Homes that aren't built on a slab foundation or basement feature crawl spaces to allow for the necessary access to plumbing, electrical and other home systems.

Many homeowners worry about the severity of foundation cracks in the basement.

Contractors say homeowners with this trait are the most satisfied with home improvement projects.

Relying solely on measurements to determine the condition of a foundation often leads to risks incurring further damage to a home, says Granott. (Photo courtesy of Angie's List member Dale W. of Boones Mill, Virginia.)
Foundation Repair

Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Angie's Answers

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

Foundation Repair reviews in San Antonio

Entire process took over 20 days. Yearly reviews inaccurate. MBroom continue to shift due to half of slab done right. Company informed and reproposed $14000 to fix their work again. MBroom still shifting (3) other contractors indicate that Mitcho failed to correct matter. BBB has been informed of the breech.

They talked me into doing the whole foundation instead of where the cracks were in the back area. Afterwards, I started getting cracks all over inside the home. In about 5 different places, there are cracks running from the bottom of the windows to the floor. Some doors won’t even close now. They were supposed to come back to fill in a hole they made but they never came back.
- Gloria L.

We chose Hunt because they had a good reputation and their bid was the best we received. They arrived on time to start the work. It took 2 days longer than estimated because they had to go deeper to reach solid rock. We had paid half in advance when we signed the contract. However the first morning the foreman told me he thought their estimator had made a mistake and that we needed more piers. this would have cost an additional $1000. I talked to the estimator and he assured me that his plan would work. I feel they should have worked this out between them, and if additional work was needed because of a miscalculation on their part, just included it with the original price. Now, I'm left with a little doubt if their work is really sufficient. As far as I can tell, the work they did was good and the house seems to be settling as it should. The crew worked hard and were very courteous. During the work they did break some sprinkler lines. They sent a plumber out the next day to fix one break and to do a required sewage line test. The plumber wouldn't do the rest of the sprinkler work. Finally an inspector came out a couple of weeks later and he told me to hire a sprinkler guy and send them the bill, which I did. He also saw a couple of areas he was not satisfied with and said he'd send someone back out. I haven't seen or heard from anyone on these issues to date.

I was happy with their responsiveness and the price was competitive. The ceilings look good and they even fixed minor wall and ceiling issues before applying the knockdown. The low rating is because they were very sloppy. They took all the switch plates and some of the light fixtures down and did not label where anything came from then they applied knockdown over light switches, got it on carpet, cabinets, sliding glass doors and the light fixtures they left up. I had to scrub most of the surfaces and vacuum the entire house with a shop vac to get all the leftover plaster. I am not sure what all the plastic they brought in was for but it was not to keep my home any kind of clean. Additionally, most of the workers were polite but there were a couple who were rather rude from the moment they got to the house. Finally I did not appreciate that they parked their van on my lawn rather than just asking where to park.
- Sandra M.

They did a fabulous job ... they had to dig underneath the room to add another support beam and we were so happy to have that room level again! All this while I was working from home, in that room!!
Only 'issue' was one of communication...I never knew when they needed me there (ie: to let them in to measure the room with the level)...I just happened to be home the main day they needed access, so it worked out in the end, just would have liked to plan things a bit better.
They were very helpful when we had questions and overall it was a good experience. I would definitely use them again for any other foundation issues.
- Diana A.

My husband found them. Somebody in the neighborhood had done it and he liked that. It's a different foundation. They do it differently. My husband went and talked to the neighbor and got the name. He even went and talked to them and they came. They were very professional. I liked them. It took them two days. They had to come around and dig holes. The engineer, which I found out later, is the owner. He was very nice. He was here and was checking while they were lifting up the house. Everything was really nice. Everything was left clean. They covered everything around the holes that they made. I would recommend them to people for foundation.

The inspector,
San Antonio Foundation Contractors Provider Name Locked
, was right on time, even a minute or two early. He was polite, very knowledgeable and extremely professional. He did a visual inspection, and took measurements of the patio to determine if it was level. After examining the exterior of the patio and noticing faint cracks in the surrounding sidewalk, he deduced that piers had been inserted below the slab at some previous time--which was absolutely true! I had forgotten that foundation repairs had been done about 12 years previously, and was not aware of the exact details as to what had been done.
San Antonio Foundation Contractors Provider Name Locked
determined that the widening of the floor crack was due to slight shifting of the patio foundation caused by the extreme drought, and that no actual repairs needed to be accomplished. I sincerely appreciate his honesty and integrity, as I had been expecting thousands of dollars of repair work. No foundation repairs were necessary at this time, but if any problems ever arise, I would not hesitate a second to hire this company,

I had a water leak that effected my foundation of my home and our restroom. I could not find anyone who would help. They were either to busy or would not deal with our insurance claim. Mr.
San Antonio Foundation Contractors Provider Name Locked
came to the rescue. He not only fixed our peer and beam foundation, but made it better. He put in cement beams. My restroom is so pretty. He updated it with tile. I use to have a vinyl floor. He worked with my insurance company and even came down on his price so that I would not have any added expense. Once the job began he was always in contact with me about the progress. Moving the foundation caused cracks in the walls, they fixed them and painted everything. When we returned it was like come home to a new house. I had to move from my home to a suite because the restroom was being worked on, it is our only one. We had to leave our pets in the house. Although I visited twice a day, I have to say that he took care of our pets. Which means a lot, they are part of my family. We enjoyed working with
