" talked a big game but had no follow through on his services. He was very prompt to get to my house and give me a bid before I closed on" my purchase. We wanted to have work done for the issues that were discovered when the house was inspected and then do a few cosmetic upgrades as well. We closed on our house on May 20th, 2015, and work started on May 21st. We were promised that the work would be done in a week, but it became a nightmare of a month. Popcorn and Painting - mediocre job that still needs lots of touch ups. Workers would not use tape to paint walls even after instructed. They tried doing things by hand and the results were not great. Paint got on everything, and we are still removing it from area's on our floor and tile. Did not cover windows screens, so those were painted as well. -Glass door removal from bathtub and hardware change - What was about a $200 job turned into a disaster! When glass was removed, they could not do the things promised to clean up area that glass door was on. When hardware in bathtub was removed, they found moisture. The tile was torn down to look at the problem, which turned into removal of all tile and eventually the bathtub since it was a mess. I asked for pricing before they started, but they just went ahead and moved forward. I was told by that since this was unexpected, he would give me a "deal" and just charge me a few hundred dollars over parts and labor, but I still asked for the price. had become very unresponsive over this time of 2 weeks, and I was doing the management of his workers and he was unresponsive to them as well. We had over 30 bags of garbage and a bathtub sitting in our lawn from this, and never followed through with removal, so after two weeks of unresponsiveness, I had to do it myself. When finished, the tile was still damp around the bathtub and we were promised by sub-contractor that it would dry. My wife and I could hear water running for a day, and we finally figured out what it was when we stepped in our closet and our feet were wet from a broken pipe that was just dry walled and covered. We are now having to tear down everything that was done in that bathroom and get insurance involved and pay twice the amount to fix it. The kicker is he finally sent me a price when they were done for $4300, which was twice the rate of everyone else. A/C Unit - He had a guy come out to clean out the entire system and install the Nest we bought. We were told that the Nest was not compatible with our house, and that they had cleaned out the entire system. We found out after I had fired that none of that was done when we looked up and our brand new painted ceiling was turning brown from the overflow of the on the A/C. We got a professional out here and were told that it looked like the A/C unit had not been touched in years, and the breathing pipe outside had been buried in mud not allowing it to drain. The filter was not even changed, and it had not been touched in what looked like a very long time. Pre-Plumb - We had bought a very expensive water softener for the house and we needed the house pre-plumbed and the water softener connected. Instead I got a flooded garage when I turned it on filling all of our boxes with salt water. When we had professionals come out, we learned that everything was done incorrectly and the house was not pre-plumbed at all. They hooked the unit up the water heater, and had all of the dirty water emptying out into the softener which would have ruined it. They also had the salt water draining into our flower beds which would have killed everything. Then they also decided to lift my water heater and broke a valve in the process. sent me a text telling me that there was a broken part on it that needed to be fixed and he needed to charge me for it, but come to find out, they had broken it. We are having professionals redo the entire thing. Re-Grout and seal shower - They attempted this a few times but managed to clog my drain instead. blamed it on hair from the previous owner, but the drain worked perfectly and passed inspection a week earlier. I had to pay someone to come out and unclog the drain and the shower was never finished. Maid Service - He had his girl come clean our house so that we could finally move in once the painting and popcorn service was done. Well the cleaning they did was to my liquor cabinet, the cleaned it out and then told the bottles were empty and they threw them away. The bottles were not empty, and there was nothing in the trash. Save yourself the headache, and NEVER use this company!

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

Yes, but you won't like what will probably happen (this is a worst case scenario, hopefully you will avoid most):

The purpose for a building permit is to ensure meeting the minimum standards for construction practices and minimum safety standards.  A contractor who works without a permit, does so because they know they are not in compliance (and to save money at your expense).  They knew they should have had inspections and permits for their work.  Who ever built the addition should be reported to both the building official as well as the Better Business Bureau.  It is ultimately the homeowner who is responsible for ensuring the proper permits have been applied for, though.

So when you apply for your permit, you will be pretending as if the work is not completed (you do not hide this fact, you just have to follow the correct process as if it hadn't been built).  Your first stop will be with zoning; can you even add an addition, do you have the proper clearances from the side, front and rear property lines.  If it is a bedroom, does the septic system (perk test) support an additional bedroom.  If your building already meets or exceeds the amount of building allowed on the site or if you do not have the clearances required from the property line, your addition may be required to be removed.  There are appeal processes and variance requests you can try before tearing down the addition (Get an architect).

If your zoning review is fine, next you go to permitting.  Here you will submit plans (drawings) of what was built.  If you do not have these plans, consider hiring an Architect to generate As-Built drawings for this use.  Hopefully the plan review comes back with no changes, or you will alread know your addition is not in compliance and may face rebuilding.  Depending on the type of construction, your zoning and your local building requirements, you will be required to have inspections of your foundation / footings, the framing, the electrical, mechancial and HVAC systems, etc. affected by the work. 

This may require digging the ground back up so the inspector can confirm foundation depth, size and draingage requirements.  The interior wall finishes (gypsum board, panelling, etc) may have to be removed in some or all areas so the framing and electrical can be inspected (If one area fails, be prepared to pull all areas down).  At each inspection, if the work is found to be lacking, then you will have to correct the work before getting permission to use the room.  If there is an electrical or safety violation found, it is possible the Building Official could declare the entire property inhabitable until the offenses are corrected (IE you are homeless until it is fixed).

As you can see, you have to hope beyond belief that the builder constructed everything correctly and that the building officials will work with you to minimize the amount of deconstruction necessary to inspect the work.

Also, you will be charged all the fees associated with plan review and permitting, and you will be charged for each inspection visit (as your builder would have been charged initially had they followed the law).

As for value, here is the real concern:  If your home burns down or faces some similar disaster, your home owners insurance will balk at paying; they will blame the illegal construction as the cause.  As for the value of your building, not having a permit will make any buyer have a difficult time getting their own insurance, thus harder to sell.  The room itself will add value to your property, if it isn't a hazard (IE permitted). 

Also, taxes are based upon assessments, which use the land records.  Building without a permit, can be seen by local officials as an attempt to avoid paying property taxes, since the land records do not show the addition.  Until the official tax records reflect an accurate statement of your building, you may face fines, tax fees and other costs associated with the improvement depending upon how long it has been there unreported.

You may wish to contact a local, licensed Architect who works with the local building department.  They will know the personel, know which forms you need to fill out first and how to protect you from an overzealous Building Official (there are exceptions and options within the Code that the Building Official may forget or ignore that an Architect can request be used to prevent tear down or damage).  Next time you go to build get the Architect first to protect yourself from what this construction firm did to you.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

"Like a sunroom" indicating the addition has yet to be built?  If it's just a remodel there are several remodeling contractors to choose from.  If you also need the addition built pick a general contractor with experience building new construction as well as additions.  If s/he provides a price before the plans and specifications are on paper drop them like a hot potato.  They don't know what they're doing.  Whether they have the ability to provide the plans and specifications first or they refer you to an architect you must have plans to properly bid a major remodel or addition.  It is also good practice anyway just to make sure both parties are on the same page and understand exactly what will be done.

Just a note about the "type" of contractors described in another answer.  The one's who do most or all of the work themselves are not very profitable without doing something illegal or cutting corners somewhere, if they finish the job.  The time a contractor spends on a job takes away from the office time needed to run a proper business and chase new leads to keep working after your job is finished.  There are honest people out there who do everything themselves and don't need to make much money in a year but they are few and far between, typically retired and so the work as a means to keep active and make a little side money.  Others try to do a couple of jobs at once and rob from the funds of one to help pay for the other.  They just aren't experienced enough and were probably sub-contractors who suddenly thought they could run the show.  I've seen it repeatedly.  They hit up the customer for more money due to their own budget planning or abandon the job because they aren't making any more money.  be leary of a contractor who does not either use an employed or sub-contracted crew, meaning they manage the project's quality, time, and money distribution.

Me and my family are currently in contract with an armadillo home in Creek subdivision. We used their Move Up program to sell our house through their preferred realtor( group/REMax) and offered $5k in closing costs for using their preferred lender. Being a trust worthy guy I used their services and sold ...More my home fairly quickly. Meanwhile I have had nothing but problems with the quality of the home itself, much like I read about other big builders. If it's not code it's not going in, and if it is, it's going to be hastily put together and eventually need work. From the time the siding went up, we had issues. When issues were brought up, the sales agent assured us that it would eventually get fixed and to "wait for the blue taping" walk through. A home inspector was hired (against their recommendation) and it was worth every penny. Well now that my house has sold and they know I'm literally homeless, a list of things that were promised is suddenly not possible. From over hanging trees, to a crooked fence(blamed on the other builder) to horrendous paint texture all over the +2400 sqft home(sprayed at an angle), to mismatched colored grout, to incorrectly placed cable outlets, to a 3'x3' ugly 2" thick piece of wood screwed into the side of the wall instead of a door to access the 1st floor attic. Then, 3 days before closing, I get a call from the sales agent saying "The house has been rekeyed and we can't let you or any workers in until the day of closing." After 5 minutes of asking yes or no questions and getting nowhere, she finally told me that they did all they could but the house is staying as is. I listed my questions very thoroughly via email prior but not one answer was in writing. The reason they are pushing the close without work is they are trying to get the last of their current inventory homes off their books to start a new phase in the subdivision. My inspectors both asked "Why can't you just spend a few extra dollars and do it the right way?" The answer is Armadillo's business strategy does not align with quality of their product, at least in my unfortunate experience.

We were very excited about the floor plan, neighborhood, and initial feeling of comfort that they were an exceptional builder. As we went along in the process, we learned they cut corners, make promises, and use the same folk who can swing a hammer like everyone else and do not do quality work (lacking attention to detail, every detail). There are ...More built in meetings with the buyer and Forman to review and approve different stages in the process, but having not built a home before, we were at a loss and left to their guidance and direction. Of course, everything we questioned, the Forman always had an answer disputing our question or request and explained why we were misinformed or didn't understand the home building process. As we would later find out, there are numerous items we would have elected to have, not have, or ensure installed if we had known those options were available, they would have slowed their build progress and not be so quick to get to the next home site. Toward the end of the build, we ended up getting the standard model stuff, you can see from the enormous lack of detail as if they were in the "just get it done mode. Some of the items that should have been made obvious for consideration to our livability were: placement of light switches, placement of light fixtures, placement of light plugs, location of electrical sockets, un-needed change request (paid for), shower shelves, towel rack location, four sided plywood instead of the Thermo Ply (cheaper for them), and on and on. Since move in, we have had to re-do, add to, or change several items at our own additional expense. To date, some of the major items we've reinvested in are the yard (landscape), sprinkler system, and HVAC system since completion, in essence paying for these items twice in 3 years. The sub-contractors they use are atrocious. For example, the lawn was planted with plants without any consideration given to growth, size, and location. So once they matured, we had to basically gut the jungle and replant. I'm sure the soon to be jungle was an oversight the "Landscaper" didn't know would happen. The sod was about 3 different type of grasses and installed with holes between most of them (causing a safety hazard). And who places a lawn sprinkler head behind a fire hydrant? The same type of dreadful work was also done by their HVAC sub. 's warranty work, although performed, was only patch work and is now showing signs of needing repair again on a 3½ year old house. Although not all inclusive, the above review gives a sense of our unhappiness and our resoluteness not to use or recommend this builder or his sub-contractors.

We have had issue with the provider. The quality of work was a large issue. We hired an inspector to look at the home. He found a lot of issues with the home. We tried to get a sit down meeting with the foreman and the inspector and the company never replied. We also had issues with the drainage system. We spoke to the plumber and he seemed to not even ...More know the codes needed to install the plumbing in my home. I have reached out to the corporate office and have had no return service or contact from this company. At this point I am cutting ties and have requested my money back. I turned my portfolio into the company on 1/2/2015. They have not responded to any of my concerns or requests for refund.

Great. we've built 6 new homes our lifetimes and Weekly was absolutely the best of all 6. The builder and construction supervisory people were fantastic. Anything we asked for we got. They were amazing to work with. We have been in the house 18 months and absolutely love it. All minor fixes were handled quickly and professionally.

quality of work is excellent. I used him before and he is a craftsman, but very slow. This time I needed numerous jobs completed. We toured the house to list the work so he could prepare a bid. He bid $2950 for repairs and painting plus $950 for painting an additional two small rooms and installing 34 sf of kitchen backsplash ...More (my house is 1400 sf, so very small). We agreed on a total amount of $3900. I asked for a written proposal, and he provided one. After two weeks of paying invoices I realized the invoices did not correspond to the proposal, so I could not determine what tasks were completed and paid for, and what was outstanding. The painting was very, very slow and sloppy (he had a helper that was not a good painter). 2-3 days work (priming walls in LR, DR and hall) took two weeks. The wall paint slopped onto the ceiling and trim in several places. The repairs were done by and he did his ususal excellent job. After I told him I could not track the invoices with the proposal, he prepared another list of labor for each task outlined in the bid, which was helpful, but did not describe what work was completed and paid for, so I asked him to agree with me on what was paid, so we would have a starting point from which to work. I asked him to please bill labor and material separately (all invoices are hand-written by ) so I could track against the proposal. I didn't want him to do work that I could not pay for; I was running several projects and money was tight, and I felt like he was not keeping track of expenses...and the painting was awful. I bought all of the paint and backsplash tile, so he was only billing labor and a minimum of supplies. There was no telling when the painting would be done, which was the main job I needed to complete before house guests arrived. I came home from work one day and found his note, "I'm spending more time writing than painting. I resign this job." He left my house in a complete mess, the paint half done, and the contents of every shelf, wall and bookcase piled in the middle of the dining room. I don't know what's been painted and what is not (the primer and trim color are both white). His behavior was irresponsible and highly unprofessional. He was overwhelmed when asked to be more accountable, the job was taking way too long, and he did not have competent help, so, he abandoned the job without calling or meeting face to face, even though I have recommended him to others and paid his every invoice without question until the above. I want to warn Angie's List users so took the time to write this explanation of my low rating.

poured our foundation in April 2013 and we moved into our beautiful, new 5,200+ square foot home in November of that year. Amazing, considering other builders quoted us anywhere from one to two years for the type of custom home we were going to build! Overall it was a very pleasurable experience. No project this size is without ...More issues or questions that arise, but not only raised some of those questions, he helped come up with solutions, and went the extra mile in solving them.
Throughout the process, we were impressed with the way he listened to what we wanted, was innovative in his execution, managed and scheduled his sub contractors with Swiss watch precision, and always looked for things he could add to the plan to give us more value. Even after months of living in the house, he has been extremely responsive in coordinating subs to come back (at no charge to us) to correct little things we have found, whether it was light bulbs that needed replacing, an appliance that was making a noise, a fan that needed balancing, etc. We are now part of that crowd that attends his open houses to tell potential clients, "If we ever build again - will do it, no question!"
