" The workmen, and , arrived a few minutes early, introduced themselves, looked at the project, explained what" they were going to do and got to work. They worked hard and didn't waste time. These steps were wedged between the sprinkler system in flower beds on both sides. They were careful not to damage the pipes or the sprinkler heads. Apparently, when the steps were originally built, the upper steps and the lower landing were poured at opposite to each other. However, these guys did a great job finding a good balance between the two. To stabilize the steps, holes were drilled and "polylevel" pumped in. To finish the job, the guys patched the holes, cut off the overflow of the "polylevel" after it hardened, sealed and caulked the seam between the steps and the foundation, and cleaned up everything else. I can't even imagine a better job. To top it off, and were the nicest people to work with. the salesman did a great job explaining everything and , the office manager did a great job with scheduling and keeping me informed. , , and were all very prompt, reliable, professional and friendly. What a great group to work with!!! I wish all companies were run like this!

"After reading the glowing reviews on I decided to to contact this contractor for a bid on leveling an old pier and beam house. When I called" the number listed here on Angie's List it was answered by the owner who proceeded to schedule an appointment. When scheduled the appointment he never mentioned I would be meeting with anyone other than himself. Clearly I assumed incorrectly because a representative named showed up promptly at the appointment time (thus the A for punctuality). Despite the surprise he came across as professional and qualified and proceeded to perform a thorough examination both above and below the house. He shot the grades in the house with a digital level and proceeded to draw a diagram. Overall he spent at least an hour at the house and when leaving said he should have a proposal emailed to me in a few days. At that point I was confident that the company would be a good choice. When the sales rep left the house he forgot his iPad charger. When I called the number on his business card to let him know it turned out to be the cell phone number of the owner who I had spoken to initially. That same number is also the number listed here on Angie's List as the main business number. When the sales rep returned my call and asked me to leave his charger outside he called from his own cell number so it became clear that all communications with this company are directed to 's cell phone. While I personally find that approach odd and perhaps a little alarming I wouldn't have cared if the company had even bothered to follow up with a quote. When over two weeks had passed and I hadn't received a bid or any other communications I called the same number again and it went to voicemail announcing it was and to leave a message. I informed him that I had not heard from since he left and I wanted to know if there would be a proposal forthcoming or they had any further interest in the job. It's now been a month since the initial appointment and radio silence. I would have no way of knowing what their reasoning is for this lack of communication but it's extremely unprofessional. I have since met with another company who performed the same assessment and had an email bid to be the same day.

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.
Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

Everything went well.
We met with from and were given several options and decided on a version that allowed the same strength but put the piers straight down thought the interior of the house rather than tunneling. This lowered the price of the job by about half, and since we are also going to replace ...More all the downstairs tile/carpet, it was not a problem for us.
We had to wait about 4 months for the Insurance-hired plumbing company to get their act together and get out of the way enough to get this job started, but when I called back, they were ready to get started.
warned us that there would be a mess and this was no exaggeration. We stayed in our travel trailer, camping out while the work was being done and snuck in in the evening to check on things.
...rolled back carpet and giant mounds of dirt everywhere. It was just crazy. But these guys worked fast. In 10 calendar days the workers were gone an so was the mess, and the everything had been fixed.
The only knock I could possibly have on the whole deal is that the concrete patches over the 'break-outs' were left slightly proud...not a big deal where there will be pad and carpet, but I will have to grind it down when I get to putting the tile floor down and that will be another mess.

They were extremely messy at the work site throwing their trash and work materials everywhere even though I had a trash receptacle on site for them. Inside my house they broke a toliet seat in the master bedroom and the actual toliet in another bathroom. They did try and replace it after at least 6 weeks with the wrong color toliet. All thru the project ...More there was a lack of coordination with the plumbers who they recommended. Also we agreed they would tape off the dining room so we would not get dust and debris on our furniture which they did not do. In the cleaning up process they put loads of dirt all over our yard instead of removing it so we had to pay someone to do their job. They also told me in the beginning that their pricing was higher because they would not come back and ask for more money but that is exactly what they did.

Our structural engineer found GL Hunt's workmanship to be exceptionally inferior: not only did they place beams in areas where they weren't needed, but they didn't place the shims correctly. The company left a mess of wood debris behind--something you should NEVER do because it attracts termites!
Unfortunately, our structural engineer ...More said this is not the first house he's seen GL Hunt service improperly.
All in all, we need around $3,000 in additional repairs for new beam placements. GL Hunt refuses to cover the repairs because they don't warranty "additional piers", just the piers they (incorrectly) install.
On top of all this, it took 4 people from GL Hunt to get a straight answer out of what was warrantied.
I would never recommend GL Hunt based on my experiences. I hope this review helps readers understand that while GL Hunt may be good in the short-term process, in the long-term they are not a company that will take care of customers.

So I live in a house that was built in 1955, so I was built really well. The only problem it has ever had is the foundation. My house sits on a bunch of clay. Whenever the ground is wet, the house moves. Whenever the ground dries up, the house moves. Some months certain doors would close and windows would open, other months not so much. So I looked ...More into foundation leveling. I did a good month of looking into the science of foundation leveling. I basically found out that only 3 options and 2 of those options don't last very long. Superior is the one that offered me the 3rd option. Superior's technique is the only foundation leveling that I found to be sound. So instead of digging bunch of deeps holes around your house and placing concrete pillars under your house, which is stupid cause there is nothing stopping the pillars from shifting when the house shifts, Superior comes in and place these long steel tubes around the house's foundation. I had 18 placed all around my house. The difference is that these steel tubes are hydraulically drilled all the way down to bedrock and have these plates that the foundation then sit on. Bedrock doesn't shift. So at first the send a rep to your house. He uses this little digital device to take levels form a bunch of different points in your house. This tells them which way your foundation is leaning. After the readings, they determine how many post you need and where they will be placed around the foundation. A week later a whole team of workers show up and start to dig little 2 feet holes where all the post will go. They then start hydraulically pushing these steel tubes all the way down till they hit bedrock. They then proceed to placed the beams under the foundation and level off. The whole process for 18 beams took maybe 4hrs. Any cracks in the walls that were caused by house shifting were closed back up. Doors and windows that were previously unable to close or open, worked perfectly. I was really satisfied with the results. Another thing to keep in mind is that offers a Guarantee for "THE LIFETIME" of the foundation. Not your lifetime, but the foundation's lifetime. Which means that if at anytime you feel the house might have shifted, you call them up and they will come out and check it. If it has they will re-level it, no charge. The guarantee is also transferable, meaning if you plan to sale later on down the road you came transfer it to the new owners. Giving you a little more bargaining power at the sales table.

All in all this service was great. From attitudes, Cost, and time, from start to finish. If you are looking to get your house leveled, this is the way you should go and the people you should use.

There was EXTENSIVE damage to my house in the repairing of the foundation, huge chunks of my foundation on one corner of my home just came off, among other things. However, when you get this done you are signing off on any damages done from the leveling, though I have to stay it seemed extensive.
In contacting them again, to have them come back ...More out as I have "A lifetime warranty", they are less then responsive. I have to provide all the paperwork to them that they clearly have before they will even talk to me. Thus far they will only email me, they do not call, and apparently will not call. I have never worked with a company that so blatenly will not stand by their warranty. They can see I paid, they can see I had the work done. . so why is this an issue? Most of it was done electronically and yet, I have to provide them with real paperwork, that I do not believe I have.. REALLY . .
And, FYI - THERE IS A OFF REPORT on this company . . I suggest you all read it . . they may be decent upfront, however they are very suspicious at best when it comes to warranty repairs . . Find a company that stands by their work and their warranty no matter what . . it is NOT SUPERIOR . . seems since left things have really gone down hill . .
BUYER BEWARE . . . you need the company that truly stands by their work, answers their phone and shows-up, IT IS NOT SUPERIOR!

The owner of the company was our first point of contact. He appears as a very smart individual completely knowledgeable in his line of work. His initial contact with us was very professional and he answered all of the questions that I had concerning his company's repair methodology. Every appointment throughout the repair process was kept on ...More time and the work was completed in as little time commensurate with quality work as was possible. Finally the price quoted and charged for the work was very competitive with other companies that were contacted. In fact, it was better than most.
I have purposefully waited several months before writing this review to see if any after repair problems arose. To date none have and I do not expect any.
It should be apparent to the reader by now that I am sold on this company and it's owner. I would not hesitate to use the services of again should the need arise.
