Tips for dealing with flaky contractors

Dear Angie: I gave a fencing contractor a $1,300 deposit on a $2,600 job. We signed a contract in June, and he emailed me that the job would commence the second week in August. It’s now late September and no work has been done. What should I do?

San Antonio Fence Installers Reviews

"I originally had
San Antonio Fence Installers Provider Name Locked
build a replacement fence around my back yard in March 2008. The fence was completed in two days and began to fall apart within days. One corner of the fence did not have a corner post; it was simply 'toenailed' into existing 2x4 stringers; several of the boards were less than satisfactory, i.e. splits, knot holes, discoloration, etc. After i contacted the BBB with pictures,
San Antonio Fence Installers Provider Name Locked
came out and did the repairs. A year or so later, warpage, shrinkage, and boards pulling away from the stringers, along with posts rotting, was evident. I called
San Antonio Fence Installers Provider Name Locked
again, got the run-around, calls not returned, appointments missed, etc. Finally they came and made the repairs. Within the next two-three years posts rotted out, stringers had to be replaced, wood rotted and one section of fence blew down. I called to have them come and make the repairs, with the proviso that I would pay for them. They never came out to check out the repairs needed nor did they return my calls (In fact, they hung up on me twice when I insisted they get someone with some authority on the phone.) i ended up hiring another person to make the repairs and he replaced two posts and several boards. He noted that the posts were not set properly, i.e. there was very little concrete holding them up. This last week I called again simply to inform them that they could come and look at the posts i have replaced, the lack of concrete holding them, and the fence generally falling apart. I also informed
San Antonio Fence Installers Provider Name Locked
that i was having another person make the repairs; he asked me to 'wait a moment' and a lady named
San Antonio Fence Installers Provider Name Locked
came on the line. She was very apologetic and said she was the VP of the company and they want to please their customers, and their work is guaranteed; if it wasn't installed properly, they 'would make it right.' i explained that i was going to post my comments on Angies List and she said they would come out the next day to look at the fence and perhaps reimburse me, or make some arrangement. My point was not to have them pay for the repairs but to have them see the shoddy workmanship on their fence. i also offered to send them pictures which I did. As of today, I have not heard back from them, no acknowledgement they received the pics or ??. I have had a contractor at my house for five days working on repairs of this fence. He has replaced an additional five (5) posts, several stringers and many, many slats. He estimates he will be working an additional five or so days on this fence as he has several more posts and stringers to replace. There is no way I would ever use
San Antonio Fence Installers Provider Name Locked
and will not recommend them to anyone. I recommend homeowners stay clear of this non-customer service oriented company.

"I start by saying this was a very large job for a residential home. We have about 2 acres and needed fence around approx half of it to keep our dogs in the yard. Dominion put up 8 ft cedar fence around the front and sides, wire mesh/horse fence in the back and installed a wrought iron gate and electric gate opener across an 18 ft driveway. All together, it took about 8 weeks to finish. There were days when we expected the crew to work but they did not show up. Overall the fence looks good. The staining and the quality of the privacy fence is great.

"I would highly recommend this company. The crew was on time, and worked quickly. I was promised a retaining fence for the one night that we were without a fence in the backyard (we have a pool) and they came out after dark to put this up. We were extremely happy with the quality of the materials, the knowledgeable crew, and the owner even coming out to inspect when finished. He had his crew come out and make some additional changes he felt were needed. (Another board across the bottom of a sloping area)

"We received several estimates from top-rated companies we found on Angie's List. The scope of work included removing our old chain link fence and replacing it with 425 feet of pre-fabricated ornamental steel fence, including 3 gates, with posts set in a substantial concrete

. Only
San Antonio Fence Installers Provider Name Locked
described the process in sufficient realistic detail and gave us an informational brochure from the national manufacturer (Ameristar Fence Products based in Tulsa, OK). The estimate was lower than the other bids we received and the proposed timeline was shorter.

carefully removed the old chain link fence within two hours and rolled up the usable parts that we donated to our neighbor.
San Antonio Fence Installers Provider Name Locked
used their own bobcat to pull out the old fence posts and to dig the

channel with their trenching equipment, which reduced the estimated timeline. The employees arrived on time and worked efficiently. On the day of the concrete pour, when the second late concrete truck showed up several yards short for the continuous pour for the

San Antonio Fence Installers Provider Name Locked
provided the estimate within 24 hours of contact. The work started exactly as scheduled and was completed much faster than I expected. The crew was very professional and efficient. In order to install the redundant fence quite a few holly bushes had to be removed but as many as possible were saved. After the crew left the only evidence that they had been there was the new fence. I was surprised that they hauled away the bushes as well as all of the old fence.

"Working with
San Antonio Fence Installers Provider Name Locked
from start to finish was pleasurable. From the initial walk through and estimate to the final walk through. His crew was courteous and professional; best of all no surprises! He was flexible (I ended up adding 38 extra feet of fence, also changed to an arched gate). it was a good size job as I needed 489' of Fence; the two arched gates took a couple weeks to arrive (as I had changed the order and
San Antonio Fence Installers Provider Name Locked
kept me informed of the arrival time).
The Fence looks great and all the neighbors have been asking me about the cost (sure this type of metal fence cost more but it requires no maintenance and has a 20 year warrantee.
Overall great communication and service from

"As a new resident of San
San Antonio Fence Installers Provider Name Locked
we were not aware of all the permits required to have work done on our private property. After speaking with a couple of companies who were ready to build our fence without the mention of a permit requirement, I called
San Antonio Fence Installers Provider Name Locked
.
San Antonio Fence Installers Provider Name Locked
came out and we discussed a possible privacy fence design, but
San Antonio Fence Installers Provider Name Locked
suggested I go to the permit office to see exactly what I would be allowed. I went down and got a better result than expected. The next day
San Antonio Fence Installers Provider Name Locked
came over to measure out the new fence design with a revised estimate. The estimate was right on target competitively with similar fence companies, but after seeing the great reviews on Angie's and speaking with
San Antonio Fence Installers Provider Name Locked
I knew I would hire
San Antonio Fence Installers Provider Name Locked
. His crew began work on Monday morning after
San Antonio Fence Installers Provider Name Locked
carefully marked out the new fence. By Tuesday at 4pm the fence was completed - nearly 400 ft - including 160 ft of 2x12 baseboard on one side to deflect water away from the house. I often peaked out at the crew working to check on them and saw that everything was being measured & leveled as they worked. On Wednesday
San Antonio Fence Installers Provider Name Locked
came out to inspect the new fence and pick up my check. Yup, he required NO down payment. I paid nothing until I was a completely satisfied customer, and I am!

"I called a couple of fence guys that I found on Angie's List. The pricing was competitive.
San Antonio Fence Installers Provider Name Locked
stopped by the afternoon that I called. We settled on a date for the work. When the crew showed up for the job, they had narrow planks vs. wide planks that match the existing fence. They immediately came to ask me about the difference to make sure I hadn't requested the thin planks. I thought this was awesome since we have had other contractors and work crews complete work incorrectly or not to our satisfaction because they didn't discuss prior. A couple guys stayed to start the post holes and someone went to swap out the thin for the wide planks.
San Antonio Fence Installers Provider Name Locked
wasn't overly anxious to get paid. He came out to inspect the work and make sure I was satisfied a few days after the job was complete. I had one question about the new gate. It was rubbing against the post and need an extra shove to close completely. He didn't try to make any excuses, he just explained why it was happening and said he would make sure it was fixed the following day. True to his word,
San Antonio Fence Installers Provider Name Locked
showed up himself and completed the work and made sure I was satisfied before he accepted payment.

"Workers arrived punctually on day one. Removed all of back fence and installed new fence. On day two, they removed and installed side fences and gates. There was only about an 8 hour period when we couldn't allow our dogs out off leash. Site was left clean, and fence looks great. Strongly recommend. We chose this vendor because of Angie's List reviews, and we are glad we did.

"Excellent, best fence in the neighborhood. I got three estimates before going with Dominion. I chose him because besides being the cheapest of the three quotes, the superb quality of his materials and his attitude of giving great customer service made him the best choice. His beautiful red cedar, not spruce wood (no holes, bad boards, etc.) is imported from Canada (Mr. Rampersaud is originally from Canada and he knows his stuff) not a local wood.
The posts are from good companies & they are well treated. He used screws that are both half-screws and half-nails so the boards won't come off in the future. His construction is far better than the other competitors and frankly better than anything I have seen in the San
San Antonio Fence Installers Provider Name Locked
area. His gate construction is much sturdier than what the competition offered and he puts three hinges on each gate, not just two. They used a
San Antonio Fence Installers Provider Name Locked
hammer to take out all the old cement posts and poured quick-drying cement by the end of the first day so that the posts were ready for the next day. Dominion also suppplied a temporary fence for the two neighbors behind my house who had dogs so they wou;d not get out until the ne fence was put up.
I had a difficult time trying to match different brands of stains on different woods to match what the
San Antonio Fence Installers Provider Name Locked
wanted for our neighborhood. Watch out when you contract your fencer because each uses a different kind of wood and a different kind of stain and they don't always come out the way you expect. But, Mr. Rampersaud's stain (oil-based not acrylic) rolled on top of his cedar wood matched the color perfectly. He usually sprays his stain on but I specifically asked him to roll it on and he agreed. He even gave me a sample of his wood with the stain painted onto it so I could see exactly how it would turn out. I could match that sample to the color the
San Antonio Fence Installers Provider Name Locked
said we had to have on their color chart. Dominion uses a stain company that has been in business over 100 years and they have been featured on Extreme Home Makeover so you know it is a good product. His stain will last about 3 years, but it will have to be reapplied then.
The
San Antonio Fence Installers Provider Name Locked
told me that the acrylic paint should last 10-18 years but when I walked through the neighborhood everywhere the sprinklers had gotten on the fence, the 1 1/2 year old acrylic paint had washed out, so I think oil based stain is better because it repels water better and permeates the wood, (unfortunately for the neighbors a little bit went to the other side). I asked the neighbors if they wanted their side stained but they said it didn't match the rest of their old wood fences so they didn't want it. I think they are sorry now because mine turned out gorgeous. One neighbor commented that the new fence is "far superior to the old one they had." What was great is that I didn't have to go to Lowes and have the acrylic paint made to the
San Antonio Fence Installers Provider Name Locked
's recommendation and then know how much to get for the workers, etc. With Dominion providing everything, I just sat back and admired how beautiful my fence was turning out.
Oh, the guys also went by with a shovel and bucket picking up most of the rocks and debris they drilled out of my yard with the
San Antonio Fence Installers Provider Name Locked
hammer. A few small splinters were left in the yard, but that was no problem for me to get afterwards. Mr. Rampersaud came each day to supervise what his workers were doing and also ask me if I was happy with how things were going.
One problem did turn up when one of the workers got a little stain on the neighbor's outside fence that they didn't want stained. Mr. Rampersaud offered to either replace the boards or stain the whole 13 ft. section to match for free to keep them satisfied. They decided to go with the stain.

All in all, this new fence job has been the easiest construction job that I have had done on my house. The workers were generally responsible and hard-working. I am so tired of contractors promising me everything and then not coming through on half of what they agreed to do. Mr. Rampersaud and Dominion Fencing came through above and beyond what I expected of this fencing job. My husband still can't believe what a beautiful fence we have and he is an engineer. Dominion is listed on BBB as an A + company. I would recommend this company as the best fencing company in San

bar none.
