was professional and punctual, as always. I contacted him to do some work that a buyer had requested on a property that is under contract to sell. He was able to fit me into his schedule on relatively short (about 1 1/2 week) notice, did quality work, and didn't leave a mess.

I often recommend him to my Real Estate clients--buyers and sellers. There are cheaper handymen out there, but
does professional quality work with professional quality service. Plus he is skilled in many trades so it's not necessary to hire separate specialists for every job.

They stuck almost day-for-day to their project schedule. They were onsite daily. Very courteous, kept a clean job site, and easy to work with. Their onsite foreman was excellent. Overall quality great. We did have a couple issues with change orders that weren't quite communicated in the right timing, but ultimately those were resolved.Overall A and I would definitely use them again.

My wife and I own a small 1950s duplex in the Inner Sunset of San
San Francisco General Contractors Provider Name Locked
. We have hired
San Francisco General Contractors Provider Name Locked
to make a number of repairs and updates since we purchased the property in 2004. We first hired them to replace a fence in the backyard. The fence held up even when a huge pine tree split and fell on it in a windstorm! After that, we had
San Francisco General Contractors Provider Name Locked
replace the deck and stairs on the side of the property to bring them up to code – another great job. In early 2011, I noticed some water damage on the wall above a sliding glass door. I had
San Francisco General Contractors Provider Name Locked
, the owner of
San Francisco General Contractors Provider Name Locked
, inspect the problem and it turned out not only was there a roof leak but old termite damage throughout the entire wall above the door – ugh!
San Francisco General Contractors Provider Name Locked
and his crew repaired the leak and resealed the roof, made sure it was watertight, and then replaced all the framing and drywall where the termite damage had been – all for a very reasonable cost, and in just a few days. He even purchased paint to match the wall and ceiling color!

As
San Francisco General Contractors Provider Name Locked
has always done a great job, in April 2011 we hired him to do a complete bathroom remodel. We met to discuss the project, and as usual
San Francisco General Contractors Provider Name Locked
made a few helpful suggestions about things my wife and I had not thought of. We agreed on a price for the labor and plumbing material, then scheduled the work to start about a month later which was fine as we needed time to order tile, fixtures and a vanity cabinet. The labor cost was about $9,000, which might seem high for an 9’ x 7’ bathroom. However, the job was a bit complicated because were replacing the gross closed-in fiberglass shower with a sexy frameless glass surround, which required moving the fixtures and vent pipe to run inside the wall of the bathroom with the other plumbing. Also, we were using a really cool green marble and stone accent tile which was tricky to work with.
San Francisco General Contractors Provider Name Locked
was very careful to make the cuts so we didn't have to buy much extra.

San Francisco General Contractors Provider Name Locked
and his crew showed up for the first day of work on time and completed demolition in less than a day! Since we removed all the old drywall exposing the studs he suggested installing insulation, something I hadn’t thought of. As we wanted the shower to be a bit larger than the original,
San Francisco General Contractors Provider Name Locked
built a new pony wall and suggested putting the shampoo niche in it so the accent tile on the wall would look more seamless - great idea! Later he suggested putting the accent tile in the back of the niche which looks great. When I explained that we wanted a marble top for the vanity, but didn't want to buy a whole slab when we only needed a small piece,
San Francisco General Contractors Provider Name Locked
suggested I check with Liberty Building Supply on
San Francisco General Contractors Provider Name Locked
to see if they had a remnant - which they did! When
San Francisco General Contractors Provider Name Locked
was finishing up the job he thoughtfully took the time to ask us where we put our things. I explained we had electric toothbrushes which we usually put on top of the sink and plugged into the adjacent outlet.
San Francisco General Contractors Provider Name Locked
came up with a brilliant idea to put another outlet inside a wall cabinet so we could keep our toothbrushes plugged in while keeping the sink clutter-free.
San Francisco General Contractors Provider Name Locked
also accommodated our request to put the vent through the roof rather than through the side of the house, and to use epoxy grout rather than regular, even though that required a little more work.

San Francisco General Contractors Provider Name Locked
’s crew kept the job site clean and he called me at the end of every workday with a progress update he and his crew were gone by the time my wife and I came home from work. He even sent me text message photos of certain parts of the job to make sure he was doing them they way we wanted. The project took an entire month which is exactly how long
San Francisco General Contractors Provider Name Locked
said it would take. That's one thing I really appreciate about working with him - he is honest and doesn't give a low bid or downplay the amount of time the job will take just to get the work. He doesn’t have to.

In summary, I have been very happy with
San Francisco General Contractors Provider Name Locked
and highly recommend their work. I hope to hire them again soon to remodel our kitchen!

Excellent.
San Francisco General Contractors Provider Name Locked
was very responsive to my email and always showed up on time and when he said he would. In fact to get the project moving along he brought someone else in to help who was also great. He took great care in completing everything and was quite meticulous. He was also very flexible with my schedule and worked around having a dog in the house. I will definitely use him again.

The wind
San Francisco General Contractors Provider Name Locked
on my deck was quite old and no longer structurally sound. It was in part attached to the outside of the house which is three stories above the ground and in an area that gets a considerable amount of wind in the afternoons and during storms. The old wind
San Francisco General Contractors Provider Name Locked
has always creaked in a strong wind and the clear plastic panels(windows) would make a variety of noises. Mr.
San Francisco General Contractors Provider Name Locked
and his crew arrived at 8 and worked all day, until early evening, building and installing the new wind screen. The screen is in an odd space where part of the roof starts to slope up so it had to be built to fit the space. It looks great, is very strudy and no longer makes any noise even when the wind comes up. They also repaired the upper portion of railing around the deck, which had begun to pull apart and replaced and stained various pieces. I am very pleased with the quality of the work, as well as the speed in which it was accomplished. I should note that Mr.
San Francisco General Contractors Provider Name Locked
and his people were all quite carefull when they brought equipment and materials in through the house, which was necessary and in moving things off the deck so they could work. They laid down a heavy paper so as not to cause a mess in the house and by the time they left the area in which they worked was very clean.

Overall things went very well.
San Francisco General Contractors Provider Name Locked
was willing to hire my plumber and painter as subs. The work looks beautiful and
San Francisco General Contractors Provider Name Locked
made sure if any mistakes were made, he had them fixed; for example, some cabinets were dinged by workers, the deck and steps had to be replaced in areas do to the same. Everyone went to extra mile to make sure I was happy with the results.

I needed to get rotting plywood "siding" replaced on one wall of my 1906 Edwardian, and needed to have the entire exterior repainted. And I needed to get it all done in about two months, before the rainy season.

After getting separate estimates from a handful of painting contractors and siding contractors, I found
San Francisco General Contractors Provider Name Locked
based on his excellent Angie's List and Yelp reviews.
San Francisco General Contractors Provider Name Locked
immediately impressed me with his ability to understand what I was asking for and help me translate that into what I needed.
San Francisco General Contractors Provider Name Locked
's quote was not the cheapest, but it was fair -- and it was the most-detailed estimate I received from any of the contractors I spoke with. I plan to be in this house for a while and wanted work that would last, and
San Francisco General Contractors Provider Name Locked
gave me the confidence he could deliver exactly that.

San Francisco General Contractors Provider Name Locked
is the general contractor and directly employees his own carpenters. He subs out painting, demolition, and other work.
San Francisco General Contractors Provider Name Locked
was on-site nearly every day, keeping an eye on the job, and he was in contact with me nearly as often. He was always easy to reach by phone and email, and returned messages promptly.

The work on the siding went more quickly and smoothly than I had anticipated. With an old house, you expect complications along the way -- and we ran into a few, but
San Francisco General Contractors Provider Name Locked
worked through them and kept on schedule. Examples:
Vibration from the exterior siding removal managed to damage some of the interior plaster.
San Francisco General Contractors Provider Name Locked
repaired and repainted the interior at his expense. The building inspector mentioned an upcoming code change that would require gypsum board on top of the plywood sheathing for fire protection. Since the code change wasn't in effect yet, the easy thing to do would have been to skip it.
San Francisco General Contractors Provider Name Locked
presented the options to me, worked out the (minor) additional cost, and - most importantly - figured out how to fit in the additional work without impacting the schedule.
San Francisco General Contractors Provider Name Locked
has some very talented carpenters working for him. We discovered rot in some of the detailed trimwork on the front of the house, and his carpenter
San Francisco General Contractors Provider Name Locked
was able to fashion (on-site!) a replacement that is indistinguishable from the original - exactly matching the nearby trim.

The painting also got off to an outstanding start. The paint crew spent nearly three weeks doing absolutely meticulous prep work on the front of my house - scraping, patching, filling, caulking. They handled minor repairs themselves, and called in
San Francisco General Contractors Provider Name Locked
's carpenters for a few cases where more significant repairs were needed (like the trim I mentioned above). Their clear attention to detail made me confident the paint job would last.

However -- and this is my only complaint about the entire project -- when it came time to paint the back of the house the work was not up to the high standards of the rest of the project. The prep work was not as detailed, and the painting itself was sloppy -- e.g., the painters didn't bother masking the metal roof of an overhang, and it got covered with overspray; there were also a number of places where the paint was bubbling and cracking. When I complained to
San Francisco General Contractors Provider Name Locked
, he got the problems corrected promptly (and this is one reason I feel
San Francisco General Contractors Provider Name Locked
is absolutely deserving of an A rating for the entire project). It just seemed surprisingly out of character compared to the "do it right the first time" approach that
San Francisco General Contractors Provider Name Locked
's subs delivered on the rest of the job.

San Francisco General Contractors Provider Name Locked
accommodated my requested changes along the way -- including a late decision to change from cedar siding to HardiePlank, and some added interior painting as long as the painters were on site. Costs for the additional work were reasonable and at exactly the rates in
San Francisco General Contractors Provider Name Locked
's original quote.

One more nice touch:
San Francisco General Contractors Provider Name Locked
called me several months after the job was complete, specifically to ask how the paint was holding up on the back of the house where I'd had the problems described above. It's great to find that level of accountability and follow-up in a contractor.

The main complication for these projects was that I needed them done FAST! My house was about to go back on the
San Francisco General Contractors Provider Name Locked
and I wanted to get these projects done before people began coming to see the property.
San Francisco General Contractors Provider Name Locked
was able to get the deck done pretty quickly, but then the rainy season kicked in. This put a big damper on paint the front stairs. Finally, there was a three day break in the rain and
San Francisco General Contractors Provider Name Locked
scrambled to get his crew out to my house. He even had them work over the weekend to get the painting done. The stairs looked great, and then the rain began again. Apparently the stairs were originally painted with oil based paint and the new paint job was done in latex. The result was a horribly splotchy, drippy, dirty mess. I called
San Francisco General Contractors Provider Name Locked
and told him what had happened. Being the unbelievably professional and customer service oriented person that he his, the next sunny stretch we had he pulled his crew back out to the house. They repainted the front stairs, this time stripping off the original oil based paint and starting from scratch. Now I have beautiful front stairs! While there was a bump in the road with the dripping paint, the exceptional customer service that I got from
San Francisco General Contractors Provider Name Locked
made up for any inconvenience. I know I can always count on
San Francisco General Contractors Provider Name Locked
to do a fantastic job! Thank you
San Francisco General Contractors Provider Name Locked

The job went well and was finished before we expected.
San Francisco General Contractors Provider Name Locked
showed up when he said he would, and was always concerned with our satisfaction. He managed the sub-contractors well, communicated issues to us in a very timely manner, and presented viable options and suggestions. I'd say the absolute best things about working with
San Francisco General Contractors Provider Name Locked
are his willingness to listen and work with his clients to make sure expectations are met.
