I was surprised and thrilled they came ready to work at 12:30 stating they finished early with their morning job and ask if it was alright to start early. There was a crew of three extremely professional, courteous, kind and I must say funny men. I had already started taking things off my patio and was thrilled when they said, we do that for you, which the continue to remove whatever I did not want to get wet, plants etc. They worked quickly and efficiently and the job was amazing. Because of health issues in the past none of this had been done in two years so you can imagine how the driveway, sidewalk and gutters looked. Also the patio had not had a good cleaning like this. Everything is so clean, the house, windows, driveway everything. and no green on the screen on my patio. We live on a large pond so the weather is not kind to the screen. Most states require a seller or landlord to disclose a death in the home. Absent of there being an undisclosed death, the tenant doesn't have a leg to stand on. Usually, small claims court will order the tenant to forfeit the deposit and pay for any unrented time in the home. However, if the tenant can prove that there was an undisclosed death in the home prior to their renting it, you may be liable for a full refund of all rents, deposits and moving expenses.

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.

Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)

I live in a 6 story building located in the heart of UCLA. We are one of the few buildings which remain as an

Our building is unique in that the students that come and go within are VERY aggressive to the property. The management company got in and started right away. They are very detail oriented and VERY patient. I've never seen our property look so nice NOR have I ever seen a management company willing to go the extra mile as much as they do. I've also never seen a company willing to respond 24 hours a day EVEN ON CHRISTMAS DAY to aid in a sink backup.
To sum it up, they are a great company with great values and standards. They have a full office staff and are always reachable. This company will be with us for a very long time and I am proud to say they management our association.

We had quite a few problems due to basement flooding.

Feland and his team. I have never had an issue with any part of the management process of this rental. If there are any issues (maintenance, appliance breakdowns, etc.) the communication is excellent and the fix is made very easy for me. I find the rates charged for this service well worth it and highly recommend it. The tenants that they have found for me so far are quality. All processes from signing leases to getting direct deposit rent has been made very painless and without me leaving my computer! No endless trips to their office.
The Appoximate cost of service is difficult to communicate with one number (above). There is a fee for advertising, finding a tenant and managing the lease. There is also a monthly $80 fee to manange the monthly rent and any tenant issues like appliance breakdowns and repairs, etc. Again, well worth the fee.

I worked with one of their associates (M.B.) and we agreed to "test the

" to see if we would generate interest on my property, prior to signing any contracts. Within a week or two, I had some very positive feedback. Accordingly, I decided to purchase my second home. At this point, the first associate informed me that I would be working directly with a second associate (A.L.). Everything was fine up to this point.
A.L. informed me that there was a very interested party and that they wanted so see the house. We arranged a showing.
A few days later I contacted both associates to see if there was any feedback from the showing (they were not very proactive in contacting me). I was pleased to hear that the party was still very interested, but was surprised to hear that A.L. informed that party that the property would be available on specific date (about 6 weeks out). That was the first red flag.
In the meantime I found a second home and made an offer and jumped into escrow right away (escrow would close prior to the 6 week time period, so I felt good). The sellers of my second home had not yet found a home for themselves, so even though my escrow would close on time, they would require up to a 60 day rent-back until they found a home and closed their escrow. I thought, OK I'll have to let

know of this new development.
A few more days passed with no communication from

associates. Then, to my next surprise, I get an automated email stating that a deposit was placed for the rental of my home. I immediately contacted both associates (M.B. and A.L.) to inform them of the situation (delay) with my home buying process, but more importantly, to inform them that we don't even have a signed contract yet and that we would need to rectify this immediately.
A few days later I received a call from A.L. letting me know that

Office Management was not pleased with this situation and that they had to return the deposit to the interested party and also let them know that the property would not be available at the promised time. I am in total agreement that this was the right thing to do, and hope that the interested party was able to get their deposit back in a timely manner. In addition, I offer my apologies to that party for my part in the lack of communication.

. A.L. also informed me that they were going to discuss with the office management how to proceed and that as soon as I knew a more solid date for the house to be ready for rental, they would work with me to get all the proper documentation and follow the process.
A few days later, I received good news that the sellers of my second home were in escrow and I now knew their estimated closing date. This was great because now I could establish an exact date that my rental home would be available. Excitedly, I contacted

(A.L.) to let them know the good news. Through a series of emails I was informed that he would discuss with M.B. and that they would get back to me shortly. I suspected at this point that he was beating around the bush.
After a few more emails from me to them I received an email from A.L. which read as follows:
"Greetings,
Thank you for your patience.
After further review and discussions with upper management, it was decided that we are not the right company to manage your property.
Our company policy and guidelines are in place to offer the best customer service to both our Owners and Tenants, and due to the previous situation, we have decided, that we are unable to work for you.
Thank you and have a great day."
To which I responded:
"Thank you for the notification.
I too have pondered whether I want to use a company that does not pay sufficient attention to detail and does not communicate well within their own organization nor with clients.
The fact that you guys jumped the gun in accepting an application and a deposit without having a signed contract with me really concerns me about your business practices.
I believe this was due to lack of communication between yourself and M.B. It wasn't until I raised the awareness and let you know of the situation that you realized there was an issue. I'm certain you probably communicated to your management that I was at fault, but the three of us know otherwise.
Thank you again for the effort. Hopefully you will learn something from this and you can put in place better controls to avoid such incidents in the future; I'm sure your organization would benefit from implementing such controls."

Horrible, no show for 2 weeks, texting me repeatedly saying tomorrow or the next day..excuse after excuse, left a mess in my driveway, tools everywhere. HE finally, after 2 weeks of stalling and saying materials were coming, ordered wall materials that were not what we contacted for, without saying a word to me,never ordered the pavers for the walk, just cheap, ugly wall block he knew I did not want.... I fortunately stopped the delivery in time.. His excuse was the blocks I wanted were not right for my wall height. I had a second choice for the wall block, he never said a word , nor did he give me an opportunity to tell him my second choice, this was a breach of our contract..He is irresponsible, unreliable, and I am taking him to court for return of my money... he has ignored all requests for the return of money.. He has received 2/3 of quoted price of 7600.00 to date and did not complete job even halfway, nor order the contract specified stock...You can do the math, he owes me thousands.. Stay away from this company...
