Do not trust
I'd worked with bid on replacing the tub/shower tile at my rental. His bid was competitive, not the least expensive and not the most, and since we'd worked together before I gave him the work. I provided detailed specifications for the job, which he agreed to complete while I and my tenants were all away over the winter holidays, and we agreed in advance that the bid price included some padding in case wall framing needed to be replaced. One never knows, when opening a bathroom wall!
The first problem occurred when he sent me a photo of the job progress showing the shower valve and shower head installed several inches to one side of the tub's centerline. As the original fixtures had been installed on the tub's centerline, and as there was no good reason not to install the new ones in the correct location, I asked
The next problem was with his framing. Although there was no water damage requiring removal or replacement of framing, photos he sent me showed he'd removed one of the wall studs to accommodate the plumbing without installing a header above the missing stud. As it's a two story house in an earthquake zone, I'd already told him I wanted the framing to be in compliance with building code. We had even discussed the possibility of his having to remove a stud, and I'd specified a header be installed, according to building code, if a stud was removed. When I pointed out that
The tile work is acceptable, not great. The overall effect is fine, but one can see the transition where he stopped working carefully: the work is quite tidy below, but increasingly inaccurate at eye level and above.
The final problem is the most serious. Although I specified rigid foam insulation in the exterior wall to protect the pipes from freezing, I suspected he'd omitted this material because there were no scraps from its installation in the pile of leftover materials he abandoned. I asked him three times if he'd installed the insulation he'd submitted a receipt for, and three times he in insisted he had. Only when I ran a probe up into the wall from below to confirm there was no insulation did he finally admit that he'd charged me for the material but left it out of the wall. Now the pipes freeze on cold winter days, leaving my tenants without bathing facilities for days on end. Looking up from the basement below, I can see that
I now have two choices to remedy this situation he created:
• I can demolish his tile job, leaving my tenants without bathing facilities for several days, to gain access to the wall, move the plumbing, and add insulation.
• I can cut open the exterior of the house, removing siding and sheathing, leaving a gaping 3’ x 8’ hole in the house in the dead of winter.

bid, and was very prompt and on time to give us a fair estimate. He
listened to our expectations about the work we wanted done, and kept us
in the loop with different approaches as to how that work might be
accomplished. He came a second time with sub contractors in plumbing,
HVAC, electric, and flooring in order to give us as comprehensive
estimate as possible, and worked with our schedules in order to arrange
all of these appointments.
Once the work started we kept open
lines of communication in terms of the expected timeline, and Mr.
hope to have work done by a certain date due to family visiting in town.
He was also willing to work with us to cut costs as much as possible by
allowing us to do some of the finishing work ourselves. This was a huge
benefit to us as first time homebuyers with a strict budget. His team
and all the subcontractors he worked with were polite, timely, and did
excellent work. When through the course of our work we discovered other
potential areas of the home that needed additional work, Mr.
worked with us to get new estimates and supported us when we ultimately
decided not to pursue the other projects at this time due to a tight
budget. We never felt pressured to take on or spend more than what was
already agreed upon. We paid exactly the amount that was quoted to us
and finished exactly within the time frame that was discussed. While I
can't say that having home renovations done is a stress free experience,
I do feel that it was as straightforward as we could hope for from our
refer friends and family to him with rave reviews.

Unfortunately, through no fault of their own, the extent and design of the plans made it impossible to get to the price we needed. We were really looking forward to working with them but we just couldn't at this time. We are looking at other options for a smaller remodel. We will definitely be giving them a call to work on a cut down plan.
There were a number of issues that arose in working on our house, which was built in the 20s and the 40s, and there were some unforeseen issues that had to be dealt with (such as a complete lack of sheathing underneath the siding below the windows--he had to install plywood onto the framing). These issues increased the time and the cost, but they were resolved in a way that made the best of a previously bad situation, and improved the state of our old house.
