Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

They dug huge holes all around my house, leaving huge piles of dirt, then didn't fill them in for 3 months. Destroyed my concrete porch by not leveling it when they had leveled it the first time they leveled the house. The porch just pulled way from the house and sank. They tried to leave the job with a 2 1/2 in gaping separation/hole between the steps. At my prodding they did a half-assed patch job. Absolute nightmare experience. I will move from this house before I ever have to deal with this company again.

They were professional from start to finish and I have nothing but praise for them. They worked with me on a very tight schedule working around the tenants schedules as well. They were quick, thorough, cleaned up after themselves and left me a happy customer. One word of caution for any foundation repair - although it was a far simpler process than I imagined because of their professionalism, it was NOISY. You will NOT want to have small children or pets around while they are working.

On time, professional, had enough manpower to complete the job in a timely manner. Foreman was courteous, respectful and present for the duration of the project. Also a Quality inspector from GL Hunt stopped by and asked me if I had any concerns.
Crew showed up at 8:00am and put in full days to complete the job. They cared for the yard by placing plywood down to put the soil that was dug out.
I HIGHLY RECOMMEND THIS COMPANY FOR ANY FOUNDATION WORK.

Work was not performed due to a significant price increase after they started. Sent 1 worker to dig all the holes and was trying to get the job completed by March 15, 2015.
I highly recommend GL Hunt Foundation - 210-648-1530 . They did the work perfectly, cleaned up, caulked and repointed mortar that needed it. . On time, excellent communication ,respectful and very courteous. Ask for

, came and gave me two cost options on his bids. After assessing the area/and structure, one bid came in at: $10,200.00/this Contract if accepted would include: Raising the structure on 10", Labor, materials including $500 for Lumber. Engineer's Report (never saw one), city permit (never saw one); and haul off and disposal fees. Contract Price reflected $100 for Angie's List voucher.g
The other cost option bid came in at: $13,500.00-with structure being raised higher from 12"-18. He highly recommended this bid. It was accepted. He wanted half up front: I paid him $6,600.00. In all fairness to Skillfull Construction and Due to constant rain January 2015-April 2015,
they fell behind schedule. This it seems is where problems started with this firm. There were scheduling problems and they repeatedly claimed that it was too wet; and when it was sunny, they were not available., which it was-so we waited and waited. There were problems with the structure due to the overall wet areas. So I waited, and waited
April or May 2015.

wanted more money and he stated his "crew had been working for free for 2 days and he needed additional monies. I explained I would not pay him the remainder until job was completed. He stated he needed more money for the costs of additional lumber; which I stated I would pay for that additional lumber ;but not for "his guys working for free" 2 days. He wanted an additional $2,000. (I had already given him $6,500.00 to begin the job.--that was his problem on how he managed his finances--he got pretty adamant. In all honesty we both did. I had a renter living there the entire time (gave her credit for the rent for the inconvenience)
On the The "additional sono tubes" he had explained that he could include up to 6--(he then changed it to 3)--I was not paying for more sono tubes--there was much miss communication-explaination was vague--the final balance (which should have been $6,600-ended up at $8,741.00 for a total Cost at: 14,741.00 (never did a final walk thru as he stated he had "another appointment) he met us and just wanted to get paid quickly and that he would send a copy of invoice. He did state all was finished-and that only "loose ends"- needed to be done-which would be taken care of "next week" (something I heard so much) I paid him in full and he left-sent me a copy of Paid Invoice via email. (By the way when I spoke with "Ed" and explained that they needed to come out and finish the "loose ends" after not hearing from them--and that I had already paid the invoice in full for the remaining balance of $8,741.00-he seemed very surprised at this amount.
The grade of "C" is mainly due to much miscommunication; shortage of men; mismanagement of funding that in his opinion "his men were working for free" for me for two days
I will be contacting them after the one year as instructed by my Inspector (and my attorney) for any readjustment that is required. Will evaluate them again until that time.

, the owner, came to the house for an estimate and was able to work around my schedule so I could get home a little after work and didn't have to take time off. He did an initial assessment and explained what he thought needed to be done and was the only contractor to address the drainage issues that had been mentioned in an engineer's report. All of the estimates we had gotten previously were from $10,000-$15,000 and didn't account for drainage. He was patient in answering all of my questions. We scheduled the work and his crew came out (
