"I was the first to hire them from Angie's List. They did not have any previous reviews, However they did provide references and I did see a house they built" and and the home owner seamed please with their work. I felt comfortable I was making the right decision. It is now almost one year later and due to numerous delay and errors the project is not complete. I am trying to work with the builder to resolve the issues. To date I have not received a schedule for completion. After numerous conversations with the owner, I am hopeful they will resolve all outstanding issues and I will have a house completed and free of defects by June. I will update this review, hopefully soon with a favorable outcome.

I agree with Jim Casper - after about 50 years of dealing with weathered wood finishing both in my homes and in the construction business, it comes down to about 90% preparation, 10% the finishing. If you do not prep the wood right, any moisture, mold, etc in the wood will destroy whatever you put over it.

High-build finishes like paint and epoxies and, from reading the Rustoleum flyer on this new product that too, work by trying to make an impenetrable surface and depend on a very good bond with the surface, AND no water getting under them. Because they are thick and are designed to provide a waterproof surface, unfortunately where water gets under them they are just as good or better at keeping it from evaporating, so you get fungal growth, blistering, and peeling.

Unfortunately, on deck and most outdoor applications except siding the surface will get nicked, scratched and otherwise develop leaks in short order. Water will therefore get into the underlying wood, and because it entered through small cracks and scratches, does not have any airflow to make it evaporate, so it sits there and breaks the finish bond to the wood (causing peeling and blisters), and promotes decay. That is why new deck boards and siding and trim that have been heavily or multi-coat painted on all 4 sides, thinking that will give the best protection, only last a few years versus the usual 10-20 years or so for boards that are painted top and sides only.

The full sun and hot conditions will, of course, cause more thann normal heating of dark colored painted decking. I had one instance where I was doing an independent appraisal of a very large commercial deck at a government facility, and in 85-90 degree daytime temps, in the sushine the chocolate brown deck surface temp was 150 degrees, and the paint was softening so much it stuck to the bottom of your shoes a couple of months after application.

As Jim said, the studies pretty clearly show that a breathable penetrating stain gives the best life, after plain ACA/CCA (copper chromium variations - the green stuff) treated wood. Penetrating stains, properly applied, do NOT seal in the moisture, they inhibit its entry and (when dark colored) help protect against sun damage to the wood and finish, but still breathe enough to let moisture escape on dry days. For my money, I will only use petroleum distillate (paint thinner cleanup) products, as they penetrate into the wood much better. Water based ones immediately start swelling the wood pores, so it blocks further penetration of the stain, which while cleanup is a bit easier, totally defeats the purpose of a PENETRATING stain or sealer.

I would recommend against any sort of waterproofing sealer, as they trap the water just like paint, and I have never seen one that is effective for 2 years.

My personal preference, though it limits the architectural coloration possibilities, is ground-contact rated copper compound treated wood (NOT the Wolmanized brown product), which comes green initially but can be retreated with either green or brown solution or can be liquid colorized darker (though not easily to a specific tone) using either of those as a base. My practice is to redo the treatment before installation to ensure thorough treatment, as from the mill it commonly has skips where boards contacted each other or where stacking seperators laid on it, and the ends are commonly very poorly done. This is done after cutting to length, as cut ends have to be retreated anyway.  A simple short deck cleaner soak followed by a light pressure washing and brush or roller re-treating of ONLY the TOP surface every 10 years or so has, for me, reduced visible weathering of the boards and beams to negligible.

As stated by others: You get what you pay for.  Many contractors no longer use employees.  The cost/benefit ratio is gone by the time worker's comp. insurance, unemplyment and other taxes are paid.  Especially with the high turnover in our industry.  Many, myself included, have our guys set up as sub-contractors.  That means even if the job is only for a day the duties have been outlined and a set pay to complete those duties has been established from the onset.  It's a better way to manage costs once I got used to it.  Also, it means I can operate cheaper and not have to charge as much to the customer.  My agreements with my guys, which they sign, make it clear that I nor the homeowner are responsible for their safety and medical care should a problem arise and that all parties are relieved of any such obligation.  If you hire a contractor who follows this growing practice ask to see a copy of his sub-contractor agreement.

That being said, a legitimate contractor still has operating cost which vary by area and how they run their business.  I break even at $150/day not including labor and materials so I've got to charge more than that to make money.  To keep the math simple, if I'm paying $250 for a pne day job in labor plus another $300 in materials and $150 operating costs I've got to charge $700 to the customer to break even.  That's if I'm only doing one job a day which is why most of us manage several at a time.  The point I'm trying to make is that someone with the necessary knowledge and experience to build you a safe deck is not going to be cheap.  Knowledge accompanies success which costs money.

I've repaired or restructured several decks built by handymen who should find another profession.  Ask yourself this question when hiring someone for this project: Would I trust this person to build my house?  If the answer is no you need to find someone else.  The deck is just as important.  It's where your family, friends, kids are going to gather and interact.  If it isn't structurally sound it can collapse causing injury or even death.  One last word on decks: Always screw a deck together, don't nail it.

Assuming you buy the right size door to fit the rough opening, and that your old door is not a size that is no longer made, and that you get the correct depth and transition adapters and sills and flashing and trim and seals and such, and that you transport it home without distorting and damaging it, then removal and disposal of old one and install new one probably about $250-400 depending on how well it fits, number of transition and similar pieces that have to be assembled (from 1 or 2 for some doors to as many as 30 on others).

The laundry list of things at the start WAS intended to intimidate you - I would say not 1 in 25 homeowners who buy a new patio door have bought it the right size for the rough opening and have everything needed to install it - the contractor almost invariably has to go get materials or parts to complete the installation - sometimes waiting weeks for factory adapters that are needed or missing parts AFTER the original door has already been taken out.

I would question why you are going to probably spend as much installing a door that may not do the job for you as the cost of the door. I would hazard at least half of people who go buy a $250-400 cheap door at a box store are sorely disappointed within months - due to poorly fitted parts, bad or non-existent seals causing drafts or water leaks, fogging or breaking glass, etc.

I would recommend you assess your needs, in conjunction with your installer find a decent and reputable brand unit to fit that need and that fits the loction right, and probably pay 50% more installed but have something that you might actually be happy with. Oh - BTW - your best installers generally will not install the cheapest box store units because they do not want the callbacks, so many times the quality of the installer who will actually do the job for you at a price you are willing to pay gives you a job that is - you guessed it, worth what you paid for it.

I would still do your own research and give you contractor your feedback.  At the end of the day, the cost for whatever board you want will be similar.

Note: We have nearly everything written below documented in email and would be happy to share (upon request) so that others do not have to go through the unprofessional mess we are still going through several months later and potentially time and money.

Important things to consider:
1) ...More proved to be incompetent in understanding the required steps and parties who needed to be involved to successfully complete our project and in agreeing realistic timelines for our project.
2) does not accept credits cards--he is a cash/check only business--so his clients have little recourse other than good faith and ultimately legal action to recoup costs when a project/relationship goes south (e.g., unhappy with quality or timeliness of service, need to terminate due to incompetence).
3) 's quote came in less than proposals from other contractors for the same project. Therefore, "you get what you pay for" is an important thing to factor in when considering working with .
4) did a poor job of selecting third parties (e.g., structural engineers subcontractors) to meet project requirements and timelines in our engagement.
5) is not timely or thorough when responding to emails or voicemail. If you conduct business primarily through email, expect to face delayed and half-baked responses from .

Here is a summary of the events we experienced in our engagement with :
-28 Jul. - We sent request for proposals to three suppliers, one of which was based on his Angie's List review and experience in building roof decks
-31 Jul. - We met with at our home to gather information for a proposal
-07 Aug. - We received first documented proposal from
-08 Aug. - We sent revisions to 's proposal to him. including material changes, add-ons, and our expected timelines
-14 Aug. - countered with updates to cost, materials, etc.
-21 Aug. - We agreed to 's counterproposal and started the contract negotiation process.
-27 Aug. - We requested to schedule site visit to our home from structural engineer of his choice to assess the proposal for egress method/deck design for structural feasibility before signing contract
Everything in the engagement was fine up to this point
-04 Sep. - claimed his structural engineer was out of town and could not do a site visit to confirm project plans; later same day after we applied pressure due to tight project timelines, conflicted his statements by saying he met with and agreed designs with engineer; we were unsatisfied with this and again requested a site visit by engineer to confirm plans
-05 Sep. - Engineer and performed site visit and assured us the project proposal was structurally feasible
-11 Sep. - Following verbal assurances, we executed revised contract with
-12 Sep. - Mailed 10% deposit check (>$2,500) to to pay for engineer to develop project drawings, seal drawings, and obtain permits for work from Philadelphia L&I
-22 Sep. - We requested status from ; he responded project is pending engineer to begin work on drawings
-23 Sep. - We directly contacted engineer to determine status of drawigns; engineer responded saying he needed drawings to work from, which puzzled us since we thought he would be creating drawings but nonetheless we sent him rough sketches to base the formal drawings
-26 Sep. - We requested status from ; he responded that we would have drawings from engineer to review in "about one week"
-29 Sep. - We again requested status from engineer; he responded he had received rough sketches and that we would receive drawings in "a few days"
-02 Oct. - We again requested status from engineer; no response received
-03 Oct. - then requested status from engineer; no response received
-05 Oct. - We requested to advise if engineer had officially been engaged/paid to do the drawings, as we were growing concerned with engineer and in case we needed to find an alternative engineer
-06 Oct. - Engineer responded saying he had never received the rough drawings (which we emailed on 26 Sep. and confirmed with him he had received on 29 Sep.); engineer stated it would be yet another 3-4 days after receiving that we would have drawings to review; engineer later telephoned us saying that he does not create drawings and that should have advised us that an architect separately needed to be engaged to make drawings
-10 Oct. - Because of growing concerns in both and his engineer's incompetence to realize that a totally separate third party (e.g., design architect) would be needed involved to create formal drawings, we engaged with an architect ourselves to design the project
-11 Oct. - We requested to provide a 40 ft. ladder for architect to use to access roof and begin project plans, which he later did
-27 Oct. - After architect began work, we requested to work with architect to facilitate completion of drawings, engage with a new structural engineer to seal drawings, and pay architect for drawing fees out of deposit initially provided; no response received
-03 Nov. - Second request to sent to work with architect to pay for drawing fees, discuss design measurements, and line up a new structural engineer to seal drawings; no response received.
-07 Nov. - Third request to sent; no response received
-19 Nov. - We received a voicemail from ask if he could pick up his ladder; I called later that morning to say that no one would be home to unlock his ladder (we locked it to it being stolen from our backyard) and that we would have to reschedule for him to pick it up due to short notice (morning of) he provided. During the call, I asked to explain his lack of responsiveness to our emails and what status was of him paying architect for drawings and engaging with new engineer to seal drawings, to which he gave no explanation other than "he has been busy"; upon arriving home that night, we found that the lock we had put around the ladder had been cut and the ladder had been taken despite us telling it was locked and that we needed to reschedule pick-up.
-20 Nov. - Following this complete disregard of respect and the destruction of our property, we terminated with and demanded our deposit (plus $20 for the lock destroyed) be returned within 7 business days
-28 Nov. - We sent reminder email requesting deposit check; no response received
-02 . - We left voicemail reminder for deposit check; no response received
-05 . - We referred matter to attorney for handling to recoup our deposit

was terrific. Very professional from start to end. They did the work we asked for and had suggestions and ideas for better ways to do things without trying to upsell us. They also just did a few things extra (cementing some holes in our foundation, for instance, and installing plastic sheathing to discourage the carpenter bees ...More that have been making swiss cheese out of the underside of our porch railings). They were clean, stayed in touch, and their work is top rate. Our team was friendly, polite, responsive, not to mention very skilled--everything I want in a contractor. I trusted them with our housekey and they did not abuse that trust--locked up every day (this project took almost 2 weeks) and returned the key at the end. Highly recommend them.

My house is over 100 years old, and had no first floor bath, laundry area or pantry. The space to be renovated was a former back porch which had been enclosed at some point and was in a very dilapidated condition. I met with Mr. Marnoch about an estimate and scope of the job. He worked with me to devise a plan that would best utilize the space, and ...More provided me with options to help me keep the costs within my budget. Mr. Marnoch was very understanding of my desire to create a vintage look so that the new construction would maintain the spirit of the rest of the house.
The project involved demolition and total rebuilding of the space including; framing, insulation, drywall, new electrical and plumbing systems; a new custom sash window, exterior siding matched and replaced where needed; new back door, storm door, and hallway door; installation of bath/shower with subway tile walls, tile floor, pedestal sink, medicine cabinet, and lighting fixtures.
Floor to ceiling shelving was installed for the pantry area along with a new radiator cover. A closet was built for the washer/dryer. Beadboard wainscoting and beadboard celling were installed throughout the space, and all millwork utilized bulls-eye corner blocks to match existing millwork in the house.
I was apprised of all details and any extra labor or materials that were needed in the event of unforeseen problems-in this case, It turned out that the space had no structure to speak of - so all beams and studs had to be added. This was the only cost-overrun and it was manageable.
Everyone was extremely pleasant to deal with, which made this project as stress-free as possible. There was high-quality workmanship and attention to detail given on all stages of the job. The end result is a space which greatly exceeded my expectations as to what was possible, is a pleasure to use, and added value to my property. The house still needs more renovation, and of course, I will not have any one else work on it but !
