"First time using a contractor on Angie's List, first time using Prestige and probably the last. 6 weeks late starting the work, not one call from Prestige," I had to call them every time. Finally work begins on a Thursday, backyard demo'd, equipment, tools, sand, gravel, concrete dust, everywhere but the materials were late so work did not resume until the following Tuesday. No call to explain, I had to call and ask if the crew was coming back. The crew cleaned up the pavers and they are beautiful, but they did not clean up the excess dirt, mulch and debris that they piled up on the outsides of the yard and in my plantings. I have trash, broken glass and piles of mulch and bark dust to remove by hand now. I asked more than once for a detailed itemized copy of the bid and the design, I've YET TO RECEIVE ANYTHING from Prestige. I have a handwritten bid from the salesman, who by the way never came back as he promised. No sign in the front yard, no return calls because his voice mail box was full. I feel I paid much more than I should have, felt pressured to buy, I don't feel the finished work matches what I agreed to with the salesman, but have nothing to support that. One of the crew was drinking beer on the job, I can't find the nozzle for my backyard hose, I'm still cleaning up the broken glass that was under the deck, that was just pushed to the outside of the yard I was to have a new support beam for the roofline, that didn't happen, at least 20 pallets of pavers were dropped off and I watched as they loaded the extra pavers in to their dump truck, and the pavers still on pallets, roughly 8 pallets, sat in the drive way for 4 days until I called and asked that they be picked up so I could get out of my garage. Since I did not receive an itemized bid or final count, I have no idea how many pavers I actually paid for, but I know they took back at least half of what was delivered to my house. I have a wall of Ivy planted along the back wall, that is now white from the concrete dust. I had most of the back yard done, but had to leave the side yard to the gate because I could not afford the $20K I was quoted, so I had to forego that piece of the work. I'm angry and disappointed that I was not informed during the process, when I would call I got the same excuse. I agreed to the financing through the credit union of their choosing, yet when they faxed the papers to the CU, they left off the name of the company (Prestige) the CU called me to find out who sent in the application. From day to day I did not who, or how many workers would be here. My bid included sod, they came by a day after the pavers were down, played down grass seed and drove off. No water, no instructions, so i had to ask them to bring sod. They came back, laid the sod and a week later I have mushrooms, little flowers and grass from the seed coming up. On August 30th, I sent a very lengthy letter to Prestige explaining everything because I still had not received a call, or an itemized bill or even a call back. Just like now, I explained everything that happened, expressed my disappointment and my feeling that I should receive a reduction in the overall bill since the work was not done to my satisfaction. Now, I did have to sign a stack of papers that had to do with the payment from the CU to Prestige, and sign that the work was done to my satisfaction but I ask you, as a single woman, home alone, with men standing around asking you to sign papers, would you feel comfortable confronting them about the bill? I also asked for a copy of everything I signed and they have not sent me anything. They have not even responded to my letter. My next letter is to the BBB and the States Attorney to report all of this if I don't receive restitution.

"They installed the garden and sprinkler system for the previous owner. I had to make repeated calls before getting a call back, only to be told he wouldn't" deal with us even though he had set up the garden and the sprinkers. Apparently he's making more money with bigger jobs. While this is arguably understandable, the long delay in getting back to us smells of "you're not worth it" and we deemed it unprofessional. We would not use his services in the future.

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

One of the more difficult issues facing you will be making sure you compare apples 'n apples while understanding the differences between apples 'n oranges.

Some things common to all:

How far from your (water) meter pit to the home?

Do you know what sort of water pressure you have?

Those two questions sortta drive the rest.  How many sprinklers you have is a piece of the puzzle but it is lower on the issues list than how much water pressure and gallons per minute of flow (gpm) you have.  Knowing the water pressure and gpm coming to the house is important because it is the info divided by the flow rate of the heads to tell you how many you can run at a time.

 That, plus the number of heads it takes to cover your yard will let them decide on how many zones to cut the yard into (each zone is X number of heads that run at the same time).

Will the different estimates be for systems that are all parts from a single manufaturer or will it be a collection of brands?  Some will tell you that the parts (controller, back-flow, heads and even specific heads) are better from different manufacturers while others will tell you that all from a single manufacturer will give you an optimized system.

And, are the contractors equally certified?  Not only education and experience but certifications from the various manufacturers who's parts they want to use.  And, will their installations be the same?  Will they open trenches all around your yard and be a week getting the stuff layed, connected and back-filled?  Or, will they pull the flexible pipe and be in 'n out in one day with water flowing to cover their intrussion before they leave that day?

Will your system need to be blown out with pressurized air at the end of the season to avoid winter freeze and bursts or will it drain automagically?

I know, I took your simple question and made it hard.

When I bought my system about 9 years ago, I had a variety of estimates and the differences sortta fell into the mess I listed above.  The low estimate was a person who seemed to be from the "get it in the ground and fix it later" school.

The highest estimate was from someone who seemed more concerned about my yard and the final result than I was.  The low person was using parts 'n pieces from a variety of manufacturers.  The high person was certified by the company that made all the parts he was wanting to use and he carried a fairly high rating from them for his past performance..  He would vary for me if I wanted but he had sound reasons from the controller to each of the heads as to why he preferred his "brand".

It doesn't look like you are a member of Angie's List.  Given the size of the investment you are looking at, this might be a great time to join and see how others in your community have rated the contractors you are considering or if there is one you should add to your list. 

My yard is between 12 and 15,000 square feet less the house, deck, two mini-barns and it is interrupted with a number of blocking (blocks the stream of water) evergreens and planting beds.

The low estimate I had was about $2,500 and would take three days to put in from the time they began to trench.  I don't recall how many heads he wanted to put in but if it was off, he'd be able to put another anyplace and tie it to the nearest zone to give me good coverage.  Uh, this was the get it in the ground 'n adjust later person.

The high estimate I had was around $4,500.  This proposal was for seven active zones each having 5 to 7 heads.  There was enough capacity (extra zone controllers and space within the system controller) built in to add drip irrigation at a later date for the planting beds without having to replace anything.  He drew the entire yard and gave me a copy with the heads marked showing the "throw" of each and the overlap he built in to avoid any missed areas.  And, they wanted to arrive in the morning and leave that evening with the system watering to cover their tracks throughout the yard.  One day and they would not leave until it was working as advertised!

I took the high estimate.  I have a neighbor who bought from the other folks.  Both of us are happy.  He is really happy because each time he calls his company for adjustments or corrections (yep, they got it in the ground and are still putzing with it) they are out within the week, they are really easy to do business with and their service calls' costs haven't gone up a whole bunch.

Sorry, you can't look at the price and divide by X number of heads and have a fair comparison.

1) IF you are talking the root crown - the portion where it is not one solid truck or "bole", but still a solid or near-solid mass of roots coming off the base of the trunk, then that has to come out on way or another. Typically, once you get beyond about a 3 foot circle then you are in the radial portion of the roots where they spread out laterally, and are a foot or more apart, and new roots can grow in that area fro the new tree OK. Of course, be prepared to have to trim some volunteers so the old tree can't come back, and be sure to fertilize the new tree per recommendations because the old roots will still be trying to extract water and food from the soil to support the tree that they do not yet realize is gone. Do NOT put stump killer or poison in the old tree - will kill new one too.

2) The proper commercial way to do this is to have the entire root crown and larger roots removed with a stump grinder - looks like this -

You need a tree service that can grind down at least two feet below ground level and remove the root crown and larger root segments. If you hve large roots running laterally quite a ways, he can grind them up too - ditto to "trippers" sticking up above ground. Just be sure to have it clear (spray painted) upfront how far he is going for what he quoted - typically about $150 for tree up to 1-2 feet in diameter, up to $500 for a massive sycamore or walnut or cottonwood or redwood with 6 foot diameter crown. While you can rent stump grinders at tooll rental places, I REALLY do not recommend it - the rental ones you can afford to rent for one use are pretty light duty, and they can chew a person up in no time flat if you lose control when it snags in the wood or hits a rock.

3) Another way is to go out to where the massive roots taper off to something you can reasonable cut - say 4-6 inches in diameter, and cut them all in a circle around the stump, then with a come-along or CAREFULLY (not more than a few hundred pounds) with a vehicle with a trailer hitch, put a steady pull on a good rope or strap or chain in a shallow notch cut around the top of the stump (so it does not pop off easy), then while it is being rotated up out of the ground walk around and cut any root you see still attached or trying to lift out of the ground. This works much better if the stump is left about 4-6 feet high so you get some real leverage on it with the pull, but if already cut down short run chain or strap over the top of it and around a large root on the far side of the stump. I use a Sawzall with foot long coarse tooth wood cutting blade for this - goes through roots really fast, and blade is only $1 or so apiece so ruining one or two hitting rocks is no big thing, and also reaches in under the stump better and safer than an axe. I helped a neighbor take out a back yard full of birches this way - took us about half a day to remove about 15 trees with about 6 foot diameter circle of crown and roots, leaving holes about 1-2 feet deep where each tree was. Remember this - whichever way you use to take it out, you will need maybe 1-5 wheelbarrow loads of good growth medium to replace the divot. 

4) Cheaper route - cut off flush with ground level (or leave some stickup as a planter or stool or feeder base or whatever), and plant new tree at least 4 feet away from old crown, in a spot between the old roots.

'Reasonable' is one of those words that means wildly divergent things to different people.  Check with your local high school to see if they have  any sort of agricultural program.  If yes, perhaps someone in that program could help you.  Being a landscaper myself, I must say it sounds like you want something that is - first and foremost - cheap.   This is NOT the best way to look for any service.  You would be better served looking for 'competant' than with 'cheap'.  The nicer you want your flowerbed to look, the more important it is to find someone who REALLY knows what they are doing.

and his crew set the standard for professional and effective landscape companies. Although we had some specific requests that we wanted included in the design for our new Japanese garden, the rest of the vision we articulated to him was general and maybe a little vague! listened carefully to our ideas, ...More likes, and dislikes, carefully observed the existing gardens around the rest of the house, and interpreted it all to arrive at a beautiful result. In addition to being an excellent manager of our project, has good taste and a solid design aesthetic. He also is a conscientious communicator, keeping us frequently informed by phone and email of project status. Also, he's a hands-on business owner, often working with his crew in doing a lot of the dirty work.
His crew is polite, friendly, and professional. They showed up when they said they would and worked long hours to get the job done and keep the project moving. They always left the worksite tidy. The boulders and stone steps they installed had to be done without machinery because of the location of the garden. I wasn't here when they put them into place, but it was nothing short of miraculous that they accomplished it!
We are very pleased with our beautiful and new garden space.

The crew that did the paving work were excellent. The job required some tricking draining installation as the back yard slopes towards the house. Work was performed when promised and only took 5 days to remove existing deck and replace with pavers including the wall, bench, and fire pit, and 35 foot path to the stairs leading to the upper deck. The ...More upper deck work was then performed and its quality exceeded my expectations. It is probably sturdy enough to park a car on top - before I considered it too dangerous for the grand kids to use. The work was done when the ground was still wet so they had to bring in some topsoil to repair the yard damage. They also repaired all of the sprinklers they damaged during construction. The deck drains just fine and all of the sprinklers work.
While the main work was completed in the estimated 3 weeks time, the electrical installation was delayed due to their electrician moving on. So final payment was made with some with held to cover that cost. The electrical work was performed while we were out of town and they did not hook up the low voltage system and one of the low voltage lights was not coming on. The job supervisor also moved on so after several calls I simply completed this part of the job myself. The company never asked for full payment and were very compassionate when my mother passed away - sending a nice flower arrangement. The company is local and uses locally produced pavers of high quality. While there were some minor completion issues, I would recommend the company without hesitation based on the quality work they performed. We did not get other bids so I am not able to comment on their pricing, but I could not be more pleased with the work performed.

We don't like their sales approach.They use classic high-pressure sales methods, and they bribe their referrals. Here's how we lost $700 by almost hiring them to do our driveway.
The salesman comes over and spends hours with us, then offers us a great discount deal, but only if we sign up today, this minute -- which we foolishly did, ...More and put down the required $700 deposit. The other carrot is that if you hire them, and you refer them to a neighbor, which then results in a sale, you get this huge chunk of cash -- like seven or eight hundred dollars. We finally figured out that the reason he was so pushy about wanting us to pick this particular color of pavers is that those were the pavers that invariably caught the attention of passersby and resulted in referrals. But those pavers didn't go with our house. But he was so high pressure, that we almost got them.
One homeowner we met couldn't say enough good things about the company. But later, when we ended up NOT hiring them, she suddenly became willing to share all kinds of complaints -- now that no cash was coming her way. One thing they don't tell you up front is that they don't do the work themselves, they just get the sale and hire it out to an area company, which you don't get to pick.
We went through days of angst trying to winnow out our real desires from the salesman's high pressure tactics. We grew so uncomfortable with the whole thing that we ended up forfeiting the $700 deposit to get out of the deal. You have three days to change your mind, but we changed our mind on the fourth day. We asked if they'd consider a partial refund of the deposit -- we thought they might consider taking an opportunity to just "be nice." We sent the email to at least two people in the company. But we never so much as got a reply acknowledging that they received it. We were prepared for a "no" answer, but the fact that they couldn't give us the courtesy of even the most minimal reply left a further bad taste in our mouths.
We ended up going with a small, local company who employed none of these tactics and did a beautiful job. (This review interface forces the reviewer to list an address where the work was done. I am extremely pleased with all aspects of this project and with working with . He has been on time from the first appointment. The project started when he said it would and finished when he said it would. I am retired so I was home to see this team work and it was amazing to see the three men work together with little discussion ...More and no wasted efforts. They know what they are doing. The whole project is beautiful and exactly what I had hoped for and was a delight to work with. I have another patio and an old driveway that, when I am ready, I hope will do also.

It went very well. Installation was difficult because there was no direct access for machinery and all the bricks had to be hand carried up and down a wooden staircase. They finished on time and the stonework is spectacular. The turf installation was not good and they had to redo it , which they did, and they have maintained it twice so far.

In response to a doorknob solicitation and follow-up, I signed a contract with & General Contracting Inc. on 10/15/2014 for a front yard fence and back yard water feature. The price was $11,990. I paid the deposit of $5,995. I was left with the contract and two drawing and specifications sheets. The work was to begin 11/17/14, ...More completed 12/17/14. The work did not begin on date stated. I got a call that they would schedule it soon. I said I was going away Thanksgiving week and I wanted to be around during construction, and I preferred early December. They did not call back with a start date. I called , the design consultant who wrote up the contract, to request an Addendum: (1) a second gate, on the south side, (2) a two-hinge gate style at the main entrance, on the east side. I said I wanted a final drawing (blueprint) with materials detail. did not get back to me with price and specifications on the Addendum. He did not provide me a blueprint or materials detail of the job as a whole. No one did. The unresponsiveness, delays, excuses and casual attitude caused me to faith in the Company's ability to perform. I was the one calling them; they never contacted me to indicate they were doing anything at all to further the project. References were made to certain people - a project manager, a bookkeeper - but they would be gone for the day or trying to work on things. I was not given the courtesy of knowing who these people were. On December 8, I notified in writing that I wanted to cancel the project and I requested refund of half my deposit. Again no response until a call four days later (Fri 12) from a man who said (1) would I stick with the project if they got the details to me by Monday? and (2) he'd like me to stick with the project because he wanted to build the water feature. My impression was he headed up a work crew or was himself the crew. No, I want the refund I said. In the five weeks since I have received nothing. No refund, no apologies. By calling repeatedly I got three hollow assurances: (1) that the deposit refund check was in the mail (it did not come), (2) that a replacement check was in the mail (it did not come), (3) that the check would be personally delivered if I did not get it (it was not delivered). On 12/31/14 I drove to the place of business before closing time, and through the window I saw an upscale business. The door was locked and I saw no one. On 1/8/15, I contacted an attorney to recover my money.
