"Suburban was extremely responsive in all inquiries. The work was done to a high standard and we are happy with the results. is very communicative" and upfront about the breakdown of charges on the estimate. The project manager on site was friendly, knowledgeable, and had good solutions to the issues on our house. Cons: the work took a lot longer than original estimation. However, we don't care because we want it done correctly. It also fell over the Labor Day Weekend which had some effect. Workers were often done by 2:00, but the weather was unusually hot so we understand- they arrived at 8:00. Original estimate was 2 days of work, but they were on site for a week and a half. Pros: Estimate/quote was actual price in the end. Quote was competitive and work was quality. Workers were respectful of our property. Payment terms were 100% upon completion. and were very responsive for all inquiries and concerns. We got exactly what we expected from the estimate and will definitely use them again. We will be calling them to bid for work when we upgrade our roof and siding. If you are not on an accelerated or detailed timeline, they are a perfect choice. I would substitute my project's timeline a little for a quality job at a good price.

Call and ask your contractors these questions.  Don't be afraid to ask questions.  It is your money and home.  I would ask for references and take a look at samples of their work (especially the low bidder).  Make sure all are licensed and carry the required insurance.  You don't want to get a bad stucco job, so do your homework first before selecting a contractor; which may not be one of these.  Check with your local building department and local building exchange for more references on these and other contractors.  Good luck.

     Both choices have plusses and minuses.

     I am partial to vinyl siding myself if it is put on by a contractor that pays attention to details in sealing against water intrusion. The better grades of vinyl stand up to the weater very well. The siding on my own home is over 15 years old and shows no signs of fading or any changes due to sun exposure and have had no problems with water entry around windows or doors. It does not dent like the old aluminum siding did or break if hit by a ball or a rock thrown by a lawnmower. As long as you save a few extra panels even if a rock was to be broken by something like a rock it is easier to repair. I will add that the earlier vinyl sidings did tend to fade but I have seen homes I sided after putting additions on that were done 20+ years ago and they look fine. Those closer to the 30 year mark not as good on the fading though. I gennerally never use the cheaper panels though so I can not vouch for them but I think that as long as it is one of the better manufaturers it seems to be just panel thickness. Just a personal opinion but if you are looking for added insulation I would use one of the 4X8 or 2X8 panels rather than the insulated siding. I can not see how insulation on the back of each panel with all the joints can do much more than stiffen the panels and I would think it would hamper the movement of the panels with changes in temperature.

     As for Hardi or any of the other fibre cement sidings it is way more costly and relys on caulk or tar paper strips between the panels to seal out water. It is not very forgiving on install mistakes and must be done perfectly to get the full Hardi warranty. I was just involved with a job where the contractor did not put a few pieces of flashing in properly and his guys lapped a corner board incorrectly and the Hardi lifetime warranty was void. Another thing I did not like is that it is put in with a blind nailing method and even though this house was done to specs in this area of the install the bottom of the siding was not tight to the lower courses in many spots. They did install it to the maximum exposure and I believe if they had gone to a larger panel or even lessened the exposure by 1/2" it probably would have been fine. The other thing I saw was the paint seems to be prone to scratching durring install and to me the house looked like it needed a paint job even though siding was new. I do think that if painted after install a paint job would last many years as the product is very stable and does not expand and contract much. The one big plus I see is it tend to HELP in and area prone to fires such as some ares out West.  I put the word help in capitals because it will not fireproof the home but may stop ignition from sparks and moderate heat exposure.

"Normal" construction practice dictates that the contractor remove all tools, unused materials (that you did not pay for) and scrap, and leave the worksite in a "broom clean" condition - this would include disposing (as he wishes) of removed saleable scrap - be it siding, old HVAC equipment, metal piping, etc.

 
Generally, unless you are talking copper sheet roofing or decorative copper ceiling panels or such, or in some cases very old in-demand recyclable timber or full-thickness hardwood flooring, the value of the metals will only marginally pay for his labor to load it and haul it to the metal recycler - especially with painted materials, which typically go for about half or less the going "clean metal" rate.
 
 
Look at the other side - how much hassle and cost will it take YOU to cut or bend the sheets into transportable lengths (since probably 10-12 foot pieces for full lengths) and haul them to a metal recycler - who may only be open during your normal work hours so you have to take time off, and maybe borrow or rent a pickup or trailer to haul it too ? All for a couple hundred $ in scrap value. Also - in some areas - scrap dealears are now limited by law to accepting construction scrap only from licensed contractors, because of the increased problem with people stripping houses and stealing from construction sites, so you as an individual might not even be able to sell it.

After meeting with the sales person I started to notice problems with the paperwork. I asked for specific colors for my siding soffit and fascia. This was not correct on the paperwork so we called the salesman. When we signed the paperwork we were given 3 days to back out of the contract and we noticed this before the 3 days were up. He told us he would ...More correct the paperwork and send a copy of the corrections. We never received this. The project team called and said the materials were ordered and they wanted to know when they could deliver them. I asked them about the colors of the soffit fascia and siding and they still had the wrong colors. We called the project manager about the colors still being wrong and he told us his paper work said the colors I specified we went over this color choice several times and I was assured it would be right. They were still wrong when the job was started. In the mean time we were getting the issues taken care of with the hot water heater and the masonry work. About a week later we received a phone call from At Home Services Project team saying they were going to be coming on the following Wednesday to drop off the materials and would start the next day. We explained to them that we were not ready to start and we told them the sales person was made aware that we needed to do this other work before they could start on the roof. This was even written on our paperwork when we signed it. It was about another 3 weeks before the work was finished and they could start. We called the project manager and told him we were ready. He scheduled a day and time to drop off the materials and a day to start doing the work. I made arrangements with the church next door to put the materials at the of their parking lot because the road in front of my house was torn up by the gas company to replace lines along the entire street. The materials arrived a day late and when the work crew came no one spoke English and they did not know what they were supposed to be doing. They were not aware that they were supposed to be tearing down our chimneys and they did not know if they were just doing my upper roof my front porch roof the lower back roof or all the above. I called the project manager and asked what was going on I was told that they would be at the job when each contractor showed up so we could do a walk around to be sure every one understood what needed done. He told me he was at another job and would be there in a little bit. He called the work crew and the sub contractor in charge. I was told the sub contractor would be at my place in the next half hour and that the workers were told to start tearing down the chimneys. I was also told that the workers that were at my place were only there to tear off the chimneys and another crew would be working on the roof. The sub contractor never showed up till late that evening. The crew that was only supposed to be tearing off the chimneys ended up being the crew for the entire roof. they were never supervised and I had to keep calling the project manager because they were not doing what they were supposed to be doing. The project manager kept telling me that uses the same contractors all the time and to just trust them because they do know what they were doing. Since I was getting no where with the project manager I called the corporate project team and told them all the problems I was having. I told them that I could not communicate with the workers and that they were not doing what we were told would be done. They were supposed to replace any rotting wood and jump my old box gutters. When we spoke with the salesperson about jumping the box gutters I went over with them how they were to be jumped. I even pointed out my neighbors roof so he could see exactly what I was talking about since her gutters were jumped. He assured me that does that kind of work all the time and it would be done the way I said I wanted it done. the crew was just putting thin sections of ply wood into the box gutters then covered it with ice shield and shingles. I was told they would build out over the gutters then sheets of plywood over the new framing and then the roofing material. I went over this with the sales person several times so there should not have been any confusion. I also went over this with the project manager on how it should be done and he just kept saying the roofers know what they are doing. The person I spoke to at the corporate project call center was also told that I was promised the gutters would be jumped the right way and assured me that if they were not done as promised would correct it. I was told all my complaints were recorded and I should let the roofers finish then would make any changes that needed done. I told them that this made no sense because they would have to tear the whole roof off to do it right. They told me wanted to be sure its customers were happy and if it needed torn off done over they would do it. The next few days I had to keep calling because the roofers were just everything up. they would get a section put on and when the moved to the next section they would damage the shingles that were already put on. They made a mess of my neighbors yard and threw roofing materials all over her yard and the side of her house. They made a mess of my yard and the church parking lot and tore the hand railings coming up my front steps out of the concrete. I called and told the project manager that they needed to clean things up before doing any more work and when they left that day nothing was cleaned. I ended up having to go over to my neighbors house and remove everything they threw on her house plus I had to clean her yard up. I had to clean the church parking lot and move the hand railings to my side yard so they would not disappear. I was told there would be a ridge vent put on my lower back roof but they never put it on . When I asked the project manager why it was not done he tried to tell me it did not need a ride vent and that it was stupid to put a ridge vent on. I called his supervisor and when they were asked about the ridge vent they said yes it was supposed to be put on. When the roofers finished my front porch they asked me to got to my front second floor window that overlooked the porch roof. They told me when the workers come to do the soffit, fascia, gutters and siding to let them know not to step in the middle of the roof. There was a beam that they were supposed to fix in the roof that they did not fix. When I asked the project manager about this he told us does not do that kind of work. I told him when we signed our paperwork with the sales person we were told that if the beam needed fixed or replaced the roofers would let us know and they could tell us how much extra it would cost. We asked how they would determine at that time the cost and he quoted us prices for wood by the linear foot and by the sheet for OSB. We were told they would fix this but the project manager said no does not do this kind of work. I asked him why they would promised it if they did not intend to do it right. If I had known they were going to pull this I would not have used them. I asked to speak to his supervisor and he told me the same thing. When I asked the supervisor who his supervisor was he told me he did not have one I called corporate again and asked who his supervisor was. They had his supervisor call me the next day and he stated the same thing I told him that we were promised this would be done and he said the sales person would be reprimanded for this. I could care less about reprimanding the sales person I was told this would be done. We even told the salesman that if could not do this we would have to hire a roofer. He still promised it and I was expecting it be done. They then told me that would give me my money back and walk away from the project if that was what I wanted. I told them that that was not an acceptable arrangement because they had made my roof worse than it was before. They had covered my box gutters and tore off all the down spouts so my house would have serious problems if it were to rain. I already spent a ton of money repairing masonry issues and there was no way of knowing how long it would take to find another contractor available to do the work that needed finished. I told them that I needed to discuss this with my other half and would call them back the next day. They gave me a hard time and told me that I needed to make a decision that day. I told him I would call back in an hour. At that time our doorbell rang and one of the project managers was there. I told him I just spoke to his supervisor and told him what we were told. He said he would call his supervisor and see what other alternatives they could come up with. When he came back he told us that if I removed my comments from Angie's List and other web sites they would fix all the issues with the roof. They could not fix the beam that we were promised or jump the gutters like we were told, but they would come back if we had the beam fixed on our own and replace the roofing material. They offered to give me a $250.00 gift card for all the trouble I went through at the jobs completion and would guarantee their warranty. I was over a barrel so I told them I wanted this in writing. the gutters, down spouts and siding jobs were all messed up as well and I sent a second e mail to the CEO. He had an Escalations Manager from the corporate office get involved but still my soffit, fascia, gutters, down spouts, and siding have issues. I have leaks, warped gutters, 2 different colors of drip water puddles on roof and in gutters. My siding on the bay window area has never been done because they pulled the same crap. They promised to replace wood then claim they do not do that. I am running out of characters so I can't finish the rest.

I had contacted to get an estimate for a new roof for a house I had recently purchased. His estimate was the lowest of all other estimates. He also told me he could have it finished in 1 day. This was the deciding factor (more important that price), because it was the beginning of January, and it needed done before any major ...More snowstorms hit. Good thing I decided to get it done in the wintertime, and not wait until spring. The decking underneath the roof was destroyed, and the flashing around the chimney was causing leaks. I really liked that they took pictures while they were up there and texted them to me.
It took them 1 day, and they worked in cold conditions. The moved really quickly. They were also very clean and neat, and picked up all of the old shingles.
I would definitely recommend and I would use them again.

I paid them $10,800 and said they would originally have the work completed by February 2014. All of a sudden, they left with the work undone. There were parts of the siding that still had concrete on it. They destroyed the part that was damaged and I'm stuck with old concrete siding that is cracked and dangerous. I've been putting off writing this review for a long time because I've been really uncertain of what to say exactly. My interaction with Suburban started off so well that it's been hard to believe it ended so poorly. We contracted with Suburban to have the roof on our house and the flat roof on our garage replaced. Because the box gutters ...More and capping weren't looking great, I also requested that those be realigned, secured, and/or replaced where needed.
Suburban's Poehlig came out to give me the estimate, and it seemed like he was very thorough. He also wasn't pushy, which I appreciated. We agreed that the work would start sometime around May of 2012. As agreed upon, the workers showed up around that time and did the main roof tear-off, the replacement, and even installed a solar air vent that I had requested. They also did the work on the flat garage roof. The workers were friendly and did a pretty good job of picking up after themselves. I was suitably impressed by their professionalism at this point. When came to pick up the check, I asked if they were going to take care of the box gutter/capping work. realized that had been forgotten. Since most of the work had been done and what was left was fairly insignificant, I offered to still pay them even with the remaining items outstanding. thanked me and assured me someone would be out in the next week or so. In retrospect, that was a big mistake.
Two weeks later, I called to see when someone was going to come out. We played voicemail tag for several weeks, it seemed, and finally got a date for someone to come. We arrived home that evening to find the work still undone. I waited a couple more days to see if perhaps we'd just gotten bumped back a day or two due to weather or something before resuming phone tag. I
finally connected with after more phone tag, and he informed me that there had been a bees' nest inside the gutters that prevented them from finishing the work. I completely understand that being a legitimate reason to not finish the work, but I wish they had called to let me know rather than waiting for me to hunt them down. offered to have someone come out in the fall to finish the work after the bees were dormant.
Fall arrived, and I (unwisely) waited to see if Suburban would pre-emptively finish the work. In November, I called them to ask if they would complete the work. came out to see what work I was referring to. As I showed him the box gutter and capping work, he told me that they were just “doing me a favor” by taking care of that work. I pointed out that that work was actually covered in our contract (see photo: “Installation at the discretion of the installer. Reseal box gutters, renail capping along top of box gutters and add material (capping) if needed.”)
In addition, since the time Suburban had finished the work, we had observed water damage on a bedroom wall reappearing where we had major issues previously. I had showed this water damage when he came to give me the original quote and had been reassured by him that a new roof and flashing would take care of the problem. While was out, we showed him that the water damage was reappearing. He told us that the damage on the bedroom wall was happening because we needed to get our chimney capped. That wasn't what we were hoping to hear because that particular water issue was 95% of the reason we'd decided to have the roof redone. Also, since replacing the roof, we had already gutted the wall and replastered and repainted over the damaged area (which was now showing water damage again). [On a side note, we asked the chimney cap contractor to look over the flashing job Suburban had done, and he needed to fix some of it.]
Within a week, someone came out to our house and finished the capping. But, when I say “finished the capping,” essentially, it looks like they put a piece of capping where it belonged and threw a single nail in it to hold it on. Nothing was realigned or secured otherwise.
So, at the end of the day, this is what we have to show for our work with Suburban:
The Good:
- a replacement roof, the shingles of which look nice and have stayed intact
- a solar vent correctly installed on the roof
- a garage roof that (we think) has actually stopped leaking entirely
The Bad:
- box gutters and capping that looked as bad as they did before the work started and now look even worse because the wind has torn off a huge amount of box gutter/soffit/fascia/capping because it wasn't realigned and secured like we requested (see pictures)
- a chimney cap for $700 put on by a different contractor that we are hoping has finally taken care of the water problem in the bedroom
- a wall in said bedroom that once again needs to be fixed and repainted
- a $12,500 dip in our bank account for what we paid to Suburban + the amounts we've paid for the chimney cap, the fixing of the bedroom wall a second time, and someone to do some serious work on our box gutters/soffit/fascia/capping
- hours of phone calls, hand wringing, regrets, and trying to figure out what the next course of action was each time something else cropped up
In retrospect, it seems that we could've waited to replace the main house roof. The most significant problem appears to have been solvable with a $700 chimney cap. Go figure. We had another contractor bid on the roof work before we selected Suburban. He was more expensive and his quote process/communication was a little disorganized, but in retrospect, we wish we had gone with him. Perhaps these are just the woes of old houses that contractors can't anticipate, but we feel like any contractor whose house looked like ours does after a roofing job was completed would be hopping mad.
Why am I finally writing this review now? The box gutters/soffit/fascia/capping all coming down over the past couple months has been the straw that broke the camel's back. we've tried to make excuses for Suburban to ourselves for the past couple years, but with our house now looking worse than it did before we had it roofed, we just couldn't excuse them in our heads anymore. Correction - I couldn't excuse them anymore. My husband has been trying to get me to review them since 2012, and I just couldn't bring myself to do it. But, here we are. Suburban was such a promising contractor - A rated on Angie's List and everything on the front end going so well. But, the back-end has been devastatingly disastrous.
