"Initially communication was spotty most likely because we were doing it via Angie's List as opposed to phone or even personal email. Once we got over the" initial hump, I set and appointment with Sergy, the owner, and he came to the house to scope the job. That's when we found out I had misread the deal on Angie's list. I thought it was for wall painting AND base board installation but it was for base board installation and base board painting. Whoops!! Regardless, Sergy agreed to the job that I wanted done; paint small bedroom wall and install base boards for the same price. Which was cool. We showed him the paints we had picked out an accent wall color and then the remaining walls. He suggested we by Ultra that has the primer mixed in and then we set the date. One the day of the job, a two man crew showed up a little early (which was fine). They were both nice and set straight to work. The next thing I know they are done packed up and ready to leave. I was busy on a phone call and did a quick visual review of the the room. Everything looked great and they were on there way. All in all, it was a great experience. My young daughter loves it. i would hire them again and I would recommend them as well.

" Hammer of worked with me as a General Contractor on all aspects of a major renovation, from design to construction." brought in a team of specialists, including draftsmen, engineers and other tradesmen to work on the project. These are individuals he has partnered with for many years, and who work together because of their mutual respect for professionalism and craftsmanship (these are comments made to me on more than one occasion by the sub-contractors themselves). He also secured all permits required by the city to undertake the work. The design and renovation work was technically challenging because I own an older home built on a hillside. As such, quite a bit of the project involved structural reinforcement and support. 's team conducted itself in a highly professional manner, bringing both experience and expertise to all the challenges we faced during design and construction. Before contracting and , I undertook a lot of due diligence, searching on-line and following up with all the references provided me. I'm glad I did. On a job of this size, I wanted to make sure that the general contractor was someone I could work with, was transparent, approachable, candid and, most importantly, actually listened to my needs (prior to contracting 's services, I had interviewed about six other General Contractors in the area). Uniformly, the references provided me had very positive experiences to tell. Without hesitation, I can add my name to that list of positive references. Working with has been a pleasure, from the very start. As with all projects of this size, there have been challenges along the way. But has tackled these in a very transparent and professional manner, and has always been conscious of my budget constraints, working with me to resolve issues in the most cost-effective manner possible. I am particularly grateful for the quality of work undertaken by 's team. Structurally, I feel far more secure that the house has been reinforced in an appropriate manner, and meets all current codes. Interiors have been constructed in a manner that specifically meet my objectives. And has given me many good suggestions that we have incorporated into the work along the way. When we were laying out the split air conditioning units, worked for days in figuring out locations that would work for me and at the same time would be technically feasible in my post and beam home. Many of the references I received were of a much smaller scale. But all of the feedback was similarly positive. And all had very positive things to say about personally, as do I. This part of Don's answer follows my thoughts exactly: 

"You want to deal with a professional person that is selling you a bath that was not working as a cashier a few months ago."

 

Do you go to the gracery store and ask for someone to cook your steak?  Of course not.  So why would you go to a building supply store and ask for someone to remodel your bathroom?  Rarely will you see a legitimate contractor take jobs from a retailer.  Why?  Because they don't pay much.  Speed is the most important thing to them, along with getting it done cheap so they can maximize profit.  About 10 years ago I worked on a few contracted structures (sheds, garages, etc.) from Home Depot.  They contracted to another company who then contracted people to build them.  At that time they paid a flat $250 for a contractor to pick up the supplies, build the structure on site, paint it, and use their own tools.  By the time the cost of a helper, fuel, tools, etc. was factored in there was nothing left for the contractor.  Anyway, the point I'm making is that the guy who will eventually show up to do the work will be so far down the line that everyone else has already taken the profits (Home Depot, ReBath, possibly someone else, and finally the guy working) that he probably isn't going to care what kind of job he does for you, quality or not.  He likely won't have much experience due to a high turnover rate and any experience he does have will probably be limited to his teachings at that job.  He probably can't answer any building code questions or identify other hazards once things are taken apart and he certainly won't do anything he doesn't have to while it is apart. 

 

Another problem I've heard of repeatedly is that if (when) there is a problem there is always someone else you need to speak to.  You might have to talk to 4 or 5 different people before you can even get to someone that can address the problem.  Now multiply that due to having (at least) two separate companies involoved.  "You need to call ReBath."  "No, you need to call Home Depot."

 

You hire a general contractor for a reason.  We learn, understand, and keep up on building codes.  We are the one point of contact for all questions and issues on a project.  There is no manager in some other store, state, etc. to call.  You contract a GC and deal directly with that GC, or a site supervisor in some cases.  There isn't a huge chain of command to get through to reach the main decision maker for the business.  In a bathroom remodel you need someone who can do the plumbing, repair and/or move any electrical, install tile/flooring, drywall and paint, trim carpentry, and someone to coordinate all of that.  Sometimes you can find a qualified contractor to do all of those things and sometimes he will sub-contract out certain components (especially due to licensing laws) but you will always have that one definitive person to go to for any questions or issues.  A salesman in a store doesn't visit your home throughout the project to check on the status.  Even if he did, he likely wouldn't now what he is looking at.  The same goes for a retail manager.

 

Hire someone who specializes in taking care of your home.  Hire based on reputation & knowledge/experience.  You are right that not every customer can be happy so an occassional bad review can be found on just about any business.  Read the reviews, not the grades (they are always biased).  Look to see if the contractor attempted to rectify the problem, not ignore it.  Lastly, unless you want cheap, sloppy work and a whole heap of other troubles, don't hire based on a low price.

You gave a good description, but without seeing some photos and maybe even the space itself it would still just be a guess.  

 

A few years ago we replaced a significant load bearing beam to raise it up a foot in the new kitchen.  It was nearly 17' long with a new LVL beam.  For us this was pretty reasonable.  The LVL was about $250.  And maybe 12-15 2x6s, to temporarily support the ceiling joists, were probably like another $75.  The labor was $800.  There was also some finish work done afterward, but that was worked into a much bigger job for the entire floor. 

 

Technically speaking, it is likely that you need to have something spec'd out by an engineer or architect, to calculate load, etc.  I don't know your area but in most places "a mere contractor, GC, or carpenter" is probably not allowed to just rip out a load-bearing wall without someone who is qualified to do the load calculations (which will be VERY conservative.  A brand new LVL will be VASTLY stronger than it really needs to be, but it won't be expensive.  The typical contractor will be like "hey we'll sister up two 2x12s", and not really know if that'll do the trick or not.  I'm not saying that all guys are like that, but ... it is what it is. 

 

What you are talking about is probably at least a bit more involved and I'd love to give a good estimate but it's hard to say without a better understanding of the space. 

 

You may be looking at $1500 - $3500?  It depends on too many specifics that we just can't know without a bunch of photos, and maybe even opening up a wall or ceiling to see exactly how temporary supports could be installed, and where the permanent beam/header could be placed and properly supported.  Your span isn't all that big so if at all possible I would do it without columns - it'll be much nicer. 

 

If I were you I would first have a quick consultation with a "professional engineer".  They are qualified to calculate load etc - and cost a lot less than a full architect.  In my experience, an engineer just wants to provide a quick, proper solution without a lot of extra BS.  My experience with architects has been less than favorable.  Too much drama and expense and he actually spec'd things wrong and my carpenter had to pick up on it.

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.

What I always ask my customers regarding this question when remodeling bathrooms is how good they will be about maintaining and cleaning the new bathroom, especially when the old bathroom is obviously neglected.  If you are one of those people who wipes the glass down after a shower and cleans your bathroom every week or two you really don't need to spend the extra money.  If you are at the other end of the spectrum and clean it when it finally bothers you enough it may not be a bad investment.  I've had customer tell me they can tell a difference compared to their old glass without it and others say it made no difference at all.

The General Manager (GM) overpromised and underperformed.
a. "With our project managers, you tell them what you want in the design one time and you do not have to talk with them daily to ensure things are being done right." Far from the truth, the folks on the ground were either not told key pieces of information or the wrong information ...More during the project. My wife and I had to provide much more oversight then we wanted to.
b. "We have a cleaning service that will come in at the end to clean up the work area. All you have to do is move in your toothbrush!" Not in the contract. Not the truth. No cleaning crew. Clearly much clean-up to do after a month of construction.
c. Reviews online were not favorable for this outfit. The common theme was lack of communication which I addressed with the GM prior to signing with them. He ensured me that this was no longer an issue since they had several seasoned Project Managers (PM). Communication was spotty at best starting at the PM turnover and throughout the project.

Lack of design drawings. A hand drawing of the shower enclosure area was the only thing I saw prior to the start. There was not a drawing of the vanity, backsplash, medicine cabinet and storage cabinet area until I insisted that there be one about 2 weeks into the project. Though we bought these items from Ikea, the GM indicated they could install them. On more than occasion the PM let it be known that these were not the standard vanity/cabinets they usually work with. We provided detailed documentation on each piece to be installed 30 days prior to the original starting date of 7/6.
Turnover. Why a couple of days before starting we were given a new PM since they knew that our original PM was going on vacation… Turnover was done in about 30 minutes and the new PM did not take notes from the outgoing PM as he measurements on the walls/vanity that were then ripped out… Much more internal communication should have taken place prior to coming on-site.
Communication. This caused a few things to be redone as the PM was not conveying either the right information or no information to the site lead . Electrical, plumbing, medicine cabinets, shower niche…
Quality: There is some poorly set tile; spatter from wall texture all over the water closet door, lots of minor imperfections that a true professional shouldn't be proud to have left.

Schedule. I was told from day one that there would be a posted schedule. I had to ask for this on day one, and it was rough at best. Not something I would expect from a professional organization. The PM and I agreed to allow for a few days extra for unforeseen issues. We agreed upon 4 weeks, but would probably be done sooner. Total time was 23 business days (4.5 weeks). Of these 23 days, 4 days were for demolition. This should have been reduced to 2 days, with the right amount of resources focused on the task at hand. Approximately 14 days were for tile and grout for less than 200 sf of field tile and 40 sf of penny tile.
Overall, the project took too long, itshould have been done in about 3 to 3.5 weeks. The PM was very pleasant and seemed knowledgable but forgot an appointment and often didn’t specify when he was coming to the house.
What went well:
The daily workers (tile, electrical, paint) were very respectful of us and the house.
They cleaned up after themselves fairly well and closed up when finished.
& (tile) were very good with some of the changes, whether we made them on the fly or due to lack of communications from the PM. gave us some good ideas w/respect to the backsplash and water closet accent. Easy to work with.
(electrician) worked very well as he also did plumbing, furniture assembly on top of his electrical. He went above and beyond by ensuring we knew if he was leaving the job site for lunch or going to pickup parts.

Costs were good as the total project was less than $15K (including the cost of furniture and the glass shower enclosure), while we had 2 other quotes that were above this figure.

I contacted to replace some facia boards at my home that were termite damaged. They had a special advertised on Angies List for $99 for 4 hours of work, and this job was easily under 4 hours. First, I had to call and email to get the attention of someone at the company, after I had already paid via Angies List. The delay in getting ...More in contact put the work into a rain period, so I had to duct tape the exposed areas to keep water from penetrating the house in the meantime. Finally, a "Quality Supervisor" came to the house and looked at the project, commenting that the job would require the worker to climb a ladder and that could be an issue. By this time I had already purchased all the replacement lumber and removed all the termite damaged wood myself. By the next week, I had replaced all the damaged wood myself and caulked the lower sections because another storm was predicted and I was tired of waiting for to schedule a worker. Finally, a worker was scheduled to come out and he did a nice job applying the last bit of caulking on the upper section (yes - while on a ladder). The job took him less than an hour, so I essentially paid $99 for an hour of caulking work. I did the painting (upper and lower) myself.
I would not recommend this company to anyone.
