Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

 

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues. 

 

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

For the past year I have been dealing with water issues in my basement sometimes i would get up to an inch of water after a heavy rain. Finally i decided i needed to do something about the problem. i called three companies because i always want to get three estimates. the prices were pretty close but G & J said they would start right away I was hesitant as they are a newer company, but i decided to give them the job and i am glad i did. They were in and out within four days and not only is my basement dry but the musty smells have already started to clear up. I would recommend using them to anyone. The men they sent to do the work were professional in appearance as well as their actions. If you have a basement that is wet they are definitely worth talking to.

I called them to see if they could come out and they said they were very busy but we did eventually get an appointment set up. I told them I did not want a salesman because I really needed to have the water in my basement taken care of. The man who showed up was unbelievable -- talked disrespectfully about his wife and ex-wife and then proceeded to tell me that he was going to buy me a "

shirt" because I "want it all" and that he could negotiate the price down if I was able to wait and have the work done 184 days from my appointment. He also took three calls on his cell phone while he was with me! When I asked for a quote he refused to write down a number saying he doesn't write things down. He absolutely refused to leave until I would either sign or cancel and threw a complete tantrum -- I was a little bit frightened and extremely annoyed.

The two guys came on time when scheduled and started work. Within a several hours they were finished. Cleanup was awesome. They did identify another problem and made some recommendations we are going to follow up on. Really nice guys. They did have the best estimate and completed the job at that cost.

We had them look at our basement. There is literally a very small amount of water on our block. After the assessment, we were shown 3 different options. They have some three step system that they developed for NASA. Whatever. NASA let them patent it. Again whatever I'm not impressed. The three options are basically their three step system broken down. Option one is like a step A while option two is like a step B and the third option is step A and B combined. After going through all this, our estimate came out to $17k! The lady that came out almost seemed surprised while we picked our jaws up off of the table. Then seemed even more surprised that we said we didn't think we could afford that. About a week later we get a phone call from them that said " we're in the area doing a job and have extra material. Can we stop stop and give you a new estimate with a substantial discount." The person on the phone seemed shocked when I said substantial would have to be 10k off. Obviously didn't happen. When another company came out for an estimate of the same job, he said we just had to regrade, saving us $16900, cost of the dirt for regrading taken out. He told us word for word about this company's sales pitch. No lie, it was word for word all the way down to the substantial discount from extra material. Do yourself a favor and don't call them.

The drain that was open was changed, the entire drainage system on that end of the house and sump pump (a new, larger one) connection was reworked properly and the open pit that had been outside my basement was filled with nearly 4 tons of gravel drainage rock. The crew had to hand carry the gravel by buckets since there was no access to the back yard!

My basement is clean, dry, and smells better than any basement that is unfinished in my opinion. Even with all the rain we are experiencing there are no smells or dampness. The laundry room is in good shape.

arrived at the appointed time. He was very knowledgeable and polite. He looked at the stains on the garage walls and the wet floor. He then walked the outside of the house and made suggestions such as putting a baffle where the roofs meet so water doesn't pour over the gutters, remove leaf guards, put in more downspouts, make sure existing downspouts are not broken. He said the wetness in the garage is condensation coming up from the floor, not what is running down behind the block - and there is nothing to do about it. Another company had told me the only solution was an internal drain and sump pump for $5,300.00. Since the moisture is coming up from below the concrete floor,

said that an internal drain system wouldn't solve the problem. He said he would not recommend the internal drain system because I would be dissatisfied since it will not dry out the garage. I asked him for a quote if I would decide to go with the internal system in the future. His quote was about $2,500. I was very pleased that he was willing to tell me to "just live with" the dampness rather than take me for thousands of dollars. I loved him for being so honest.

I had an appointment for a consultation on 6/19/15 at 10am. I left my home in the morning and returned at 9:40am to see 2 messages on my answering machine which were left at about 8:15am. I returned the call to

Yes, I'm angry that I rearranged my schedule to be here only to find out they couldn't come. The other two companies giving me estimates called a day or two in advance to confirm the appointments This is not how a professional business operates. They come when they are supposed to come. I will not reschedule with them nor recommend them because they are not ethical!! There are lots of other companies who do the same work to use. .

His crew came and installed the new moisture
