"The job started well with
providing a quick estimate and displaying an understanding of how to best address the unique conditions and budget" constraints of the project. However, once things got going it became clear that he did not listen or look closely at the existing conditions that needed to be repaired and started indicating that they would need more money because it was taking long then they had planned. Also, his crew did little to control dust and clean up the wood siding of the house where the workers left concrete dust and paste from doing the veneer work. When the egress window was cut in it was discovered that the structural capacity of one of the existing walls was questionable. This created a delay while we worked out how to proceed.

If your basement floods, two critical questions need quick answers. First, where did the water come from. and second, how much will the basement flooding cost to fix? Here's what you need to know.

Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

 

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues. 

 

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

The first heavy rain after the work had been completed, the leak was much worse than ever.

said the problem was that the water was also coming up through the floor or the cold joint, and not just coming through the wall; they claimed that their work had fixed the wall leak.

then proposed a sump pump solution for an additional $7320. We declined that proposal and asked for a 50% refund on the initial work on a number of grounds such as an unconditional warranty and verbal assurances that the initial work would fix the problem.

Doing our own examination, we found that water was still coming in through the wall along the water service line. Again, this is water coming in through the wall, not the cold joint, and the location was right in the middle of the area where the work had been performed. For

to have proposed a $7320 sump pump solution was, at best, grossly incompetent. Had we accepted this second proposal, we would have spent a total of $15,920. What we would have gotten for that $16k is every time it rained we would have had a stream of muddy water coming into the house through the hole in the foundation wall, and into an interior wall. Maybe the sump pump solution would have managed that water well enough that we wouldn’t have noticed it right away, but no homeowner would want that kind of “solution”. We did not want to deal with

anymore at this point, and we didn’t want them doing any additional work on our house. We hired another contractor to fix the leak for less than 1/7 the $16k that

He did a good job. I think he saved me $3000 or $4000 at least. I didn't need what I thought I needed. He didn't try to sell me anything and he actually saved me several thousand dollars. I thought I needed a basement drainage system and he showed me how to take care of my problem in the exterior of my house. He told me what I probably really needed. It was a good service and he was a good communicator. He was a nice person. He got back to me. So far, so good. My basement is dry. He answered a bunch of questions that we had and took care of some extra stuff, too.

was prompt for the inspection/assessment and quickly and professionally what the problem was (which was considerably less and offered a 2/3 less expensive solution than an alternative, well-known company who'd already been out to give a bid) and how best to permanently fix it. His crew showed up on time and worked quickly to excavate an area near the cracked foundation and created a french drain away from the problem area. They also sealed up a separate cracked area which was responsible for a separate leak. The crew worked quickly in a few days and put the grass and landscaping back to normal before leaving.

After much more expensive estimates by 2 other potential service providers, and before any work was even performed by

came out to my property and advised testing each of the downspouts by having me run a garden hose through each of them. Two of the downspout tests proved zero water emission/leak after a few hours of running the water. The third one, however, had the problem duplicated within 5 minutes of starting the water through the downspout.
Come service day, his team came out and provided the service described. Solid downspout repair, and the pop-up emitters were installed with surgical precision, from what I could tell.
The grounds of my property where the work was performed were left looking EXACTLY the way they were before the service was provided. It was as if the ground cover was basically folded back (like a flap), the work was installed, and then it was replaced, disturbance-free. Come to think of it, I hadn't even noticed the front yard pop-up emitter until two weeks or so after completion.
Simply amazing.
Since then, I've had zero leak issues in the affected area, and this company's fees were considerably less than its competition.
Their efforts and diligence are a testament to top-notch quality, and I certainly would call on them again as needed, going forward.
I highly recommend their service, as they are ethical and seem to approach the labor with the proper due diligence & class.

explained in detail the work that needed to be done and was courteous, professional and prompt. He was also available to answer a couple questions that I had over the phone which he did well. Might have over-sold us a bit on the De-humidifier, but I chalk it up to piece of mind so it doesn't bother me. A more cost-conscious consumer might raise an eyebrow.
Service: The installation crew was super courteous, professional and prompt. I appreciated that they kept in communication with me over the entire process and whenever there was a question involved they always got my input. They covered most of my stuff in the basement with plastic which I appreciated because there ended up being a lot of dust on the job. I also appreciate that they didn't waste any time, and worked very hard to get the job done in the shortest time possible.
I had two issues (one minor, one not so) that kept me from giving an A for quality....
1) The job left my basement pretty messy. It was covered in a
