Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

 

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues. 

 

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

I found that this service was unique for contractor but very helpful. They charge me for this service on an hourly rate that was very reasonable. I had a sump pump that was leaking and it leaked all over my basement. I had to call in this company. They were great! They applied a white coating on my walls & basement floor so I won't get any type of mold or mildew. If I had the need to use them again I would.

was an excellent experience, they came and gave me a free bid. We had six bids, they fell at the lower end but as it turned out they just had more included in the bid. As far as what they were going to do they did everything they said they were going to do we were tremendously pleased with the job and the building was amazing. ...More They spent a lot of time on it, they didn't take a long time to do it but they were very careful about how they did it. They were tremendously responsible about how they did the project. I would use them in the future if I need any more repairs and I have referred them already to others!

Our house was experiencing some water issues during heavy rainstorms on two sides of the house and under the front entry stairs. We talked to a lot of “water experts” and general contractors alike, but never felt comfortable with their recommendations or style of working. They were either proposing what we felt like was too comprehensive ...More of a fix or the opposite option of just slapping elastomeric paint on the walls. We contacted after reading positive reviews of them on Angie's List and after receiving multiple bids and visits by other service providers. From the get-go, was much more professional than the competition; he showed up on time, explained things in plain English, assuaged our concerns, and spent as much time as we
wanted to understand the issues. While the other guys provided quotes to us that were more like "Rolls " options (e.g.,
completely replacing slightly leaky doors and windows), took a much more practical approach by helping us think of ways to preserve our original doors/windows by rehabbing them. This was a great solution for us as we wanted to keep our original wood windows, which would have been really expensive. As a result, ’s quote came in at less than half of what the other guys were proposing to charge – unbelievable.
Once work began, and dove right in and started doing their magic. Over the course of two weeks, they scrubbed, patched, sanded, painted, the front and sides of our house, and even patched a leak under the roof above our entryway. They worked tirelessly and never complained or caused any issues; they were actually really nice people and we felt totally comfortable with them being around day and night. They diagnosed the exact areas that water could be getting in and showed us pictures of everything as they went along so that we could understand what they were doing. They properly went about fixing problem areas and patched things up to try to prevent future failure including repairing stucco and cracks, sealing up a leaky window, building a new under our French doors to siphon water away, rehabbing an old inoperable window (looks like new now!), chasing a water leakage issue down to its source (roof flashing at a joint was not properly done), coating the house with elastomeric paint, and then finishing off with a fresh coat of paint to match our old color. After they were done, not only were our water problems fixed (the real test will come this Winter) but our house actually looked better than before they began, which we weren’t expecting. And has assured us that if any issues come back, we can call them up and they will be back to make sure it is taken care of. All in all, they finished on time, on budget, and with very happy customers.
We really enjoyed working with and his team on this project and would wholeheartedly recommend them to anyone
we know. Their practical approach combined with their knowledge and ability really stood out to us. More than that, they acted as our partner in solving our issues rather than trying to sell us work we didn’t really need. A++++
