"After shopping around a little, I went to
because of my prior favorable experience and their reputation for high quality materials and craftsmanship." Installation of the door was scheduled for a date about one month after I signed the contract. The installers arrived right on time, and worked for several hours removing the old door and installing the new one. As expected, the craftsmanship of the installation was excellent, and I am very pleased with the look and quality of the door and the sidelights. However, between the door and the sidelights were two 3-inch wide trim panels, that did not at all match the appearance of the rest of the installation. The door and sidelights had a Mahogany finish with a very tight grain, but the trim panels had a very wide-open grain that looked like pine or oak and which, when stained the color of the door, displayed a very bright wavy pattern. When looking at the door, one's eyes were immediately drawn to bright wavy pattern on the trim pieces and not the door. The day after the installation I went to
, showed photos of the door and asked that those trim pieces be replaced with something that matched the door. I expected that they would take one look and say, "Yeah, that's not right. We'll fix it." But they did not. Instead, their initial response was to justify these trim pieces, saying that the use of such trim is standard practice. Over the next two weeks I sent an email and several photos, visited the store twice, and ultimately mailed a two-page letter to a senior manager of the store . Finally, two and half weeks after I first raised the issue, Brookside agreed to replace the trim pieces. Installers arrived a few days later, and within a half hour replaced the trim with pieces that matched the door. Given the ease with which the problem was fixed, I do not understand why is was so difficult for Brookside to agree to do the repair in the very beginning. Eventually, as I expected,
(to its credit) fixed the problem, but I was surprised and disappointed that it took so much time and effort on my part to get Brookside to agree to do so. Accordingly, I rate Brookside "excellent" for quality of the door and craftsmanship, but only "fair" for responsiveness and professionalism.

Hello - I hope my answer will help point you in the right direction.

 

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

 

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

 

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here. 

 

This is a flashing issue as the window connects to the mansard roof surface. 

 

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

 

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

Much easier to scratch and typically not as good a finished quality as compared to glass.

 

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

 

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

We had asked him to come meet us for an estimate and, somehow, he left with a signed contract even though he wouldn't give me the kitchen cabinet color scheme I wanted, never showed us anything in reference to the type/brand windows we were buying, and had only provided us a large total cost - no breakdown whatsoever. Our fault, I understand that. However,

definitely knew he was taking advantage of two people who were feeling in over their heads with a renovation turned gut job - and he ran with it.
First off, we never heard anything for an entire month or so after signing the contract. We had never been presented with any kitchen designs and not a word was mentioned about the windows. After months of no progress on our kitchen, we asked to at least get the windows ordered. He broke out another large lump sum and, yet again, we signed the "addendum" to our original contract without knowing what in the world we were even paying for.
After weeks of waiting, the windows were finally getting installed on August 4th. As we were still living out of state, my father (not a handyman) let the workers in and stayed the entire time reading a newspaper on the deck. However, the installers left their boxes/debris all over the house. They installed a sliding glass door without a screen and with a scratched handle, one of our crank windows did not even have a handle, the other crank window handle was scratched, one window had zero insulation installed (I could see daylight) and was not framed in fully or symmetrically. Not to mention, the same brand new unframed window had a caulking stain inside the window sill from where the installer apparently had placed his cup full of caulking and dripped it all over the interior of the window. Once we arrived at the house a few days after installation, we immediately notified

of all of these items. On August 13th we sent pictures text messages of each and every item we were unsatisfied with.

VERY disconcerning knowing that a company is willing to just illegally charge a credit card for thousands of dollars without the authorization of the cardholder.

got the work completed. We had to postpone our kitchen drywall hanging twice because the structure had not yet been constructed. We were quoted, in writing, via email, that the wall should take no more than 4-5 hours to complete. The material for the job included, at maximum, 12 2x4s (available at Home Depot on 8/1/2014 for $4.35 each – a total of $52.20 plus tax for 12). However, the price we were charged after receiving our “detailed” invoice – of, again, just one number for the wall, was $728. Round up to $100 for material… that still leaves $628 in labor?!
We walked into Home Depot, had our kitchen ordered within days, and installed within weeks. I will never work with Premier Kitchen and Bath again and will never recommend them to anyone else. To the contrary, I highly recommend finding a company that can communicate effectively and that does not hide behind large lump sum numbers. Renovating anything, especially a kitchen, should be an exciting and encouraging experience. That was definitely not the case with Premier Kitchen and Bath. Please don't waste your hard earned money on them!

The quality of work is first rate. If you think you, as a layperson, can do plaster work on par with professionals – you’re just wrong. These guys are great. The finish is smooth, the edges clean, and NO DUST in my house.
We had some bumps with scheduling. They had someone with a collapsed roof and they had to pull our guys to do that.
Since our job was cosmetic, I think that is totally acceptable. They also asked for photos ahead of time so they could assess what the job would take in terms of worker hours.
Some notes when working with this provider:
1. We did the $99 for three hours, but it is three worker hours. If you have 2 plasterers, that means 1.5 hours, or 3 plasterers for one hour. Some people do not understand that it is three worker hours, not three hours with all the workers needed.
2. Make sure you give them the correct address. For some reason Angie’s List gave them my work address, which was unfair to them. They went to the wrong site and it wasn't their fault.
3. Make sure you communicate with the owner about total cost before you start. And make sure you agree on a start date.
So, even though there were some bumps in the process, these guys still deserve an A because of the quality of work and the responsiveness of the owner.
