"Could, and should have been better. Subcontractors: HVAC--Placer Heating and Air Insulation--Gold Star Windows--mostly in-house. Lessons learned: 1. Put everything" in writing--no verbals or phone call contractual or post-contractual agreements. Use email for documentation after the contract is signed. 2. Hold back final monies until all work is done. 3. Do not rush the work or allow the contractor to rush the work. 4. If it's in the contract, insist on it and withhold payment until it's done. 5. All parts are the contractor's responsibility. 6. Inspect all work before the next phase, distribute a punch list, and don't approve and/or pay until you are satisfied. 7. Ignore suggestions that faulty equipment is due to the customer's lack of understanding. Contact the manufacturer if something doesn't seem right. 8. Insist on good quality finish work. 9. Insist that all materials be as specified in the contract or standard (check the standards when in doubt). 10. Be wary of companies that subcontract HVAC. 11. Make sure all work is permitted; read permits carefully; flag errors. 12. Check model and serial numbers in contract with manufacturer's website to ensure the grade/series you are paying for is physically the same. 7-9 Contract was signed on June 25, 2015. Work started 7 and continued for three days total. Old HVAC equipment was removed, ducts removed, some insulation removed, new HVAC equipment installed, new thermostat installed. Insulation removal said to be complete. Problems: •Subcontractors both stated that insulation was completely removed when it was not (twice). •HVAC sub and contractor implied homeowner was incapable of operating new wifi thermostat. Three wifi thermostats malfunctioned, leading homeowner to contact manufacturer's rep to resolve the problem. They advised another thermostat that did not read the wall temperature rather than the air temperature. •Apprentice attempted to obtain side work replacing air registers. •HVAC sub tried to get homeowner to buy control parts for whole house fan installation. •HVAC sub dragged feet and stalled on doing contractual work on water heater. Homeowner had verbal agreement with contractor's sales rep to install in two steps; contractor denied agreement. Homeowner removed it from contract by mutual agreement. •New intake return cutout cut beyond boundary into ceiling. 15 Windows installed 8am to 3pm More insulation removed. Problems: •Wrong windows ordered; only two could be installed. 22 Punch list and connect whole house fan to controls Problems: •Whole house fan motor burned out on install; wired incorrectly. •Ceiling fixture not reinstalled properly. 27 Remaining windows and patio door installed. More insulation removed. Problems: Window trim not caulked on outside. Some trim cuts not even with other pieces. Windows not cleaned after install. One piece of original trim recycled instead of replaced. Homeowner paid contractor paid about 2/3 of the contractual amount. The rest held until all work completed. through end of , August, September Punch list work completed on windows, HVAC. Thermostat replaced. Whole fan wired correctly to dedicated circuit. Whole house fan hanging location shifting to optimum location. Duct work straightened. Damper installed on one duct to balance air. Insulation was blown 8/27/15. Problems: •Heat pump cycling on for 30 seconds accompanied by buzzing noise that gets . •Whole house fan not permitted. •HVAC sub scheduled to work but did not show up; on another day, sub called several times but never showed Test out, code inspection Test out performed 9/15/15, Code inspection 9/22/15 and re-inspected for whole house fan permit failure on 9/30/15. Problems: •Test out failed on air leakage. Did not meet SMUD HPP specifications. Rebate not available. Contractor offers to refund the difference. •HVAC and window work passed inspection, but whole house fan was never permitted. Contractor pulled the permit, provided hard copy, inspector reinspected on 9/30/15. SMUD rebate preparation Contractor prepares JRT (job reporting template) for SMUD HPP and sends to homeowner for review. (9/18) Contractor prepares SMUD rebate application for homeowner (9/24) Problems: Some calculations incorrect on the JRT. Contractor resolved. Some rebates changed in the four months the contract work spanned. Contractor made up differences. Final Payment Homeowner made final payment on 9/30/15. SMUD rebate receipt Homeowner receives rebate check from SMUD on 11/5/15. Problems: Total $150 short of JRT. Inquiries with SMUD revealed that contractor revised JRT after last version was sent to homeowner. The latest JRT did not include the whole house fan in the project. Homeowner not informed. SMUD made arrangements to rebate the whole house fan. Takeaways: Sales rep made a good professional, technical, and personal impression without hard sell or scare tactics. One issue with verbal agreement. Scheduler at the contractor very responsive, efficient, and flexible. HVAC sub skilled, but sometimes unreliable and choice of apprentices unwise--made a bad impression of the company. Window snafu annoying. Too much homeowner time spent on this contract: over ten days of visits, two no-shows, two code inspections, one test out. Too many emails to count. Final rebate prep never shared with homeowner. Test out failed air leakage test.

Hello - I hope my answer will help point you in the right direction.

 

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

 

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

 

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here. 

 

This is a flashing issue as the window connects to the mansard roof surface. 

 

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

 

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

 

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

Much easier to scratch and typically not as good a finished quality as compared to glass.

 

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

Thermal numbers look okay when looking at the NFRC.

 

Do you have any other data on them?  Air infiltration, Design Pressure, Visible Transmittance, and Condensation Resistance are all good evaluators.

If you are being sued and/or counter suing, then you should hire a lawyer.  While you can do small claims court and sue without a lawyer, the Contractor's insurance will provide him a lawyer to defeat you.  Plus, odds are good the Contractor has more court experience than the average Home Owner, especially if this is his standard opperating procedure.  If you go against a lawyer, you will lose, even if you are right (Saying the right thing at the wrong time is very bad in court rooms.  Get a lawyer who knows the processes).

Once you decide you are suing, there should be no further contact or access to the property with the contractor.  If you have already been told you are suing, you should stop all access to your property (you are allowing them to gather evidence AGAINST you.  Your lawyer may be able to reach an agreement outside of court to allow the contractor to fix the work within a specific time period, but even then make sure you are not in contact with the contractor.  Anything you say, will be turned against you ("The Home Owner said it was okay.")

A building official has no legal obligation in court; his job is safety and minimum construction requirements as allowed per Code.  He has no say over materials and methods, and cannot assess damage. (IRC doesn't have a requirement that the door you mention exceed 35", so he won't care it isn't 36" as an example).  What he CAN do is state if the work is unsafe or causing other conditions which are unsafe.  Let your lawyer decide; but it is not in your best interest to have the Building Offical inspect with the contractor.

To sue you need to show damages.  Get another contractor (get some references or hire an architect to help ensure you get what you need) to inspect the work and give an estimate to repair.  The amount the contractor(s) estimates becomes what you seek in court (plus court fees) from the contractor.  If his work caused problems, you should be suing, not sued.

Also, be aware that no door manufacturer makes an actual 36" door (as an example).  They each have their own frame sizes, so a "36 door" in reality will be 35 7/8" to 35 3/8".  Each door maker has slightly different sizes (go online, you can see Pella, Anderson, Kolbe-Kolbe, etc. have their actual sizes available for PDF downloads).  If you replace a Pella 36" with an Anderson's 36" they won't fit perfectly.  In fact, the different styles within the same manufacturer are sometimes even different.  The purpose of trim is to hide the gap between the wall and door frame, so your door may be perfectly fine in size and method of installation. 

When you have this work corrected (and for any future work) utilize the services of a lisenced Architect.  They will oversee the work, review requests for payments and document existing conditions and conditions found during construction to prevent the situation you are now in.  They will also ensure the proper permits are filed and the inspections called for.  Because they are a third party to the agreement, they can be the 'bad guy' and make the contractor perform, where you just have to pay the invoices they approve.  The contractor deals with the Architect (and vice versa) and you get the project you wanted. The cost of the architect would have been around $3,200 and is minimal compared to what you are dealing with now, the peace of mind is worth it and architects often find cost savings that go directly back to the Home Owner.  When you account for time alone, you will have spent more than this on just preparing and attending the court case.

Because this is headed to court, stop all communication with the contractor and get yourself counsel.  Good luck.

My tenants received a flier on their doorstep advertising free installation & same as cash financing. Having previously bought renewal windows from Hall's for a reasonable price to install myself because my house tested positive for lead, I figured this would get me a high quality window for a reasonable price. When ...More I called to make an appointment, the representative told me they don't usually do estimates for rentals because they aren't the cheapest Windows around. I explained this wasn't a typical rental. I grew up in this house & plan to live there in the future. So we scheduled the appointment. The salesperson, , showed up on time & was personable & polished in his sales skills. Red flags went up as he avoided the subject of "free installation" & kept referring to the high cost of windows. When he told me that vinyl windows cost much more than the windows I bought from Hall's my distrust antenna went up. These costs increased for each version of window he showed me before his. When he put his quote together it totalled over $60k for 26 Windows & a sliding glass door! He gave me discounts to bring it down to the low $50's & when I said that's way out of the ballpark for me he brought it down another $10k for a series 2 window. I explained that about 5 years ago my old house tested positive for lead so Hall's agreed to sell me Windows to install myself instead of paying several hundred per window for their installers to abide by lead mitigation protocols. said he hadn't heard of lead testing. He held up a pamphlet & said "all we need to do is give you this pamphlet". I was shocked & unimpressed. He didn't understand why I got the windows so cheap from Hall's. I told him I expected about the same price Windows since they had "free installation". After he avoided the subject again, I said "I'm not comfortable buying windows from this company." He asked why & I explained that it seemed like a marketing gimmick to offer "free installation" but then build that cost into the price of the windows. He snapped "of course we do! How else do you think we'd make up that cost?" I asked "then why do you advertise free installation?" He was flabbergasted that I would even asking that. He told me I am the only customer who has ever questioned that. At that point, he was obviously worked up & started gathering his stuff & running out of the house saying "Fine. If that's how it's going to be. I didn't realize it was going to be like this!" He seemed p***** off he wasted his time & panicked for some reason. He kept asking me to explain myself & getting more agitated by the second. I finally said "Listen. We obviously have different perspectives. I don't care if you understand my perspective or not. You've already told me that I'm the only one who thinks like I do so why would you want to understand my perspective? If you have a bunch of customers on the same page as you, keep doing what you're doing & forget about me. One person who thinks differently is not going to help or hurt your business." He ran off muttering under his breath like a kid taking his ball home after he lost the game. It was a very unprofessional encounter leaving me with the impression that this company is dishonest, manipulative, & emotionally immature. I wouldn't give my business to this company if they offered free windows & installation!

I was looking for a company who installed window screens and came across . After reading numerous reviews, I called them for an appt to get an estimate. arrived right within the time window they gave me (and even called me when he was on his way). I only wanted three windows screen originally. ...More showed me color options and pros/cons for the various colors. He also made some design suggestions and suggested three additional windows (for continuity). None of it was high pressure... simply things to consider. I opted not to go with any additional designs, but I did take his suggestion and had two additional windows screened. There was a 4-6 week wait time for the screens to be built (the screens are custom built) but I didn't mind as I was going to be out of town for some of that time. I received a call from that my screens were ready after 4 weeks but I chose to have them installed two weeks later since I was going to be out-of-town. I received a reminder call 2 days prior to our appt, and called when he was on his way. The installation took about 30-40 minutes for five screens and after the installation, told me about the warranty and how to care for the screens. It was a great experience and I would highly recommend them for your solar window screen installation needs.

The installer worked while taking time to answer all my questions, he did an excellent job and cleaned up as he went. We used to replace tall, aesthetically dominant windows in our living room. One
of the windows being replaced had been broken, and both had serious problems with moisture transmission and mold.
Also, the old windows were single pane.

used non-metal framing so that the moisture transmission and mold will not return.
The sales and installation were seamless. All very professional! No hassle, no cleanup for us. Everything was done on our schedule and without delays and last minute changes.
