" and were saviors. They came to my rescue after another contractor tore my porch apart and then left it (and my basement)" exposed to the elements for 3 months. I will tell you all the details, but first, I just want to say, that after hiring , the porch looked amazing after just a few days. He and his team are super efficient, very professional, and they do high quality construction and renovation at the highest level for a fair price. In short, 's team are master craftsmen. And, I just have to say, super nice. knew, because he was working on a renovation at my neighbor's place, that I was in a bad situation with the old contractor. He witnessed the whole porch disaster. He also knew that it was particularly difficult for me because I was out of town while the construction was happening. He updated me regularly with photos of progress, brief narratives of what was going on, and any pertinent questions. Hopefully your construction situation does not come problems like the one I had. But, if you simply want to avoid any unprofessional, deceitful nonsense call at . They are awesome.

"The owner came in and charged quite a lot for a fix to a couple windows. One was just an alignment which took ten" minutes and the other two a minor adjustment which took fifteen minutes. He gave me an form that looked like an order that was billing me in the amount of $2618 for a door and a double hung, double pane window. I only needed an estimate and it did not state what type of material would be used. Most of what he discussed was not on the form.

Hello - I hope my answer will help point you in the right direction.

 

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

 

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

 

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here. 

 

This is a flashing issue as the window connects to the mansard roof surface. 

 

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

 

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

 

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

Much easier to scratch and typically not as good a finished quality as compared to glass.

 

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

The experience was a nightmare, but at least we got a decent flooring job out of it. BUT, we had to fight for it. subcontracts their flooring jobs about to American Carpet South, and this company is terrible! The first installer sent over by ACS was rude and hostile...so much so that after his second day of installing the floors, ...More I had to call and ACS and ask them to tell him not to come back. Seriously, I did not feel safe with that man in the house. He was gruff and non-communicative at best, and when I actually asked him about something that seemed like a problem (he wasn't undercutting the door frames, which seems pretty basic), he snapped and started slamming his equipment around. Please note I wasn't aggressive with him at all...I just wanted to understand what he was doing and why he was doing it. For the most part, I was in another part of the house while he and his partner were working. Also, we paid a furniture moving fee... the first installers were really h****** our furniture, stacking up in a precarious tower in the foyer, and on the porch. They left our furniture like this for about a month. They even left some of our furniture out on the porch at the end of the day, and we had to drag it in (it was snowing on and off).
ACS finally sent someone else over, who was much better. and (the second installers sent over by ACS) great - they noticed problems from the previous installer's work that we hadn't even seen. In the end, they had to rip out everything the first installer had done and start over. I must say that and ACS both managed this very poorly. While the manager at ( ) was very friendly and sympathetic, it took multiple phone calls each day from me to actually ensured that things happened. For example: and ACS told us that more wood would have to be specially ordered because the dye lot had run out on the previous order. It came down to me calling multiple times and explaining to multiple people that plenty of wood in the same dye lot was available at another store in Pittsburgh, and could be sent over. What was quoted to me as being a "one day, maybe two day job" ended up taking over a month. During this time, the main floor of our house was pretty much unusable. It would have taken much longer if I had not made it a full-time job for myself (in addition to my real job) to chase and ACS.
The final verdict? I would NEVER, EVER hire ACS for anything again, EVER. I still shop at , but I would not use them for an installation again. I would hire and again - they did excellent work (these were the second floor installers sent by ACS), but not if it meant going through ACS. and the other folks were friendly and sympathetic, and never got impatient with my multiple phone calls, to their credit. But, I shouldn't have had to make the multiple phone calls in the first place. Also, to their credit, at HD reduced my overall bill to take out the furniture-moving fee, and also get a reduction on the overall installation fee because of the delays and problems.

The experience was relatively easy from selecting a door, ordering, contract and installing. There were some very small touch ups needed on the door frame when installation was complete which side lumber took care of immediately. The installers showed up on time. Both men were extremely friendly and were completely done in about 5 hours.

After shopping around a little, I went to because of my prior favorable experience and their reputation for high quality materials and craftsmanship. Installation of the door was scheduled for a date about one month after I signed the contract. The installers arrived right on time, and worked for several hours removing the ...More old door and installing the new one. As expected, the craftsmanship of the installation was excellent, and I am very pleased with the look and quality of the door and the sidelights. However, between the door and the sidelights were two 3-inch wide trim panels, that did not at all match the appearance of the rest of the installation. The door and sidelights had a Mahogany finish with a very tight grain, but the trim panels had a very wide-open grain that looked like pine or oak and which, when stained the color of the door, displayed a very bright wavy pattern. When looking at the door, one's eyes were immediately drawn to bright wavy pattern on the trim pieces and not the door. The day after the installation I went to , showed photos of the door and asked that those trim pieces be replaced with something that matched the door. I expected that they would take one look and say, "Yeah, that's not right. We'll fix it." But they did not. Instead, their initial response was to justify these trim pieces, saying that the use of such trim is standard practice. Over the next two weeks I sent an email and several photos, visited the store twice, and ultimately mailed a two-page letter to a senior manager of the store . Finally, two and half weeks after I first raised the issue, Brookside agreed to replace the trim pieces. Installers arrived a few days later, and within a half hour replaced the trim with pieces that matched the door. Given the ease with which the problem was fixed, I do not understand why is was so difficult for Brookside to agree to do the repair in the very beginning. Eventually, as I expected, (to its credit) fixed the problem, but I was surprised and disappointed that it took so much time and effort on my part to get Brookside to agree to do so.

Accordingly, I rate Brookside "excellent" for quality of the door and craftsmanship, but only "fair" for responsiveness and professionalism.

There's two panes of glass, and there's a leak between them, between the seal.

It seems this one may have gone out of business. I want a dealer to honor the lifetime warranty and replace the piece of glass. Who sells and honors windows and doors and can honor this?
