"Masonry Masters (
and crew) was very easy to work with, honest, and did an excellent job on both projects to prevent water from coming into" our basement. Each leak required a different solution, but we have not had a drop of water in our basement since they worked on it. I would recommend them without hesitation.

"
and his crew are wonderful to work with. They are knowledgeable and reliable. Everyone who worked on the project was personable and hardworking." I felt that they listened to my concerns and addressed them all. It was a big project with a lot of moving parts. It's been 6 months since they completed it and it is looking like our drainage problem is solved.

Contractors say homeowners with this trait are the most satisfied with home improvement projects.

The damage done by neglecting a crawl space is likely affecting you more than the eye can see, says Vallone. (Photo courtesy of Angie's List member Nancy T. of Seattle)
Basement Waterproofing

It’s easy to do, but forgetting your crawl space can have plenty of negative consequences for the rest of your home from poor air quality to high energy bills.

Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!
?

Where is the home located, what is the exterior wall construction and type, how is the space heated?

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues.

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

They waterproofed my basement that two other companies failed to do. It
was worth EVERY penny I spent. I have such relief knowing my basement
will never leak again. I have told at least 5 people to call them!

I will try to not give the dark and
Portland Waterproofing Contractors Provider Name Locked
night version, but there is so much that went wrong. I should have taken pictures from start to finish and required more detailed accounts of bid and any changes thereafter.
My house on a downhill slope and receives uphill storm water drainage coming from front and side yards that fills into my basement.
Portland Waterproofing Contractors Provider Name Locked
assured me he could redirect the water and end my problem. He provided the bid and showed me a diagram of his drainage plan. It showed a trench across the front o the house with a plastic liner, 3 retention containers, drain pipe/clean outs, drain rock, and drain pipe down the sides of the house. He assured I would no longer get water under my house. The end product did not include the retention containers in the trench, only the plastic liner, drain pipe/cleanouts, and river rock. The drain lines for the side yards only went 1/3 of the way down the side of the house instead of all the way, dumping out next to my house on one side and the neighbors house on the other side. He then charged me $300 extra for the rock. He said he hadn't planned on needing so much.
Water continued to leak into my basement. The water was flowing freely from the side yard drains, washing away soil and rock from rock stairways and pathways, and now leaking into the neighbor's basement as well as my own.
When I pointed out his system wasn't working, he grumbled, complained, and weaseled about what he was not/was not responsible for. He had many suggestions as to what "I" could do, things that were his responsibility. I was assured that my landscaping would not suffer, that they could put everything back the way it was. I had spent a lot of money to have rock and flagstone pathways and stairs built completely around my home and throughout the yard. His excavation left the yard and pathways in total mess. I had to spent several days reinstalling the pathway in front of my home, moving rock and flagstone, cleaning up the dirt, repairing flower beds and grass.
don't use this guy. He is majorly disorganized, unprofessional, and provides sloppy work. I still have water going in to my basement, though not as much. Dissatisfied.

The quote was thorough and
Portland Waterproofing Contractors Provider Name Locked
was prompt in delivering it. The work proceeded exactly when they said it would and was done on schedule. They moved some plants for us and were very helpful throughout. When we found more repairs to be done in the basement, they came back and did them. They told us exactly what to paint to finish the project. Although the price was more than we had hoped, it came with a 25 year guarantee and there has not been even a hint of a leak since we had it done (and the entire basement was like a

before we had the work done). We're very pleased and they were very professional.

The job started well with
Portland Waterproofing Contractors Provider Name Locked
providing a quick estimate and displaying an understanding of how to best address the unique conditions and budget constraints of the project. However, once things got going it became clear that he did not listen or look closely at the existing conditions that needed to be repaired and started indicating that they would need more money because it was taking long then they had planned. Also, his crew did little to control dust and clean up the wood siding of the house where the workers left concrete dust and paste from doing the veneer work. When the egress window was cut in it was discovered that the structural capacity of one of the existing walls was questionable. This created a delay while we worked out how to proceed.
Portland Waterproofing Contractors Provider Name Locked
was helpful in providing a name for a structural engineer and a solution was worked out that I would build interior wood framed wall after he had completed the repair of the concrete veneers and exterior waterproofing. It was also agree that we would add another egress window as an add to the project. It was difficult to get them back going on the project after the delay because they were working on other jobs. Due to poor communications by
Portland Waterproofing Contractors Provider Name Locked
and his crew on site they cut the second egress window in the wrong wall. This
Portland Waterproofing Contractors Provider Name Locked
to more delays. It took them almost a month to repair, which in my view was done with poor quality work. Also, the quality of the exterior repairs and waterproofing were of marginal quality leaving me with low confidence that the money I spent to have them provide waterproofing so I could finish my basement was worthwhile.
Portland Waterproofing Contractors Provider Name Locked
very well may do good work, but I do not feel that we received the professional work he indicated he was capable of doing when I chose him over the other waterproofing companies.

The first heavy rain after the work had been completed, the leak was much worse than ever.
Portland Waterproofing Contractors Provider Name Locked
said the problem was that the water was also coming up through the floor or the cold joint, and not just coming through the wall; they claimed that their work had fixed the wall leak.
Portland Waterproofing Contractors Provider Name Locked
then proposed a sump pump solution for an additional $7320. We declined that proposal and asked for a 50% refund on the initial work on a number of grounds such as an unconditional warranty and verbal assurances that the initial work would fix the problem.
Portland Waterproofing Contractors Provider Name Locked
said they would respond in two days regarding the refund, but we never heard back from them. Doing our own examination, we found that water was still coming in through the wall along the water service line. Again, this is water coming in through the wall, not the cold joint, and the location was right in the middle of the area where the work had been performed. For
Portland Waterproofing Contractors Provider Name Locked
to have proposed a $7320 sump pump solution was, at best, grossly incompetent. Had we accepted this second proposal, we would have spent a total of $15,920. What we would have gotten for that $16k is every time it rained we would have had a stream of muddy water coming into the house through the hole in the foundation wall, and into an interior wall. Maybe the sump pump solution would have managed that water well enough that we wouldn’t have noticed it right away, but no homeowner would want that kind of “solution”. We did not want to deal with
Portland Waterproofing Contractors Provider Name Locked
anymore at this point, and we didn’t want them doing any additional work on our house. We hired another contractor to fix the leak for less than 1/7 the $16k that
Portland Waterproofing Contractors Provider Name Locked
was asking. The second contractor re-dug to where the water service line comes into the house, revealing that the downspout drain installed by
Portland Waterproofing Contractors Provider Name Locked
was resting directly on top of the service line, comprising it. We also discovered that a lot of the other work performed by
Portland Waterproofing Contractors Provider Name Locked
was sub-standard or deficient and had to be corrected.

He did a good job. I think he saved me $3000 or $4000 at least. I didn't need what I thought I needed. He didn't try to sell me anything and he actually saved me several thousand dollars. I thought I needed a basement drainage system and he showed me how to take care of my problem in the exterior of my house. He told me what I probably really needed. It was a good service and he was a good communicator. He was a nice person. He got back to me. So far, so good. My basement is dry. He answered a bunch of questions that we had and took care of some extra stuff, too.

Portland Waterproofing Contractors Provider Name Locked
was prompt for the inspection/assessment and quickly and professionally what the problem was (which was considerably less and offered a 2/3 less expensive solution than an alternative, well-known company who'd already been out to give a bid) and how best to permanently fix it. His crew showed up on time and worked quickly to excavate an area near the cracked foundation and created a french drain away from the problem area. They also sealed up a separate cracked area which was responsible for a separate leak. The crew worked quickly in a few days and put the grass and landscaping back to normal before leaving.
