"This appraiser contacted my fiance the day before the inspection and told him he would not be able to appraise the house above the purchase price. He had NOT even seen the property yet!!!! He was basing his appraisal, sight unseen, n the county assessment where it shows the price I paid for the house.
An appointment was made for him to come out the following day to see the house and the improvements that had already been completed. He became irate when my fiance called his office to find out why he was late and to ask when he would be there. He called my fiance back and left a nasty voice mail stating that my fiance had been rude to the secretary (he wasn't) and then abruptly cancelled the appointment.
This appraiser showed no professionalism. He had no respect for my fiance, the importance of my loan, or the time taken out of a work day to meet him.
My bank has contacted another company to complete the appraisal.

"I called him just 2 weeks before my hearing date and was happy he could provide results (25 pages) in time for my hearing. His appraisal is, in my opinion, much closer to reality than the never-saw-my-home government guesstimate. I should know the final valuation in 2 months.
Hired him because of the earlier Angie's List review - and now I too am completely pleased with
Pittsburgh Property Appraisers Provider Name Locked
's work. I highly recommend Hometown Appraisers.

"This company was selected my my mortgage lender: Atlantic Pacific.
Pittsburgh Property Appraisers Provider Name Locked
, the appraiser, showed up on time and thoroughly walked through my home, took photographs and measurements. However, when I received the completed appraisal after I closed on the loan, I found the appraisal to have completely incorrect information: the # of total rooms, the # of total bedrooms and # of baths were all inaccurate. To give him the benefit of the doubt (he said he was swamped with re-financing), I double checked the Allegheny County Appraisal web site and my home information is correct on this site. I called
Pittsburgh Property Appraisers Provider Name Locked
and left him a message about rectifying the information. I'm not concerned about the appraisal value, which is now understated based on his inaccurate assessment, but that the report that I paid for is correct. He hasn't returned my call.

"1/2 hour walk through to complete work. Showed up 1/2 hour late because of roads, but I was impressed they bothered to come on such a bad day. We experienced a 2 ft snow fall the day/night before appointment"

"I contacted
Pittsburgh Property Appraisers Provider Name Locked
at
Pittsburgh Property Appraisers Provider Name Locked
to provide an appraisal on my home. I asked him how much it would cost, and since I needed to get it done quickly, he said he would have to charge more than his usual rate. Ok, that's fine. He told me it would be $375. I told him that I would get back to him because I wanted to get some prices from other appraisers. As I was explaining this to him hung up on me. It was clear that he hung up and not that there was a phone problem because he said something unintelligible before hanging up like, "Ok,
Pittsburgh Property Appraisers Provider Name Locked
, good luck."
Most unprofessional experience I have had with any appraiser. Do not use his services.

"It went great! one of my best experiences with a service provider, ever. I found him on Angie's list. I was really under pressure, since I got my appea hearing notice only 2 weeks befoe my hearing was scheduled. I called a couple of appraisers, but
Pittsburgh Property Appraisers Provider Name Locked
didn't take advantage of the fact that I was in a jam, was very calm and professional on the phone, and scheduled me right away. He showed up exactly when he said he would ( he was running early , even), was extremely thorough and nonjudgemental, got the appraisal to me in plenty of time for my hearing, but when I told him my printer wasn't working, he personally delivered 2 printed copies to my door the day before my hearing at no extra charge. His fee was exactly what he said it would be and money well spent I feel.
My reassessment hearing officer was super impressed with the document, she said she wished everyone had something like this. It exactly what the hearing board wanted, and I won! my hearing . My reassessment was lowered to exactly what
Pittsburgh Property Appraisers Provider Name Locked
said it should be. he was so great that my mom hired him for her reassessment and she thought he was great , too! I can't recommend him highly enough.

"Short version is
Pittsburgh Property Appraisers Provider Name Locked
did an excellent job of preparing an appraisal using "official methods" and comparable homes in my area that I could not have done myself. After submitting it as evidence in my hearing I won my appeal and the assessed value was reduced $54,000 (the county appraisal was obviously flawed). Therefore I gave an overall A rating.
Pittsburgh Property Appraisers Provider Name Locked
did cancel our first scheduled appointment last minute and was late for the rescheduled one. My hearing was scheduled for a Monday. I requested I get his appraisal the Friday or Saturday before that and he sent me an email Saturday that he would be delayed. Once Sunday PM rolled around I started to put together data on neighborhood comparable homes on my own thinking he may not come through. However, I got his email at 3 AM the next morning before my 10 AM hearing.

"We paid
Pittsburgh Property Appraisers Provider Name Locked
Smelzer of
Pittsburgh Property Appraisers Provider Name Locked
350 for an Oct 16 appraisal. We chose
Pittsburgh Property Appraisers Provider Name Locked
because he was a member of the Appraisal Institute and was to give terrific service. I think his credentials have gone to his head. He was to insprct teh house about Oct 24. The tenant kept canceling and rescheduling the appointment--her last move was to reschudule-cancel-reschudle a certain day in October: she called
Pittsburgh Property Appraisers Provider Name Locked
made an appointment for about Oct 28, canceled that date, and rescheduled that date.
Pittsburgh Property Appraisers Provider Name Locked
did not forward the message to
Pittsburgh Property Appraisers Provider Name Locked
and the tenants stayed home and
Pittsburgh Property Appraisers Provider Name Locked
did not show up. This resulted in a nasty from the tenants to me.
The house was finally appraised on Nov 7. I was to get the appraisal within 5 to 7 days. About Nov 18, 11 days later, I called
Pittsburgh Property Appraisers Provider Name Locked
's office; they acted like they had no idea who I was. they said I would get
Pittsburgh Property Appraisers Provider Name Locked
appraisal the next Monday. Didn't happen. Called Tuesday. they sent it. At this point the appraisal was not worth much to me with such a large time gap.
My opinion--he had too much on his plate and he doesn't care about his customers and is in too deep teaching classes about appraising on the side.
Pittsburgh Property Appraisers Provider Name Locked
never called me back.
I showed the appraisal to my realtor who thought it was a schlock job--especially when he compared my house to two other houses that were not even in the same city.

Pittsburgh Property Appraisers Provider Name Locked
did a quick yet thorough job during his appraisal visit. In addition to completing an evaluation, he took photos of the outside and inside of our property, which were included in his final report. Our upper floor is uninhabitable at this time and
Pittsburgh Property Appraisers Provider Name Locked
did a good job of illustrating this for the county. ...more /> The county had originally assessed our house for $40,000 more than
Pittsburgh Property Appraisers Provider Name Locked
's appraisal value. We believe his appraisal of our home is an accurate reflection of the current
Pittsburgh Property Appraisers Provider Name Locked
value and were very pleased that the county agreed. Should we ever need another real estate appraisal, I wouldn't hesitate to hire
Pittsburgh Property Appraisers Provider Name Locked
again.
