"As an heir, I found referrals for appraisers in the area near our estate property in WA. Because I live in MT and do not know any appraisers in that area, I read on-line referrals, then called several firms to solicit bids both on cost and time for performance.

He completed the project within the time estimated and provided a 38 page report including similar listings with pictures, sales of similar properties in the recent past, and a sensitive analysis of the property based on its unique characteristics (two homes, one a dome, on a lakeside acreage next to a unique 1000 acre wildlife reserve). He arrived on time, with computer, tape measure, and notebook. I left him alone to look around the house, but stayed where he could find me to ask questions. When he was finished going over the house, he came and sat down at the dining room table and we went over his questions and my paperwork. Then he went out to measure the house, to see if it agreed with the documents I had given him, and it had. He said he would have the appraisal to me in a week, and he did.
He was polite and knowledgeable, just the kind of professional one wants to deal with. I would use him again, without even looking at his competition. In these kinds of situations, thoroughness, experience, and integrity are more important than price. And he has all 3.

He explained to me the appraisal process, and that he would provide a retrospective appraisal (as of December 2013), which is the appropriate appraisal for the purpose of determining 2014 property tax liability. He also provided me a lot of very helpful information about how the appeal process works. He did a thorough review of our property, and provided a detailed report, along with a "plain language" explanation in less than 3 days. He did the inspection on a Thursday, and provided the report that Sunday, so that I would have it in time for my appeal deadline on Monday. He also responded promptly to a question that I had. I would definitely recommend this provider, and will work with them again if I need another home appraisal in the future. Their website is also excellent, and contains a lot of helpful information about the different types of appraisals.

on the company, and it included complaints by the Better Business Bureau. (If I had done that sooner, we would not have used them).

We forwarded the repair bill, the sticker price of the car to them. They wrote a report, Vehicle Diminution of
Value Report, comparing our car to the value of other cars and said that we should get $10,300 from the insurance company. The report was pretty wordy, had several spelling errors, the wrong body shop listed, and they did not use local car comparisons. The insurance ended up calling a local dealer, and completely disregarded the comparisons in the report. We settled with the insurance company for $7000.

I would not recommend this company for this service.

had one appraisal ahead of mine, but was able to still schedule quickly. And, in truth, I think he spent more time here than he had first expected, as we had quite a few deferred maintenance issues to walk through. And we received his report a few days later. The report was interesting, as I have not seen these before. Locating recent comps was not easy as there aren't many. And the comps used for "as is" versus "good condition" were different as

looked for homes that sold citing needed improvement areas for the "as is" appraisal, versus those apparently selling in good condition for the other. And so the idea was to locate similar properties and then apply a number of plus/minus adjustments as measured against the other properties. For instance, our property value actually got a boost for "location", as we have a school and recreation field out back rather than other homes. So that type of thing. The "as is" value came in somewhat where expected, through I think it will actually cost a little more to actually bring the property up to spec. The "good condition" value came in a little higher than I expected as compared to where Zillow.com pegs our property compared to neighbors. But the comps on this one were more difficult, with the starting point being somewhat higher valued properties, and the plus/minus offsets did not really bring the assessed value down to Zillow or
