I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.





That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

arrived early (after calling to confirm that it was okay with me), and proceeded to promptly clean my family room furniture. They did an excellent job, and were fast, efficient, and as a bonus, personable and friendly. My experience was great. The furniture looked and smelled great afterwards. I will say that if you have very stained furniture, (I had some dinginess in high wear areas on the chairs), don't expect a complete miracle. But my furniture was almost as good as new.

PROS: - The place smelled great. I hate the chemical smell of most carpet cleaning services that lingers. I am due with our second child anytime now, and when we got home I was loving the citrus smell. - The price was great. Much less than other companies I have used in the past. - The owner was great with scheduling and the gentleman who did the actual job called prior to arrival as the owner had stated. - Low moisture= very quick drying time. CONS:
- I think I may have expected a little too much as far as stain removal. However, the very dirty high traffic area of the master bedroom (where dog sleeps and hangs out) with carpet was looking as good as new.
- Even small furniture was not moved to clean carpet. Other companies moved even large furniture to clean the total carpet area, but even a rocking chair and nightstands were not moved to clean. I never asked, but it was never mentioned that we would have to move any furniture for cleaning. This was kind of a big point off for me. The next day I was moving furniture around the bedroom to allow for baby's bassinet and mini changing table, and was pretty disappointed that even small furniture was not moved to clean.

I called to schedule an estimate visit, but quickly found out they do the estimates right over the phone! Well that would save time... So I went home and measured the rooms and called them back. The over-the-phone estimate was correct and confirmed when the service people arrived. We reviewed the overall job, confirmed adding in the furniture cleaning, and they got right to work. They didn't fool around one bit, and worked hard the whole time.
Have to admit, I was dubious of the almost $200 they were asking for the furniture cleaning on the front side. But after watching them do the work and how long they spent on just the three items, I more appreciated the cost. They went over all the top side surfaces. the back, the crevasses in the cushions, throw pillows, everything! don't imagine it is possible to flip the furniture over and clean the undercarriage, but that is the only thing they didn't do.
The four dirty rooms of carpet and stairwells came out great. A carpet sample that served as our inside-the-house doormat that was absolutely horrible looked like new. - Heck, I was going to throw it out, but not now. A pet stained area that had resisted several attempts of canned carpet cleaning almost disappeared just with the pretreatment application.
Tipped the guys for a job very well done.
The only tiny complaint worth mention is the expected dry time was; "A couple of hours after the work." However 24 hours later, the

carpet over the slab and lower stairway was still plenty damp. This was sort of expected this since we are talking basement after all. I snagged a couple of fans we keep at my workplace and put them to work the next day which helped dry things up. (Good thing I did, as we lost electricity the next day with the big storm.)

We had not cleaned the upholstery on our "This End Up" set since we got it from my uncle about ten years ago - and he had cats on it in his house. We decided we had to do something when, every time we sat down, we could see (if the sun were shining through the windows) huge puffs of dust exhale from the cushions.

We first used the company's "contact us" link on their Angie's List listing to contact them, since it advertised a discount if we did so. They never replied. Several weeks later we called them on the phone and set up an appointment. They were very professional when they arrived, and cleaned all the seat cushions and back cushions for a 4-cushion sofa, a 3-cushion sofa, a 2-cushion love seat, and a 1-cushion arm chair, as well as both arm covers for each ( = 8). Not surprisingly, the difference was incredible. We were very happy with the results. Thought the price was a bit high, but i reckon it was worth it.
