"We had
Firma come out to a home that we were in escrow on to provide an estimate on reframing issues identified by the home inspector. The" representative who came out was very nice and came up with a repair plan. After we closed on the home, we decided to move forward with the repairs and were in regular communication with the initial
Firma representative for several weeks. He was very responsive to our questions and concerns. He also went out of his way to come out a second time to the home after another contractor got us worried that more severe problems were at play. The
Firma representative reassured us that we did not indeed need the very expensive helical pier repairs that one company was trying to sell us. We appreciated the honesty of
Firma’s representative and that he was not trying to upsell. Where things started to go wrong was a minor hiccup in the scheduling process and a major game-changer for us during the actual repair day. First, we were left waiting for a few days just for a
call from
Firma’s scheduling department to schedule us for the repairs. When we didn’t receive the call that the initial representative told us to expect from his colleague, we reached out to schedule. We were informed that our realtor had been contacted instead of us. Yet, we still hadn’t received a call. When we were finally able to schedule, we were given an appointment 3 weeks out. Understandable given that they are one of very few companies in town who do the kind of work we needed. The day we had
Firma come out to work, we were informed an hour into the job that they were suspending work indefinitely because of missing joists and dry rot in house's frame, which needed to be resolved before they could install their product. We had email communication with
Firma’s initial rep about this before we had even scheduled and he clearly told us that we wouldn’t need to worry about the dry rot because their product would take care of it. That representative also advised us that they should be the first contractor to make repairs in the home (we had others planned), so if he recommended that we repair the flooring issues, he had plenty of opportunity to tell us. He said they wouldn’t install their product under such conditions. The employees stated that they needed a manager to come out to assess the situation before they could move further, but they were all out of town. I found it reprehensible that they didn't have any managers on call when their crews are scheduled to do work that costs customers thousands of dollars. We didn’t hear from a manager until 2 business days later, and he informed us that the soonest he would be able to get out to assess the home situation was in another 2 days, setting the work on our house back yet another week. We lost so much time, we decided to get the issue resolved without
Firma’s assistance. We did inform
Firma executives about this and the head of the organization and senior managers did respond to us personally. They acknowledged communication issues on their end and were willing to work with us to demonstrate their commitment to quality work and customer service, but at the end of the day, there was nothing that could be done to wipe the sour taste of the experience from our mouths. While I'm sure their products and the quality of their work are great, it's clear that there are gaps in their service.

Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

It has been awhile (2000) since it was done to my 2 story house but it ran me $17,000 to have the house lifted, dug out, concrete poured and set back down.

 

I did do the electrical and pumbing and added a knee wall so my overall basement was 9' tall. 6' conctete with a 3' knee wall.

 

The original house (950 sq ft x2 for the second story) had a 6' partial basement under the front 1/3 of the house with the rest had a crawlspace under it.

 

Be aware that cracking of existing drywall WILL happen.

I had planned to gather a few bids on the job of waterproofing my basement and installing panels on the walls, but I appreciated the warmth and professionalism of the presentation/presenter so much I cancelled my other estimates and hired these folks right away.
These folks are aces. You never really know about the heart of a business until something goes wrong. There were some unexpected/unpredictable problems with waterproofing my basement and installing a panel system on the walls. These folks went above and beyond to restore faith and fix the problem to my satisfaction without an ounce of attitude. To the contrary, they insisted on old school customer service and offered more than I was even asking to make it right. They care about their customers and their product. Halfway through the first rainy season and my basement is dry as the desert. We need more businesses/people like this in the world.

was referred to me by another contractor on the area who was unable to take on any more jobs at the time. I contacted him and explained that the issues was with a new house of my mother's that had some questionable/potential structural problems with ut the current stacks or 'piles' the house sits on. We were interested in retro fitting the little house with either shoring up the existing cement footings that the piles stood on, or adding a new foundation altogether. I happened to be out of town at the time of the consultation appt, but he showed up on time and discussed the issue with my mother and said he would forward a bid for the job. No bid was forthcoming and after a month I called back and left a message requesting it. Another month went by and I called yet again and left a message with no return call. At this point, the best weather for this work (summer) had passed and we now have two more homes with foundation issues that will need to be addressed but we will obviously be working with a more responsive and responsible company to complete these projects. The courtesy of a timely return call, whether interested in the work or not, speaks volumes about character and integrity.
