule, and his crew is highly skilled and trustworthy. is a consummate professional, and I highly recommend .

I've been a homeowner for more than 30 years in San , at two different locations ( Hgts and the ) and have had lots of work done at both places in all that time. I have also assisted friends who have gone through remodeling. of ...More . was the best person/company I've ever dealt with in this regard. He was honest, accurate, punctual, and fast. The quality of work was superb. What I found most impressive--especially in comparison to other contractors--is how he well he managed scheduling for subcontractors. I've never seen such a smooth transition. This guy is incredible.

So I normally do most of my own work. But this project just looked bad. The original floor was a mess with regards to not being anywhere near level and it was a pretty big area. There appeared to maybe be 2 options to go with, one involved placing a step to deal with basically 2 different elevations in the room or just dropping the whole room to one ...More level. argued strongly against putting a step in because in general it just doesn't work, people don't see it, will trip over it, etc. I got this same advice from another contractor and I agreed that no step would be better.

So going with no step meant one part of the room was going to have the floor drop down about 4 inches from its original height. The low side of the room was going to come up about 3 inches. Thinking about that and how to fix it, I was glad I was hiring someone else to do the work.

We had the work start while we went on vacation because we expected it to be noisy and a mess. Mainly the concrete removal. We were gone for 4 work days and when we came back all the concrete was gone and most of the new concrete was finished. It took a few more work days for the concrete guys to finish up. This part took a little longer but I believe they dropped their other jobs to get as much done while we were gone, that once we came back they were catching up on some other work. Either way it was not a problem for us.

Now that we had a new, flat floor the tile installer came and did his job fairly quickly. We were very happy with the tile installer. He had a very good eye for all the details. He did a great job with the tile alignment and he came up with good solutions for some of the difficult transitions. He did an excellent job.

The last part of the job was for the carpenters. There was a little work needed right before the tile involving 4 steps which needed to become 5 steps because of the height adjustment. Since we were tiling the stairs we also wanted to put an oak bull nose on the stairs, so that was done prior to tiling. The rest of the carpentry work was basically cleaning up the wall to floor transition, mainly where the floor dropped, re-installing baseboard and a small amount of sheet rock repair. We had a storage room off the area of floor that was dropped and a laundry room. Its hard to describe what it looked like in progress and it took me a while to visualize how it was going to end up, but it ended up working out great.

Overall we got exactly what we wanted. We are extremely happy with and his crew and would definitely hire him again.

Konstantin ( owner) was the general contractor for the project, but he did a lot of the work himself. He also brought subcontractors that he has been working with for some time to do the plumbing, electrical, tiles, HVAC and other specialized parts of the project. We found Konstantin to be very honest, easy to work with and very ...More responsive to our needs. He was very knowledgeable with respect to suggesting options of how to remodel certain areas of the house in order to optimize the available space or make it more livable. He obtained all of the permits and dealt with all of the inspections from the city.
The price that we paid was fair for the excellent quality of the work. We had no problems with sticking to the original estimates in terms of both time to complete and price estimate. In fact, we were so impressed with the quality of the work in our basement and kitchen that we decided to remodel the rest of the house. Given that we requested the change in the project scope in the last minute, Konstantin had to split his time between several projects to be able to accomodate it. Nevertheless, he still completed it within the revised timeframe and budget.

Finally, subsequently we have used on a couple of other occasions for some more minor jobs and have been very satisfied with the quality of the work and price. We have already recomended Konstatntin to some of our friends.

We had a acquaintance who had work done by , after having another contractor drag the process and budget to stratospheric levels. They had nothing but praise for , but we were suspicious (its my nature). Wow. Three weeks ahead of schedule. And below budget. and his team were ...More extremely prompt (8:30 am to 5:30 pm). They never missed a work day (6 days a week). Extremely clean. Prepped everything to mitigate construction dust. Super reliable, and trustworthy. They were given the keys, they answered the The quality was far beyond what I expected. I truly believe we had a partner in . If he thought something wasn't right, he spoke up and added his comments. He was always correct....down to the suggestion that we measure the TV and not rely on the manufacturer spec sheets. As with any relationship, you know its limits when things go sideways. We had some surprises (as you do with old places), and 's response was always to remain calm, and work through it...without the standard "this is out of the scope of what I quoted". The only change order we added was the dry wall on the ceiling when it became evident patching wasn't going to work out. It was reasonable, and we agreed together. Everything looks terrific. The built in looks like furniture. I can not thank and his team enough for making this process as painless as it has been. I plan on hiring him again soon when I replenish my coffers for a deck project.

Frankly, I could not ask for a better contractor. has great honesty and capability, which I think is immediately apparent. Perhaps the fact that he also has a degree in fine arts is an indication of his sensitivity to aesthetic issues that come up. We had weekly meetings during which we sorted out different kinds of decisions, ...More which I really enjoyed. There were a number of problems on this job which included an order from the city to have the work stopped based on my neighbor's unsafe retaining wall which was uncovered in the course of the renovation. handled it all with grace and good will. One problem came up a year after the job was completed--again not 's fault. But he took responsibility and returned and dealt with it. I think this is very unusual! I am very happy with the renovation. did a beautiful job, and I am still feel lucky that I ended up choosing them. I think you will appreciate 's energy and spirit.

I am from the mid west and have worked with contractors, both here and there. I can honestly say that and his crew has been the best overall. I observed during the project that is an honest, hard working guy that is extremely concerned with keeping me the costumer, both happy and well informed throughout ...More each project. He knows what he is doing and has high standards, but actually listened to me. also has Architectural and Interior design consultancy. I found that this service was unique for contractor but very helpful. They charge me for this service on an hourly rate that was very reasonable. I lived in the house while the work was being done, and it was completed on time and w/minimal disruption. I highly recommend that you consider A+
