"OIS did an very thorough and complete inspection. They looked at things, I didn't even consider asking them to. The report they provided was detailed and had general pictures, as well as pictures of all areas that had concerns. The report also included a estimate of the costs to repair the issues with the home.
The inspectors were early and had already done an exterior inspection when I arrived. They moved quickly, but methodically, and were able to complete the inspection of a 1620 sf home in an hour. They allowed me to follow them around and explained problems and let me decide how serious they were with all the information. They were exceptional.
The one area they excelled in was telling me where additional inspection by specialist were needed.
For example, there was a splice in the main electrical box from an addition to the home. The inspector was concerned by this and recommended it be inspected by an electrician and potentially replaced. They didn't try to wear too many hats and I'm glad they didn't. Once a master electrician looked at the electrical in the house, he said everything was acceptable and the splice was done in a way that made it up to code and safe, saving me about $500. I was glad they pointed it out, but happier they didn't speculate.
I would recommend
to anyone and will use them for all home purchases. A+ work.

"He arrived early, and had already walked the property by the time my family and our realtor arrived. He allowed me to walk with him and answered my many questions regarding his findings. He was very knowledgeable and was honest
cognizant of when a specific concern beyond his knowledge required the advice of an expert. The high cost was due to the size of the house and other inspectors quoted similar inspection costs. Overall, we were extremely pleased with A&D's services and will certainly use them for all future inspections. Ultimately, we did not purchase the house because of the number and type of findings. I feel very confident that if we have a house inspected by A&D we would be well armed to know whether to proceed with the purchase.

"We arrived approximately 30 minutes before the home inspection was completed, primarily to hear feedback from the inspector and have an idea of what would be necessary to fix to sell our home, although we had already done a pre-sale inspection with a different home inspection company.
The inspector was in and out of the house several times. When she gave the verbal summary to the home buyers, she stated that she was uncomfortable with having us (the sellers) present. We didn't understand this, since the sellers for the home we had already purchased had done the same thing.
We received a written report through our Realtor several days later. The report did not have the correct license number for Ms

nor the correct business address. This became important when two weeks later we returned to the empty home to move items that had been left in the garage and discovered our chest freezer had been unplugged, resulting in several hundreds pounds of premium grass-fed

beef to go rancid. We also discovered that the heat pump had been set to over-ride the automatic settings and was set to 50 degrees with the air conditioning on. It was fortunate that we had no burst pipes as there had been 2-3 days of sub-freezing temperatures following a week or so of unseasonably warm November temperatures.
Ms

initially denied that she unplugged the freezer but accepted liability after we (our Realtor and us) explained that she was the only person that could have unplugged it: There are only 3 electrical outlets in the attached garage. The only accessible outlet for testing polarity was the one the chest freezer was plugged into. No person had entered the home since the day of the inspection.
Ms

turned the claim into her insurance company. Two months later, her insurance company sent us a check for the freezer contents and destroyed freezer. The freezer was prorated over 50% because of it being 10 years old, even though it worked fine until it was filled with rotting meat and blood. Her deductible was also held out of the settlement because it had not been received. We eventually received a check for $250, which was her deductible. Without going to small claims court, there is no way for us to recover the additional hundreds of dollars that the insurance company prorated.
Word to the wise: When selling your home, be present each and every time a contractor of any sort (including a home inspector) is in your home! Liability insurance does not work the same as homeowner's insurance. We were out several hundred dollars as a result of this mistake.

"He did a really great job and definitely knows what he's talking about. We had him inspect our future home that was built in 1920 and were relieved that he didn't tell us to run away screaming. Really nice guy, too.

Oklahoma City Home Inspectors Provider Name Locked
was extremely polite, professional, and thorough. The inspection came in a very coherent and easy-to-understand document that was emailed to us upon request. Here's why
Oklahoma City Home Inspectors Provider Name Locked
is better than others: We were buying an older home and had already received bad news from a previous inspector who recommended that we cut the inspection short because, for him, everything he had found was a deal breaker. Well, cooler heads eventually prevailed but we had to have someone come back out and do a complete inspection. I didn't call the old guy back and instead called
Oklahoma City Home Inspectors Provider Name Locked
. He was very thorough as well as realistic in his recommendations. Some inspectors think they aren't doing their job if they don't scare the h*** out of you about everything they find. This is where
Oklahoma City Home Inspectors Provider Name Locked
set himself apart with his professionalism. He is able to point out problem areas and make recommendations without being too hyperbolic and animated about it. Additionally, he was very helpful after the services were completed and answered all of our additional questions a month or two later.

"These guys were easy to schedule with and made an excellent and comprehensive report with pictures and good explanations. They were also friendly and professional during the inspection, and happy to answer questions or point things out as they saw them. The owner was prompt at calling me back to schedule service, and the inspectors arrived when they said they would. Overall, I would not hesitate to use these guys again, and would recommend them to a friend.

and his daughter (assistant) were punctual and spent the first 2+ hours performing the inspection. Afterward he took me and showed me all the concerns that he had and he had addressed. The document provided was AN OUTSTANDING report. The items identified were pictured when necessary and detailed to the point that I could understand it with my limited knowledge of home construction. I would recommend him highly.

"The inspector was at the property early and was extremely
friendly and professional. Once he began the inspection he was thorough but
very efficient. I felt that he did a good job at identifying all of the small
issues in the house. There were things he found that I know I would not have
noticed. He took the time to answer my questions when I asked and then he did a
final walkthrough with myself the seller to make sure we all understood the
issues. The inspection was completed around 11 AM, by 10:30 PM that same day I had
already received the official report to include photos and recommendations. I
will most definitely use

again.
