" sent Myriah over to do the bid. She arrived promptly, listened to my somewhat vague idea of what I wanted the backyard to look like and" within half an hour measured the lot and created a hand drawn design to scale that incorporated everything I mentioned as well as other great features I had not thought of, but loved. With the 20% discount, was very competitive with our other bids and they were the only one to provide a design up front. We hired them to do the work. At that point took the lead on the project. He was great to work with, kept me in the loop so I knew when and what would be done each day. All of the workers that worked on the project were professional and great to work with. Everything turned out as promised and at the price promised. We could not be happier with the finished product and would recommend to everyone. Although, I am sure they are all great to work with, I would highly recommend asking for Myriah and to work on your landscaping job.

"he said he would check the batch, check with the supplier and call me back. did not offer to reimburse me . offered me another half yard. I explained that I don't" want another batch of the same. offer to pay for bleach and enzyme(pricey at 26 bucks) would have been nice or come get the stuff but neither happened so I just made do. Now I have to keep it covered with wire to keep the dogs from picking through it.... the amount of poop was amazing , went clear through the batch. I had it covered until use and 2 large hunting dogs to guard it 24/7 so know it wasnt a stray neighborhood cat as they tried to imply

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.


You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

I contacted 5 landscape contractors for estimates and gave each completed blueprint design. Lowest bid was Landscape. 's bid came in over $7000 more than 's for same design. ( - over $20,000, - $13,000). When I called ...More and told him I was going with another contractor that was significantly lower cost than his bid, he seemed upset and told me that he worked on bid for over 2 hours and that I didn't even let him present it. I reiterated that I had to go with cost savings, he tried to talk me out of using lower bid contractor insisting that he would do better job. When he realized that I had made my decision he said (2-3 times), "you get what you pay for...." and then he hung up on me.
I've seen several of 's projects in the East Sac neighborhood and he definitely does quality work but is one of the more expensive contractors in the area. I didn't appreciate his immature reaction to his bid not chosen for my project.

Overall the work produced went OK, but the transaction ended very poorly. The guys that did the work were great, the wall and plantings and DG sitting area is great quality.....it's just that it seems if you're not oozing cash..the sales and such aren't that thrilled to work with you.
Just look at the reviews- the one's ...More where people spent $29k or $60k have 100% glowing reviews.Thing is that over time- perhaps we would spend that much but they shot themselves in the foot by poor customer service and lack of respect. Plus - shoot maybe expand a bit and have folks that handle smaller jobs? The interaction started by us making a call to get a quote. We made an appt. 1st appt was cancelled /rescheduled..a very personal issue that I didn't need to know the details on to feel bad for being disappointed that the appt was rescheduled at the last minute.
So, a few days later a person came by to give a quote. The quotes seemed to take a long long time..like a week or a week and a half. We asked for many things..then pared it down to just those that we wanted to do in the first phase.
Between the two quotes- many of the numbers didn't make sense, didn't add up right. I don't like to catch people in errors but when it comes to spending hard earned $ I do check the math and try to understand the job..not just look at the total and say...whatever. Plus, there was a dump fee of $320 for them to clean up after themselves- which seems odd- since most other contractors I've worked with have clean up as just a part of their responsibitily-cost of doing biz.
We overlooked and let the sales person fix the numbers and agreed on a total. It's not that the total amount was that crazy--but the reasoning behind the $$ amounts were flawed..thus our confidence in them providing an accurate quote waned and made me doubt if they would be responsible when it came to delivering the job. Like most businesses, I would assume there are set prices for various work. For example- a basic install of a decomposed granite area- you would think it would be priced per square foot-but doesn't seem to be so. One completed area was one price...but a quote for a 2nd area of a smaller size-was quoted higher! ?
So, we got the 1st phase done and then after the odd quoting decided maybe this place is kinda flakey and maybe just get the irrigation expanded for now and think over who will do the other work.
But apparently it's not ok to change your mind and just request a less than $1000 task(irrigation expansion) to be done...because we never heard back from the sales person after that request..even though there was a standing appointment to meet to discuss next steps...they were a no show, no call, no email.
Not like we were changing our minds every two seconds..it's just that we had questions since those numbers weren't adding up right and we felt like we wanted to understand what the work was. You have to be 100% clear on these jobs or you don't get what you want. But no response.
Also- never go the promised paper yard design mailed to us..just emailed version.
Also- just a few weeks ago we got a survey from the owner -on which I described my concerns and bad feeling-yet he never called to ask what happened or anything. So- to all the descriptions that Mr. is so fabulous- I have not seen it.

I love ! They were everything I could ask for in a landscaping company. They were on time to all appointments and really respected my work schedule and availability. From initial contact to completion of the yards, they met every deadline on time and completed the work to my high level of expectation. More than anything... ...More this is a nice and genuine company to interact with! The owner, , is really friendly and has an incredible sense of humor! I don't think I have every laughed so much while signing a contract (a typically terrifying thing to do). The landscape designer was really attentive and listened to my list of plants I like and do not like. He really took how I function in my yard into consideration when designing the initial plan. The work crew was wonderful! I felt completely comfortable and respected by all the men on the team. The project manager, , was especially amazing and stayed in close contact with me throughout the whole process. He was available via text message... which worked perfectly for quick questions and check-ins.

As for the actual work, I could not be happier. My yard is everything I dreamed of! Yes, there were changes made to the original plans but stayed within my budget and discussed all the options with me before making any changes. I am especially pleased with the beautiful pavers and trellises they put in along the side of my house. The took a problematic area I avoided and made it into a very beautiful and functional part of the yard. The finished produce is amazing and I have had many neighbors comment on how beautiful the yard is and how pleasant the whole process was for them too.

I would use them again in a heartbeat! I'm kinda bummed I don't have another project for them now!
