Typo in real estate appraisal allegedly causes buyer hesitation

COMPLAINT: Ryan Kellermeyer, Philadelphia

"I hired Charles L. Moles Real Estate to appraise my home. The appraiser showed up on time and ready to look at the house, and everything went well.

"When I got the report, I quickly forwarded the e-mail to the interested buyer. I should have looked at the report first. There were two incorrect photos showing properties which were not listed in the report.

"Even worse, the report included a typo that accidentally valued the home at $10,000 less than the actual appraisal. This data created hesitation in my buyer, and we ended up not doing the deal.

"When I notified Mr. Moles about this, the office said these things are common. Upon further complaint, I could get no response from the office."

DESIRED RESOLUTION: "I would like to be refunded half of the $350 I paid."

"There were a couple of typographical errors in the appraisal report. The final appraised value has remained the same. We are sorry for any inconvenience this may have caused the client. We will refund $175."
