"This provider came across as very conscientious, punctual, and responsive at first, but once the job began things started to go downhill. He shot blasted and vacuumed" the recreation room in preparation for , and then moved onto the bathroom. There was a fair amount of thin set on the bathroom floor from previous tile that required him to grind the floor. He promised a clean work space, but instead blew concrete dust all over the lower level of the house including upholstered furniture, a desk with computer and other electronics, the television, all of my children's toys, etc. He didn't tarp anything, tape anything off, or prepare the area for such a mess! When I approached him about it he was annoyed and stated that he would clean up. He did a light dusting of flat surfaces only before he left so I cleaned as much as I could before he arrived the next day. My furniture will need to be steam cleaned! The next day, I asked him if our belongings should be covered so as to avoid further dust and he said that there was no need. I came into his work area a little while later to retrieve an item from my desk and he told me to cover my face because what he was mixing was not healthy to breathe in yet this white fluffy stuff was flying out of the bucket and landing on my furniture and the kids' toys again! I told him to stop and pointed out that again he was blowing debris around my house and if it wasn't healthy to breathe in then perhaps he should be mixing it outside! He became angry and told me that he couldn't talk about it at that moment, that he had to finish what he was doing. I became very angry and sent my husband in to deal with him. My husband instructed him to clean up and seemed to make peace with him. So, the job continued. The following day I had another contractor who deals with a different type of flooring in my house to provide an estimate for a floor restoration (a type of flooring that does not service). Mr. verbally grilled the other contractor on what he was going to do to restore the floor. It was an awkward situation. Mr became angry and followed the other contractor out to his car. Again, I confronted Mr. and told him that this behavior was unacceptable. He promised that it wouldn't happen again and we both agreed that there was a lot of stress in his own life as well as outside construction on our property at this time therefore making the job stressful. We tried our best to be understanding, and have open communication with Mr. to no avail. The coating on the rec room floor bubbled and he did a quick, unsatisfactory job of "fixing" it. Mr. stated that if we wanted another coat of to fix the floor it would cost another $1000 and he wouldn't be able to do it for another 3 weeks as he had other jobs to get to that he would not put off. The bathroom floor was unacceptable- bubbles, sharp raised areas, it is bumpy and rough and needs to be removed. He promised us smooth floors and failed to deliver on his promise. We notified Mr. of our dissatisfaction. He did call my husband in a timely fashion, but then verbally assaulted him by cursing at him and calling him derogatory names. This man is not professional. He is sloppy, cuts corners, and has an unpredictable demeanor. His finished product is sub par and he offers no solutions. Please, do yourself a favor and do not hire him!

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

One of the more difficult issues facing you will be making sure you compare apples 'n apples while understanding the differences between apples 'n oranges.

Some things common to all:

How far from your (water) meter pit to the home?

Do you know what sort of water pressure you have?

Those two questions sortta drive the rest.  How many sprinklers you have is a piece of the puzzle but it is lower on the issues list than how much water pressure and gallons per minute of flow (gpm) you have.  Knowing the water pressure and gpm coming to the house is important because it is the info divided by the flow rate of the heads to tell you how many you can run at a time.

 That, plus the number of heads it takes to cover your yard will let them decide on how many zones to cut the yard into (each zone is X number of heads that run at the same time).

Will the different estimates be for systems that are all parts from a single manufaturer or will it be a collection of brands?  Some will tell you that the parts (controller, back-flow, heads and even specific heads) are better from different manufacturers while others will tell you that all from a single manufacturer will give you an optimized system.

And, are the contractors equally certified?  Not only education and experience but certifications from the various manufacturers who's parts they want to use.  And, will their installations be the same?  Will they open trenches all around your yard and be a week getting the stuff layed, connected and back-filled?  Or, will they pull the flexible pipe and be in 'n out in one day with water flowing to cover their intrussion before they leave that day?

Will your system need to be blown out with pressurized air at the end of the season to avoid winter freeze and bursts or will it drain automagically?

I know, I took your simple question and made it hard.

When I bought my system about 9 years ago, I had a variety of estimates and the differences sortta fell into the mess I listed above.  The low estimate was a person who seemed to be from the "get it in the ground and fix it later" school.

The highest estimate was from someone who seemed more concerned about my yard and the final result than I was.  The low person was using parts 'n pieces from a variety of manufacturers.  The high person was certified by the company that made all the parts he was wanting to use and he carried a fairly high rating from them for his past performance..  He would vary for me if I wanted but he had sound reasons from the controller to each of the heads as to why he preferred his "brand".

It doesn't look like you are a member of Angie's List.  Given the size of the investment you are looking at, this might be a great time to join and see how others in your community have rated the contractors you are considering or if there is one you should add to your list. 

My yard is between 12 and 15,000 square feet less the house, deck, two mini-barns and it is interrupted with a number of blocking (blocks the stream of water) evergreens and planting beds.

The low estimate I had was about $2,500 and would take three days to put in from the time they began to trench.  I don't recall how many heads he wanted to put in but if it was off, he'd be able to put another anyplace and tie it to the nearest zone to give me good coverage.  Uh, this was the get it in the ground 'n adjust later person.

The high estimate I had was around $4,500.  This proposal was for seven active zones each having 5 to 7 heads.  There was enough capacity (extra zone controllers and space within the system controller) built in to add drip irrigation at a later date for the planting beds without having to replace anything.  He drew the entire yard and gave me a copy with the heads marked showing the "throw" of each and the overlap he built in to avoid any missed areas.  And, they wanted to arrive in the morning and leave that evening with the system watering to cover their tracks throughout the yard.  One day and they would not leave until it was working as advertised!

I took the high estimate.  I have a neighbor who bought from the other folks.  Both of us are happy.  He is really happy because each time he calls his company for adjustments or corrections (yep, they got it in the ground and are still putzing with it) they are out within the week, they are really easy to do business with and their service calls' costs haven't gone up a whole bunch.

Sorry, you can't look at the price and divide by X number of heads and have a fair comparison.

1) IF you are talking the root crown - the portion where it is not one solid truck or "bole", but still a solid or near-solid mass of roots coming off the base of the trunk, then that has to come out on way or another. Typically, once you get beyond about a 3 foot circle then you are in the radial portion of the roots where they spread out laterally, and are a foot or more apart, and new roots can grow in that area fro the new tree OK. Of course, be prepared to have to trim some volunteers so the old tree can't come back, and be sure to fertilize the new tree per recommendations because the old roots will still be trying to extract water and food from the soil to support the tree that they do not yet realize is gone. Do NOT put stump killer or poison in the old tree - will kill new one too.

2) The proper commercial way to do this is to have the entire root crown and larger roots removed with a stump grinder - looks like this -

You need a tree service that can grind down at least two feet below ground level and remove the root crown and larger root segments. If you hve large roots running laterally quite a ways, he can grind them up too - ditto to "trippers" sticking up above ground. Just be sure to have it clear (spray painted) upfront how far he is going for what he quoted - typically about $150 for tree up to 1-2 feet in diameter, up to $500 for a massive sycamore or walnut or cottonwood or redwood with 6 foot diameter crown. While you can rent stump grinders at tooll rental places, I REALLY do not recommend it - the rental ones you can afford to rent for one use are pretty light duty, and they can chew a person up in no time flat if you lose control when it snags in the wood or hits a rock.

3) Another way is to go out to where the massive roots taper off to something you can reasonable cut - say 4-6 inches in diameter, and cut them all in a circle around the stump, then with a come-along or CAREFULLY (not more than a few hundred pounds) with a vehicle with a trailer hitch, put a steady pull on a good rope or strap or chain in a shallow notch cut around the top of the stump (so it does not pop off easy), then while it is being rotated up out of the ground walk around and cut any root you see still attached or trying to lift out of the ground. This works much better if the stump is left about 4-6 feet high so you get some real leverage on it with the pull, but if already cut down short run chain or strap over the top of it and around a large root on the far side of the stump. I use a Sawzall with foot long coarse tooth wood cutting blade for this - goes through roots really fast, and blade is only $1 or so apiece so ruining one or two hitting rocks is no big thing, and also reaches in under the stump better and safer than an axe. I helped a neighbor take out a back yard full of birches this way - took us about half a day to remove about 15 trees with about 6 foot diameter circle of crown and roots, leaving holes about 1-2 feet deep where each tree was. Remember this - whichever way you use to take it out, you will need maybe 1-5 wheelbarrow loads of good growth medium to replace the divot. 

4) Cheaper route - cut off flush with ground level (or leave some stickup as a planter or stool or feeder base or whatever), and plant new tree at least 4 feet away from old crown, in a spot between the old roots.

'Reasonable' is one of those words that means wildly divergent things to different people.  Check with your local high school to see if they have  any sort of agricultural program.  If yes, perhaps someone in that program could help you.  Being a landscaper myself, I must say it sounds like you want something that is - first and foremost - cheap.   This is NOT the best way to look for any service.  You would be better served looking for 'competant' than with 'cheap'.  The nicer you want your flowerbed to look, the more important it is to find someone who REALLY knows what they are doing.

I also asked him to remove two old dogwood trees that had died and to replace them with new trees about 12 to 15 feet tall. He also delivered and installed complete mulching for the entire property. All of this he did with superb care and with a quality of work that left nothing to be desired. Over these years, has always been dependable and trustworthy, and he is a delight to work with, always pleasant and responsive, and entirely focused on doing his work well and pleasing the client. He is flexible and adaptable throughout the project, proactively absorbing any need for change or new development. He has good help and he treats them well. He has always planned carefully so that the project goes smoothly, and he has been on time and efficient with the work. We are so fortune to have found . We bought a home that is 25 years old and the brick stoop and steps were in bad shape. The mortar had been repair with patch and there were actual holes in the mortar in places. Not to mention it just looked bad. in addition to repairing the mortar we wanted to cap the steps with blue stone ...More treads and replace our cement sidewalk with bluestone.

is the owner of the company and works along side his employees. He does the vast majority of the work himself. He explained to us the different methods of repairing mortar and he used the point/ method he learned in England. He is a true craftsman and mason.
We have used Angie's List several times since November to find quality companies and to be honest -- most with "A" ratings have fallen short. The owner or rep comes to give the quote and when the workers show up - there isn't a foreman on the job, no one who speaks English, and we have had many problems with the workmanship and quality from these Angie List "A" rated companies. Well we didn't find on Angies List - but recommended through a local stone supply store. When we interviewed 4-5 masons/hardscape companies each time we asked - who does the work - what are their qualifications, will there be a foreman
on the job, etc. was the only company to say "we are a small crew and I do the work" - when my husband and i were trying to decide who to go with - that is what made the difference.

and Allliance crew showed up exactly when promised and set to work cleaning out ivey and digging out area several feet wide and 10-12 feet long in order to widen the end of our driveway to give us more parking space. They found pavers to match our existng pavers and made the extention look seamless with the existing driveway. ...More They replaced our irrigation pipe we had next to the drive and ran it under the pavers so it would still be accessible.
Their second task was to make an approximately 15' walkway and connect it up with existing walkway. Again they matched the pavers and connected it up beautifully with the existing. The new walkway is curved and looks lovely.
The team also tackled a drainage problem by building an attractive retaining wall , adding several drainage pipes and doing some grading to help redirect the water flow.
All the tasks were completed in about 3 long days. All debris was removed and drive , walk, deck hosed down to clean off dust and sand.
The job even came in about $300 under the estimate.

It took only four days for them to take this project from start to finish, in ...More spite of the fact that it has been a fairly rainy week and our yard is quite difficult to access. I was dreading what I thought would be a huge mess, but to my surprise, there was hardly any mud! They completely cleaned up and tarped the work area and stacks of supplies each evening -- and whenever rain was threatening during the day -- to keep it dry and ensure that work could continue without interruption. And when the rain started, they didn't just leave. They waited, ate the lunch they had postponed, and then went back to work.
They began each day at 6:30 and moved through the process like clockwork. checked with us frequently to make sure we were happy with the work, to answer any questions, and to check in with us about specific details regarding whatever was happening next. Knowing we were planning a planting area around the top of the wall, he provided extra depth of the soil mix and included several inches of compost. They mulched all of the planting area, reseeded the lawn worn down by all the hauling, and put down straw to eliminate any mud. We wrote that check with no hesitation. I wish there were a grade higher than just 'A.'

Our property ...More is at the lowest possible point in our neighborhood, and quite possibly, in our immediate area. To say our back yard was usable in any way was a stretch. Even when it hadn't rained, it was muddy and growing grass was impossible. As a gardener I was always frustrated at the condition of your back yard and the difficulty in attempting to maintain it.
Along came . He had done my best friend's back yard, and when my husband and I saw it, we were astonished. It had truly been awful. We contacted immediately.
came out (Nov 2014) and spent a lot of time looking at the grading, listening to our experiences with the water and offering options, He also asked about lighting - my husband was dumbfounded and asked why we would even think about that, given that the area was just mud.
Initially, we talked about paving a small walkway and creating a small dry creek bed to handle the water. But, after our meeting, we thought of adding on an additional walkway. We met with again and discussed adding on to the project and he offered some awesome ideas.
After months of delay (due to difficulties in having some trees removed on our end), came out, and proposed a larger dry creek bed with no additional cost. We totally trusted him.
and his team started on a Monday and finished on Thursday. brought out 3 complementary colors of pavers and 3 different shapes, even though we had selected only one. He wanted it to look right, he said, and for it to complement the river rock. The paver work is incredible with lots of small cut pieces to blend from one area of the walkways to another. We had never seen anything like it.
The project has transformed our mud pit into a show place.
And, when it was done, WE asked about lighting and he laughed given my husband's earlier comments. He came out within a day and set up a lighting system that included spotlights and pathway lighting. And, the best thing is that we can keep adding on to it and light up the rest of the areas around the house. He also put lights in the wooded bed area with the lights up in the trees shining down on the garden. We would never have thought of that, but the illumination brings life to our woods.
We WILL be using again for our next project!
