F
"Rewiring in the basement they actually added an extra light and charged us for it. They also cut a cable line to the TV upstairs during that. We had to have to come" back and he wanted to charge us for it even though he did it. Tiled the powder room - There is a hole in the floor. it is an older home. he was supposed to fill in the hole before he re-tiled. However he did not. We did not walk in on the tile for 5 days as instructed. The grout in the tile started to crack. We called him back again to fix the issue and he had just put a piece of tile over the large hole. One of the tiles is also slightly crooked. Shower wall replacement - WE have a very basic shower in our basement. I asked him to replace 3 of the walls because they were yellowing. He actually only replaced two. I do not recall discussing only replacing two. The two walls that he did replace are literally falling off. The grout is not connected. Its separating completely. I have had them come back twice to look at it. They even replaced two of the walls again and they are still falling off. Now there is water damage inside all the walls. The third wall that he did not replace is not molding/rotting from the inside out. We are going to have to get them all replaced now. Repair/replace fence - One of the vertical posts was falling over. They replaced that and also reconnected it to the fence. It is now already leaning again. It has not been very long. Board replacement on steps - The cut the boards about 2 inches short. They do not match the existing boards and they look out of place. Replacement of retaining wall - The wall was four boards how. They replaced the wall with two boards and it was cut very poorly. It does not match up with the patio. It is about half as high as it should be. I found the other boards behind the shed. Clearly they just decided to not do it.

"
arrived very soon after we called to evaluate the damage He worked with the insurance company (they badly underestimated the extent of the" damage and the cost of repairs) to obtain more reasonable coverage. He started to work almost immediately. He discussed every aspect of the job, responded to our queries and worked creatively to provide a true quality product.. We can't speak highly enough of his professionalism and responsiveness. It was a complex job that
handled beautifully.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space".

Here were the bids:

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job.

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

?

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

He left a very large, very expensive job unfinished. He took the money and ran! I ended up having to hire someone else and so it all cost me double because he what he had done was done incorrectly. He tried to make me pay for change orders that I never signed off on and approved.

It should have taken him a day to dig our basement addition for us and he took multiple weeks because of the equipment he used. I had to get the State involved because I was out so much money; he lied to the state and said I owed him money but they agreed with me that he owed us a completed project. .

There was an addition he built and when I had an Engineer look at it and it would have collapsed. His insurance was also inadequate and could not cover the damage he did. Lots of tears and 6 figures in a loss.

I had other contractors come over to a**** what he was charging me and
Pittsburgh Remodeling Contractors Provider Name Locked
called and threatened one of them once he found out.

The short version: I was extremely leery of contractors until I met
Pittsburgh Remodeling Contractors Provider Name Locked
. If you need a contractor, please give him a call. You will be glad you did.
The long version: Our plan was to expand our small
Pittsburgh Remodeling Contractors Provider Name Locked
and
Pittsburgh Remodeling Contractors Provider Name Locked
style bathroom by having a new, large shower built in an adjoining bedroom, which freed up space for a double vanity in the existing bathroom space. And, in the bedroom on the other side of the shower, we wanted to move our washer and dryer up from the basement and have part of the room become a new laundry room. Then, the third part of the room would serve as extra closet space and a makeup area for my wife.
Sounds easy, but it was quite the project. I had a great feeling when I met
Pittsburgh Remodeling Contractors Provider Name Locked
and his prices were fair. Sure, I could have hired any contractor and his big crew and been done with the project in a couple weeks, but I sincerely doubt that it would have been done with the care the and craftsmanship
Pittsburgh Remodeling Contractors Provider Name Locked
put into it. Since we had a lot of unique spaces, a lot of the furniture needed to be custom built. While that was going on,
Pittsburgh Remodeling Contractors Provider Name Locked
was able to complete some other smaller projects I had been meaning to complete around the house. Of course, we kept adding more to his plate and
Pittsburgh Remodeling Contractors Provider Name Locked
and his worker,
Pittsburgh Remodeling Contractors Provider Name Locked
, were great about handling everything and making the most efficient use of their time.
Pittsburgh Remodeling Contractors Provider Name Locked
worked with us on the planning process and was more than helpful to work with any changes/suggestions we came up with along the way. He was more than happy to take my phone calls at night to discuss any changes or ideas. He was very detail-oriented and it shows in his work. He built is a 7 ft. x 5 ft. steam shower and it has to be once of the nicest showers in the North Hills. We're not rich people by any means, but
Pittsburgh Remodeling Contractors Provider Name Locked
's work makes our reasonably priced shower look like a million dollar shower. That's how good he is.
Aside from the shower, the bathroom looks incredible as does our laundry room. To us,
Pittsburgh Remodeling Contractors Provider Name Locked
was more than just some guy we hired to put in a shower. He genuinely cares and takes pride in his work and you can tell that the moment you see his work. He's great to deal with and I definitely trust him.
If you want to go with
Pittsburgh Remodeling Contractors Provider Name Locked
Cheapo for your projects, that's fine, but if you take pride in your house and want things done the right way (like I do), give

a call.

Pittsburgh Remodeling Contractors Provider Name Locked
had completed an earlier job for us (fixed leak in bathroom ceiling and the vent pipe causing the leak). He was efficient, punctual and trustworthy so I hired him for this job.
He gave us an estimate in September and asked for a $100 deposit. Job started as he stated in his estimate. He and his crew worked efficiently and listen to our concerns. We made two alterations during the project one of which he had anticipated and planned for. This was to replace the aluminum siding with concrete siding. It had a better look and was more in keeping with the style of the house.
Since the house is brick not wood frame, drilling for the bolts through the
Pittsburgh Remodeling Contractors Provider Name Locked
board also meant drilling through 2+ thickness of the bricks. He handled this difficulty and arranged to borrow a stronger drill to complete the job.
For each project a separate estimate was given and we paid him one-half each estimate the day before he began each project.
As for colors of the deck stain, the shingles and the paint for the concrete pad,
Pittsburgh Remodeling Contractors Provider Name Locked
brought us samples before these steps began. Both projects were completed in seven work days.
We had no issues with his work or cleanup. We have recommend him to our friends and neighbors.
Pittsburgh Remodeling Contractors Provider Name Locked
takes pride in his work and has demonstrated multiple remodeling skills. Finally he has a good aesthetic sense in both design and in color.

Really a great experience! Bought a 90+ year old home with original windows that could not even be opened and was so nervous about this process. Met with 5-6 companies. This was not my cheapest quote but as I needed not only windows but some remodeling in the process I wanted to work with a general contractor and note just a window guy.
Pittsburgh Remodeling Contractors Provider Name Locked
recommended a little more involved project then some other companies (replacing the surrounding wood) but gave good reasons why and I think the result was awesome.
Pittsburgh Remodeling Contractors Provider Name Locked
and the guys he employs are very professional and honestly it was a painless process despite the huge amount of work they had to do. We barely knew they were here (OK we both went to work while they were here, but came home to a clean house!). I still don't know how they were able to get the old windows out and replace them despite all kinds of surrounding tile work and woodwork, but everything looked great and even clean when they were done. Very knowledgeable and customer service oriented. They have an amazing carpenter! I had them arrange for a painter who was fine but a little messy-- just made it more clear how amazing the

Very professional company to deal with. Asked my opinion regarding every detail and made professional suggestions to me regarding those details. The company came when they were supposed toand finished the job on time as promised. Everyone was kind, courteous and caring about my property. When the job was finished I had the most beautiful, sturdy railing that I could have hoped for. After completing the job all debris was cleaned up around the driveway and patio and you would have never known they were there. Extremely pleased with the beauty of my new railing and the safe sturdiness it provides. I would recommend this company highly.

first of all I want to make this clear that the person who attempted to do this work WAS NOT
Pittsburgh Remodeling Contractors Provider Name Locked
CONTRACTING.. it unfortunately the SON
Pittsburgh Remodeling Contractors Provider Name Locked
. This was my first experience hiring a contractor and it was absolutely terrible. My first floor is a complete disaster. He showed up for only 1 day to work since I hired him and he was supposed to start work on June 22nd. He scratches in my hard wood floors and I will now have to have them resurfaced he also damaged walls that will now have to be dry walled and repainted. Broke ceiling fan in dining room. Took covers off antique furniture set that now is damaged with scratches and dust that has to be properly restored. Did not block off rooms properly so dust and debris would not travel to other rooms, have to hire professional cleaner to come in to clean everything. Never cleaned up or swept when left the only day that he showed up. Left tools, ladders etc in my dining room but I was dumb enough to put on porch when he asked me if I would. there was debris left everywhere, and I mean large chunks of drywall that I found behind my tv and across the other end of rooms. Never swept or even attempted to clean up. Left debris that was supposed to be hauled away on front porch along with building supplies. Would not return phone calls or texts for days and then make excuses about why he never showed up or called. It took me over a week to finally get my key back. But has not even made an attempt to return my money back. Had to go to the Magistrate and file a complaint which cost me $126.50.
I have tons of pictures and videos of the destruction he left behind.

Outstanding. They were very professional, and had a great, timely crew. They paid a lot of attention to detail, and the owner saw lots of minor details that the architects missed. They used the space very well, and we're happy with the end result.
