was responsive with scheduling,
was on time and courteous. He took time to inspect the property top to bottom. Literally. At one point" we were on the roof together and he was showing me some areas of concern with the roof covering and slope. At another property we both crawled under the house so he could show me previous repairs to the pier and beam foundation and support joists. He always takes the time to answer any and all questions, and provides a detailed report in a timely manner. I personally like to be present at all my property inspections, not everybody is as hands on as I am. I completely trust

"Wonderful! I was so impressed with the quality of the inspection we received! I do not have much of an understanding when it comes to construction. I was able to identify areas of" the home where paint was needed but that was about it. The inspector spent an entire day inspecting the 1900 square foot house. His report was over 30 pages long with clear explanations and photographs detailing the concerns that he found on our home. He found so many things that we had no idea existed. For example, he found that the ceiling was slightly starting to sag in the garage. He not only detailed the issue itself but he made a recommendation that we install ridge vents in the roof of the garage so that once the ceiling was repaired, we could prevent the issue from occurring again in the future. I could give so many more examples of similar issues that the inspector identified, such as issues with the electrical, roof, attic, and gutters. Although most of the issues were not safety concerns and were not issues that had to be fixed before moving into the house, having his detailed inspection report, gave us peace of mind that we were not likely to have surprises in the first year of ownership and it gave us a wonderful bargaining tool to negotiate the price of the repairs off of the home's selling price. I can't say enough about this inspector, I am so grateful! As it turned out, the owners were unwilling to reduce the price of the home or make the repairs, and we had to walk away from the deal. The inspector saved us from walking into something unprepared and made me realize that if I ever sell a home, I will have the home inspected before I put it on the

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

It went very well. I called on Monday afternoon and had an appointment at 8:30 Weds morning. He arrived at 8:15 and stayed past 11:30. He did a thorough and professional job of inspecting all aspects of the place. He even got up on the 2nd story roof. He patiently answered my many questions, even the ones that had nothing to do with the actual inspection. I intend to remodel some of the space, and he was willing to offer his opinion on what might and might not work. He also suggested that some systems needed more review by other contractors, and I immediately called an electrician and an Hvac contractor. I feel very confident in his assessment of the condo.

We are first-time home buyers so we don't really have much to compare to, however, we think the inspection went very well.

was our inspector and, although he was a few minutes late, he was professional and got straight to work. He communicated with us throughout the process and answered all of our questions. He checked all the electrical outlets, water fixtures, water heater, AC unit, etc. He walked on the roof and checked the attic. He examined all the windows and doors and exterior. I think the inspection took about 2 hours to complete. At the end, he explained his findings to us and took us on a walk around the property pointing out these findings. His report was detailed and had good pictures showing problem areas.

Great. I was impressed with the inspector who used both common sense and technical tools to inspect home for purchase. He found major problems that were missed by others such as a foundation problem. Note I used them since they were the only certified by the ASHI.

was amazing! Had him inspect a home we had an accepted offer on, only to find lots of issues of major concern that would have potentially cost us thousands of dollars to fix. They were things that would not have been observable by someone who was not knowledgeable in this field. Did such a great job, we saved ourselves from a nightmare and hired him back to do an inspection on the house we now own. He was upfront, honest, and gave us the information in such a way that we could assign priority to what needed fixing right away versus later on. He spent 4+ hours with each inspection, and we truly felt like he inspected everything thoroughly. If you do not want a thorough inspection, you can find someone cheaper, but I would rather know I am making a worthwhile investment. I can understand the negative reviews from the sellers perspective because he is so thorough. He is extremely detail-oriented, which is much appreciated by the buyer! He was able to find all sorts of major issues that we would not have looked for (or had the tools to evaluate). He is expensive, but it is a price worth paying for peace of mind, especially for first-time home buyers such as ourselves.
